Wake up to river views at our Scenic Waterfront Cabin, perched right on the banks of the Ohio River. Whether you’re traveling with a small group or the whole extended family, this is the kind of place that turns a weekend trip into a tradition.



The home offers 2,200 sq ft of living space, anchored by a bright, vaulted-ceiling living room (25’ x 25’) perfect for gathering everyone together. With 3 bedrooms and sleeping space for up to 10 guests, there’s room for the whole crew — though with just 1 bathroom, this is best suited for family and friends who don’t mind sharing.

You’re also close to some great local attractions: peaceful riverside parks, the Ark Encounter and Creation Museum, and the charm of a small Southern town. Many guests find themselves wishing they’d booked a few extra nights.

The kitchen creates an ideal spot to cook a full course meal for the entire gathering. With new modern appliances and plenty of seating, both at the dining table & 2 additional bar seats, there is plenty of room for the entire family to enjoy.

We want your stay to be relaxing and memorable. These rules exist to keep everyone safe, protect the property, and make checkout easy for everyone. Thank you for respecting them.



**Occupancy

• Maximum 10 guests (insurance limit), no more than 8 adults. Infants count toward this total.

• Only guests listed on the booking may be on the property.

o 9th/10th guest beyond your booking: $15/person/night

o Any unregistered/unlisted guest: $50/person/night



**Check-In / Check-Out

• Check-in: 4:00 PM or later, using your personal door code (sent 1 hour before check-in).

• Check-out: 10:00 AM.

• Late checkout fee: $25 per 15 minutes, unless pre-approved by the host.



**Water & Dock Safety

• No swimming. The Ohio River current is strong and dangerous — swimming from the property is not permitted.

• Dock rules: Children under 10 are not allowed on the metal dock. Everyone uses it at their own risk. The public dock at the park (10-min walk) is safer for kids.

• Please watch children closely near the water at all times.



**Smoking / Vaping

• Strictly prohibited — no smoking, vaping, tobacco, marijuana, nicotine, or other drug use anywhere on the property, including decks and lawn.

• Fee: $250–$1,000.



**Parties & Noise

• No parties or events. Violation = $500 fee and possible early removal from the property.

• Please keep noise down after 11:00 PM out of respect for neighbors.



**Plumbing

• Only toilet paper and natural waste may be flushed.

• No wipes (even "flushable" ones), paper towels, tampons, or feminine products.

• Guests will be billed for any plumbing repairs caused by violating this rule.



** Pets

• Pets are welcome with prior approval — $100 fee per pet.



**Beds & House Use

• The top twin bunk is for children only. No adults sleeping on it. Guest responsible for any resulting damage.

• No eating in the bedrooms.

• The garage is the owner's private space — please don't use anything stored there. Ask first if you need something.

• Security cameras on the exterior are for everyone's safety — please don't move or tamper with them.



**Before You Leave

• Dishes: Load and start the dishwasher before checkout. (Skip this and it's a $25 fee)

• Towels: Put used towels/washcloths in the washing machine with detergent and start a load.

• Beds: Leave them unmade — our cleaners will handle the rest.

• Trash: Take all bags to the outside bin. Diapers must be bagged before disposal (local sanitation rule).

• A/C or heat: Turn off when you leave.

• Lock all windows and doors.



**Damage Policy

• Life happens — minor things like a broken cup or torn book are no big deal.

• Damage requiring extra cleaning: $100–$200.

• Major damage (broken TV/furniture, damaged screen door, ruined mattress, missing towels, etc.): billed at exact replacement cost.

• Please report any breaks or issues as soon as possible so we can address them quickly.

• Please remember this is a small town and some fixes take more time than you may be used to, especially if there is only one person in the area who does the specific work needed.



**If Something's Wrong

If anything about your stay falls short, please tell us right away and give us a chance to fix it. Travel insurance is recommended for anything unforeseen.
