• Rental Agreement: After booking, you’ll receive a short rental agreement and point-of-contact form to e-sign for liability purposes
• Security Deposit: There is a $200 security deposit HOLD (not a charge) placed on your credit card on file 3 days before you arrive. It's auto released 3 days after you depart,
• Safety: Equipped with pool alarm, smoke and CO detectors, and fire extinguisher.
• Rental Age Policy: Family groups only, ages 21+.
• Pets: Two dogs max with approval and $200 pet fee/ per dog. We use a site "PetScreening" to manage all four-legged guests. While we only allow dogs, a profile and a pet fee are required for each one joining you. (Note: Pet fees and registration are not required for service animals).
• Policies: No smoking, vaping, parties, or events.
• Quiet Hours: 11 PM – 8 AM; please keep outdoor noise to a minimum.
• Max Occupancy: 10 guests total. No subletting or reassigning allowed.
• Parking: Driveway parking for up to 3 cars. No RVs or trailers permitted.
• Cell Service: Due to the mountain location, reception may occasionally be spotty.

Arrival & Departure Policies
• Check-in Time: 4 PM
• Check-out Time: 10 AM

Flexible Options (Subject to Availability):
• Early Check-in (2:00 PM) — $50 fee (request 24 hrs in advance). Fully refunded if home is not ready by 2PM.
• Late Check-out (11:00 AM) — $50 fee for one extra hour of vacation.

The house was beautiful and exactly as described. It was well stocked and everything we needed for our girls getaway. Communication from the host was amazing. We would definitely stay here again.

Short get away

We had a very nice stay at Bearly Haus. It is beautifully decorated and had everything we needed for a little time away. Pool was a little chilly but the hot tub made up for it. Communication was great and we would not hesitate to stay there again!

Everything was great, except the kids said the pool was too cold, around 68 I believe. The showers could use more pressure, as it was difficult to rinse shampoo out of hair. Otherwise we enjoyed our stay!

Slice of Heaven

We recently stayed at this beautiful home in Tennessee and had a wonderful experience overall! The mountain views were breathtaking, and the home itself was stunning, with well-thought-out upgrades and a spacious layout. The location was also fantastic—just a short drive to all the fun attractions in Pigeon Forge and Gatlinburg. Everything was very clean, which made for a comfortable stay.There was a minor issue with a water leak from the main bathroom into the movie room, but we really appreciated that it was quickly communicated and resolved the same day. However, there were a couple of disappointments. The pool was not heated, which was a major letdown since it was one of the main reasons we booked this home. We tried to reach out to the owner about it but never received a response. Additionally, we arrived to find a dryer full of soaking wet towels, and we soon realized there was a venting issue with the dryer, which we also communicated to the owner.Despite these setbacks, we would still rent this home again and would definitely recommend it to family and friends. With a few improvements, this rental could be absolutely perfect!
