The property sleeps 25 comfortably, offering ample space for everyone to unwind without feeling crowded. **2 Electric Vehicle Charger**
We have conveniently provided two Universal Wall Connectors that can be used for Tesla and non-Tesla electric vehicles alike. They offer up to 44 mi of range added per hour at 11.5 kW / 48 amp output and have the integrated J1772 adapter to charge any electric vehicle conveniently.

As the electric gate opens, you’ll be welcomed into a beautifully renovated ranch-style home, blending upscale décor with high-end finishes. Every corner is designed for comfort and luxury.

**Living Room/Dining Room/Game Room**
This open-concept space is perfect for entertaining! The living room centers around a stunning 360-degree fireplace, with ample seating for your entire group. A 14-foot dining table comfortably seats 10, ideal for memorable group meals. In the game room, floor-to-ceiling windows overlook the lush backyard. Relax on the oversized leather sectional while enjoying a 75-inch flat-screen TV, or engage in some friendly competition at the card table, shuffleboard, or Golden Tee arcade. **For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.

We also charge $150 for an unapproved late checkout.

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification.

No events, parties, or additional guests than the number on your reservation without permission. An additional event fee will be charged.
We don't allow pets on this property.

Quiet hours in Austin start at 10 PM, which means no guests are allowed outside or in the backyard after 10 PM. We know it's gorgeous out there, but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term—and the only way that works is if this rule is followed.
Note: There is a $500 fine for any noise violations.

Heads up: If the temperature drops below 40°F, certain functions of the pool or spa may not be available, including heating.
