‼️Important House & HOA Rules:‼️



⚠️ Quiet hours are 9 pm - 7 am. Complaints from HOA/Neighbor result in a $500 fine.

⚠️ Loud excessive music causing noise complaints incurs a $250 fine.

⚠️ Fireworks are NEVER permitted by the HOA. A $1000 fine is charged if fireworks are lit at the home.

⚠️ No parties. Strict rules against house parties.

⚠️ No extra guests without prior approval.

⚠️ No Smoking within 25 feet of the property. $500 fine for smoking in the unit.

⚠️ No trash left outside or on the balcony. HOA issues a $310 penalty for outdoor garbage. Dispose of all trash at the community dumpster.

⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk. Salt/Shovels provided for winter season.

⚠️ Propane for grills/fire pits: we do our best to provide, but cannot guarantee throughout your stay. If empty, please refill existing tank and provide a receipt for reimbursement (do not purchase brand new tanks).

⚠️ Propane fireplace on deck removed per HOA ruling.

⚠️ Rural setting: occasional small insects. Year-round pest control in place.

⚠️ Friendly Note: 🐻 Black bears may be spotted. Keep food and trash secured.

⚠️ Winter Driving Note❄️: 4WD/AWD strongly recommended in winter. Guests responsible for towing if stuck.

⚠️ Lost & Found Shipping Policy: $50 handling fee for return shipping of left-behind items, separate from shipping costs 🚚.

⚠️ Trash disposal: A $5 per bag fee applies for left-behind trash. If compactor is closed on checkout day, take bulk trash the day before.

📌 Submitting a valid ID and signing our rental agreement after booking is required or your reservation will be cancelled.

📌 Refundable security deposit required for 1-night reservations and non-Airbnb bookings. For Airbnb, optional add-on available.

📌 Airbnb 1-night stays require an additional $100–$200 damage waiver requested via Resolution Center.

♨️ Hot Tub Notice – Please Read 😊



📌 If previous guests don't follow guidelines, we may drain, clean, and refill the hot tub before your stay. It may take until the evening of day one to fully heat back up.

📌 Hot tubs are professionally serviced after every reservation with time-stamped photo confirmation. Additional hot tub servicing requested during stay incurs an extra fee billed to guest.

⚠️ Amenity Badges (Important Update for 2026)

Effective January 1, 2026, Towamensing Trails HOA updated its rental program. Eight (8) blue amenity badges with lanyards replace wristbands.

📌 DO NOT TAKE BADGES HOME or DISCARD them. Must be returned to designated location at checkout.

🚨 LOST or STOLEN badges incur a $150 replacement fee.

⚠️ Rental packet & car pass registration fees collected separately:

🔴 $7 per vehicle car pass (e.g., 4 vehicles = $28 HOA fee). Set by community, not host.

✅ Driveway capacity: max 6 cars per township rules.

🔴 All vehicle info must be provided. Message us 5 days prior for changes.

✅ Vehicle access to community trash collection center.

✅ Badges provide access to community amenities: 1. 190-acre Lake, 2. Beach, 3. Outdoor Pool (Seasonal), 3. Basketball/Volleyball Courts, 4. Tennis/Pickleball Courts, 5. Playground, 6. Clubhouse with Lounge/Restaurant.

🔴 Kayaks/boats must be rented through community. Lake may close without notice for water testing.



🌟 Day Pass Wristband Policy for Towamensing Trails Guests 🌟

✨ New Policy (Effective May 24th): Purchase additional wristbands up to occupancy limit (16 guests = up to 8 extra day passes).

🎟️ How to Get Extra Wristbands: Visit Boat Rental Office (near lake/beach by clubhouse), bring rental packet & photo ID. Cost: $10 per person/day in Cash. Children under 5 free!
