Newly built in the wooded Towamensing Trails community in Albrightsville, this home is made for groups who want room to spread out without giving up comfort. Quiet, private surroundings — minutes from the lake, the slopes, and the parks.

Guest Access:

● Self-check-in with keyless entry - Access code will be sent out once the rental agreement is signed

● Driveway parking for up to 4 vehicles

● Towamensing Trails community access, including amenities and trash center. 8 wristbands/badges provided per group

● Early check-in and late check-out may be accommodated with a fee of $50/hr upon confirmation.

● Late check-out without our approval will be subject to a penalty of up to $500

● Automated check-in instructions 📩 sent 24 hours before arrival. Door code sent ⏰ 2 hours before check-in.

● Checkout instructions will be sent the day before departure at 2:00 PM. 🧼🕒



Other Things to Note:

♦️The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. If not signed within the deadline, your booking may be cancelled with no refund.

♦️Pet fee is $150 per dog. Please let us know how many dogs you will be bringing so we can request the appropriate fees.

➡️ Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay.

⚠️ Amenity Badges (Important Update for 2026)

Effective January 1, 2026, the Towamensing Trails Property Owners Association has updated its rental program. Eight (8) blue amenity badges with lanyards will replace wristbands. These are permanent badges provided for guest use during your stay.

📌 Please DO NOT TAKE THE BADGES HOME or DISCARD them. All badges must be returned to the property and placed back in their designated location at the end of your stay.

🚨 IMPORTANT: If any amenity badges are LOST or STOLEN after checkout, a $150 replacement fee will apply.

✅The driveway can accommodate a maximum of 4 cars (township limit). All vehicle information must be provided. Please message us 5 days prior to check-in for any changes.

✅Guest will have vehicle access to the community trash collection center.

✅Badges give you access to all community amenities: 1. 190-acre Lake, 2. Beach, 3. Outdoor Pool (Seasonal), 4. Basketball & Volleyball Courts, 5. Tennis & Pickleball Courts, 6. Playground, 7. Clubhouse with Lounge/Restaurant.

🔴 Kayaks or boats must be rented through the community at guest's responsibility. The lake may close without prior notice if it fails water testing.

🌟 Day Pass Wristband Policy for Towamensing Trails Guests 🌟

✨ You can now purchase additional wristbands up to the occupancy limit listed on your rental's zoning permit! (e.g., Since our maximum limit is 12 guests, you can buy 4 extra day passes).

🎟️ How to Get Extra Wristbands:

▪️ Visit the Boat Rental Office (near lake/beach adjacent to clubhouse)

▪️ Bring your rental packet and photo ID.

▪️ Cost: $10 per person, per day (Cash only)

▪️ Children under 5 do not need a wristband.

⚠️ Must be over 25 years old to book, and the booking guest must actively stay at the house for the duration.

⚠️ Guests are not permitted to have outdoor fires in Towamensing Trails.

⚠️ For non-Airbnb reservations ONLY, any eligible refunds are subject to a 6% processing fee & adding the damage waiver fee ($50) is mandatory.

⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects (year-round pest control in place).

⚠️ We do our best to ensure propane is available for grills/fire pits, but cannot guarantee it. If empty, refill a tank and provide a receipt for reimbursement (do not purchase a brand new tank).

⚠️ Friendly Note: 🐻 Tucked in nature, you may occasionally spot a black bear. Keep food and trash secured.

⚠️ Winter Driving Note ❄️: During winter, 4WD/AWD is strongly recommended. We plow the driveway, but conditions vary quickly; guests are responsible for towing if stuck.

⚠️ Lost & Found Shipping Policy: Personal items left behind can be shipped back for a $50 handling fee plus shipping costs 📦🚚.

⚠️ Trash Disposal: Guests are responsible for properly bagging and disposing of all trash in the designated bear box or trash shed before checkout. A $5 per bag disposal fee applies for trash left inside or outside the designated area. If checking out when the compactor is closed, please take bulk trash to the compactor the day before.

‼️ Important Notes

📌 We provide enough essential items to cover stays of about 2-3 nights. Nearby stores: Square One Markets, Family Dollar, and CVS.

📌 Submitting a valid ID and signing our rental agreement is required.

📌 A refundable security deposit is required for all one-night reservations and non-Airbnb bookings. Airbnb bookings offer security deposit as an optional add-on, but 1-night Airbnb stays require an additional $100–$200 damage waiver requested via the Resolution Center.

♨️ Hot Tub Notice – Please Read 😊

📌 We maintain high cleanliness standards. Occasionally, if a previous guest didn't follow guidelines, we drain, clean, and refill the hot tub, which may take until the evening of your first night to fully heat back up 🔥. Professionally serviced after every reservation with time-stamped photos. Additional guest-requested cleanings/services incur an extra fee.

SECURITY CAMERAS / AUDIO RECORDING DEVICES:

● 2 exterior cameras in plain view: 1 doorbell camera at main entry door, 1 floodlight camera near garage door facing driveway.

▪️Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.
