Summary:
Welcome to Dockside Retreat- This fantastic 3/3 villa is located near the bay on Dixie Beach Blvd, close to beaches, shopping, and restaurants while also providing guests easy on and off causeway access. Guests will appreciate the oversized dock with boat lift, heated pool, smart open concept floor plan, and multiple waterfront patios that this house boasts. In addition, this waterfront home features multiple oversized bedrooms with ensuite bathrooms and an expansive living area perfect for accommodating larger groups of guests.
The Space:
Dockside Retreat features three bedrooms and three full bathrooms. The three bedrooms are situated across two living levels, with two bedrooms located on the first floor and the primary bedroom encompassing the entire second floor. The primary bedroom also features en-suite access to an expansive patio overlooking the canal with sunrise views. The primary bedroom features a king bed, flat screen TV, and large walk in closet. It features an en-suite bathroom with an oversized jacuzzi tub, walk in shower, and a dual vanity setup. The first guest bedroom features a king bed and its own en-suite bathroom with single vanity and shower/tub combo. The second guest bedroom features a twin over twin bunk bed and enjoys access to a hallway bathroom with single vanity and shower/tub combo. Both bedrooms and bathrooms are located on the first floor, adjacent to the living room. There are two small sets of stairs within the home, one with five steps which leads from the entryway into the living room and the second with approximately ten steps which leads from the living area to the primary bedroom.
There is a garage located adjacent to the entryway and just past the garage guests will appreciate the entertainment/bonus room, which features a large quartz countertop bar and flat screen TV, with it's own sliding door leading to the backyard area. This room is perfect for watching sports or simply unwinding with a beer of your choice. Just beyond the backyard area is the dock, which provides guests direct gulf access by boat if they are so inclined. Fishing off the dock is great (Snook and Tarpon commonly frequent the canal) and the idle from the dock to San Carlos Bay is just a matter of minutes.
Guest Access:
Guests have access to the house, the pool, the dock, and one garage. If guests want to have access to the boat lift during their stay they must notify management with at least 60 days remaining before their check in date.

This home is located at 1720 Dixie Beach Blvd, within the highly esteemed Dixie Beach community of Sanibel Island.
Getting Around:
We recommend bikes or a golf cart.
Other Things to Note:
Guests must complete a rental agreement prior to checking in. Guests will receive a copy of the agreement upon booking automatically. If a guest desires to have use of the boat lift during their stay, they must notify management more than 60 days prior to their stay. The owner keeps his boat on the lift but it can be moved with sufficient notice if a guest is bringing their own boat.
