The Space:

Step outside onto the floating deck into the extra-large gazebo for outdoor dining with nature views and a built-in beverage cooler. Located a 4-minute walk (30 seconds by car) from the Community Lake and Beach. Two kayaks with wheel trolleys are provided. Relax around the fire pit under the stars or on the hammock. The modern living room features a 65" TV with Netflix and Amazon Prime. The community lake offers swimming, picnic tables, grills, and a fishing pier—the sunset is a must-see! Sizzle meals on the complimentary 5-burner gas grill. Switch on patio string lights to cozy up the gazebo and deck in the evening. 🔥🛶

Welcome Home! Our newly renovated home offers 5 bedrooms, 3 full baths. We have 2 game rooms with activities for everyone. The backyard deck features a huge gazebo with an outdoor dining area and a sofa set fitting all guests. The 5-burner gas grill cooks delicious meals. The modern living room features a 65" HD TV with Netflix and Amazon Prime. Our dining table seats 8 (accommodates up to 10). The kitchen includes a gas stove and microwave, with 4 barstools on the granite kitchen counter. 🏡🍽️



The lake opens for kayak access and swimming beginning Memorial Day, May 29th, until September 30th. 🏊‍♂️



Guest Access:

⚫Upon arrival, guests use a keypad check-in. Check-in is at 4PM, and check-out is at 10AM. Early arrival/late departure may be available upon host approval (fees may apply). The property is entirely yours during your stay! 🔑

⚫Automated check-in instructions 📩 are sent 24 hours before arrival.

⚫Door codes 🔐 are sent automatically ⏰ 2 hours before check-in.

⚫Checkout instructions 🧼🕒 will be sent at 2:00 PM the day before departure.

⚠️ Quiet hours are 9 pm - 7 am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine.

⚠️ No fireworks allowed; $1000 fine and immediate eviction.

⚠️ No parties or extra guests without prior approval.

⚠️ No smoking within 25 feet; $500 fine for smoking in the unit.

⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk. Salt/Shovels are provided for your stay (Winter Season).

⚠️ Firewood is not provided year-round; please purchase a bundle locally at Dollar General, Lowes, Walmart, or Tractor Supply.

⚠️ Propane: We do our best to ensure propane availability for grills/fire pits, but cannot guarantee it. If empty, refill an existing tank (do not buy brand new) with receipt for reimbursement.

⚠️ Rural setting: You might occasionally notice small, non-harmful insects; year-round pest control is in place.

⚠️ Friendly Note: 🐻 Tucked in nature, you may spot a black bear. They keep their distance; just keep food and trash secured!

⚠️Winter Driving Note❄️: 4WD/AWD strongly recommended in winter for snowy/icy mountain roads. Driveway is plowed when possible; guests are responsible for towing if stuck.

⚠️ Lost & Found Shipping Policy: Left behind items incur a $50 handling fee plus actual shipping/delivery costs 📦🚚.

⚠️ Trash disposal: Bag and dispose of all trash in the bear box or trash shed before checkout ($5 per bag fee if left inside or outside designated area).

📌 Submitting a valid ID and signing our rental agreement after confirmation is required or reservation will be cancelled.

📌 A refundable security deposit is required for one-night reservations and bookings outside Airbnb (optional add-on on Airbnb).

📌 Airbnb one-night stays require an additional damage waiver ($100–$200) via Airbnb Resolution Center.

🌙 Important HOA Rule – Outdoor String Lights



To maintain the peace and quiet of the neighborhood, all outdoor and string lights must be turned off by 10:30 PM ($300 fine per HOA policy). We appreciate your understanding and cooperation!

📌We strive to maintain high standards of cleanliness. If a prior guest didn't follow guidelines, we drain, clean, and refill the hot tub before your stay, which may take until the evening of your first night to fully heat back up 🔥🌙. Our hot tub is professionally serviced after every reservation with time-stamped photo logs. Additional hot tub service requested during your stay incurs an extra fee.
