📍MAIN LEVEL: When you enter the cabin, you’ll be on the main level. Here you’ll find our updated, well-appointed kitchen, cozy living room with breathtaking floor-to-ceiling views, dining area, KING bedroom #2 w/ensuite bathroom. Step out onto the deck, relax, and take in the Smoky Mountain views.

📍UPPER LEVEL: Upstairs, you’ll find spacious main KING bedroom #1 featuring a private deck with rocking chairs and a cozy sitting area where you can unwind with a cup of coffee, a good book, or simply enjoy the peaceful mountain scenery. This level also includes an ensuite bathroom with a separate shower and soaking tub. Tucked above the bathroom is a fun loft space with two TWIN beds for the kiddos, accessed by a ladder for an extra cozy cabin feel.

📍LOWER LEVEL: The lower level is made for gathering and fun! Here you’ll find a game room, another KING bedroom #3, QUEEN sofa sleeper, laundry area, and a full bathroom that is attached to the bedroom while also accessible from the game room. Enjoy the hot tub, foosball table, arcade system, board games, or relaxing while watching TV. There’s also a multi-use table perfect for additional dining, family game night, or a workspace. Step out onto the deck to soak in the hot tub or simply sit back, relax, and enjoy the mountain atmosphere.

Our Requirements to Book:

1️⃣ Must be 25 years of age to book our property, and we may request an ID for verification.
2️⃣ Must have a verified profile with a minimum of 3 reviews (average 4.7 rating).
3️⃣ Review terms of and sign our required rental agreement which will be in your guest portal once booking is confirmed. This MUST be completed within 24 hours of booking confirmation.
4️⃣ Provide full names and ages of all guests staying on property in the chat. This must be completed before your request is approved.
5️⃣ Rental agreement must be signed and guest list submitted prior to receiving property access instructions.
6️⃣ $175.00 security deposit is required off-platform through Hospitable. Deposit is refunded once cabin has been inspected and it’s determined there is no damage to property or contents (usually 3 days after check out).
7️⃣ 8 Guests total: MAX 7 adults/MAX 4 children

For the comfort of our guests and to help protect our HVAC systems, the thermostats have the following programmed temperature limits:

🏊 Preserve Resort Amenities

While Simply Rustic is located within The Preserve Resort, please note that the following resort amenities are not available to our guests:

• Fitness Room
• Swimming Pool

🚗 Getting to Simply Rustic

Like many mountain properties, reaching Simply Rustic involves traveling on paved, winding and sometimes steep mountain roads leading into The Preserve Resort.

⚠️ During inclement weather, particularly snow or ice, road conditions can become hazardous. Please check weather and road conditions before traveling and plan accordingly.

💧 A Note About the Water

The Preserve Resort uses well water, which is common in the mountains. At times, you may notice a mineral or sulfur-like smell. This is a naturally occurring characteristic of well water and is not harmful.

If you prefer, you may want to bring or purchase bottled water for drinking, cooking, making coffee or preparing baby formula.
