Explore Florida nature's way, with the outstanding crystal-clear Rainbow River springs right in your backyard. Lots of fun included here ........ kayaks, paddleboards, tubes, fishing poles, masks and fins, a special clear kayak, a rope swing, a fire pit, corn hole, a basketball hoop, an extra-large game room, and even a pontoon boat (don't worry about the gas....we give you a full tank!).

Can't forget the grill deck to delight the cooks with multiple grill choices..... charcoal grill, propane grill, blackstone grill, big green egg smoker, pizza oven.... and all charcoal and propane provided.

And if that's not enough.....after your river adventures you can get toasty in our big barrel sauna, and don't worry about the towels......we got that too! If you really need to work, we do have quiet areas, a desk, and good Wi-Fi too.

Almost forgot... one more thing.... There is also a private professional pickleball court right in your own front yard! You can sweat out a game and jump right in the river to cool down.

This is the place for your family reunion, corporate retreat, bachelor or bachelorette party, scuba diving adventure, girls weekend, or any other celebration. There is something for all ages.

Pets are even welcome to stay in the lower level of the house.
Plenty of parking space, even if you need to park an RV or a horse trailer. And there is an electric car/tesla charger also!

We are located in Dunnellon, Florida on the Rainbow River. Close to shopping. Just a couple of minutes to Juliette Falls Golf Course. 30 minutes to WEC world equestrian center in Ocala. 30 min to HITS horse shows in the sun. 30 minutes to Bubba Raceway Park in Ocala. 30 mins to Crystal River for salt water fishing trips and scalloping. And a 90 min drive to Disney and all the parks in Orlando.
Closest airport is Gainesville regional at about 35 miles away. Tampa and Orlando airports are about 75 miles away.

Now for the costs.....
The per night rates posted, and the cleaning fee posted are for up to 10 guests.
Extra guests (above the 10 included in the base rate) are billed additional $85 per guest per night.
Cleaning fee is charged per stay and is on an accelerating scale of, $400 for 1-10 guests, $500 for 11-20, $600 for over 20.
Pet fee of $40 per pet per stay for additional cleaning, and $30 per night per pet charge. (2 pets max). No pit bull or pit bull mix breeds, and we will need a copy of shot records from vet.
Service dogs are welcome at no charge, we just need record of the service they are trained to provide. Therapy and support animals will be charged the regular pet rate.
Highchairs and pack and plays are available upon request at no charge.
We can also provide shopping services, cooking/serving, boat driving. Just request and we will provide quotes.
There is always a 3 day minimum stay. Certain times of the year, usually during the busy season between April and September there may be additional minimum restrictions regarding days and number of guests.
We will accept reservation up to a year in advance. Cancellation policy is detailed somewhere else in this listing, but please know that we are always willing to accommodate any emergencies that may come up, and we can work reschedules out for you whenever possible.

And then there are rules.......
Number one rule is to just take all your garbage out and leave the place just as you found it.
No smoking inside or on decks, smoke in grassy areas and dispose of butts in yellow receptacles.
Pets must stay on bottom floor, not in upstairs common area or upstairs bedrooms.
Clean up pet droppings in the yard.
No loud exterior noise after 9pm.

The Rainbow Springs River is a national treasure. There are state mandated rules to abide by while enjoying the river and those will be posted at the house.

Things that could result in extra charges......
If you bring more people than you paid for or you invite guests over for a day, you will be charged $300 per person per day. (exterior perimeter cameras)
If you don't clean up your trash and take garbage to the large cans, you will be charged an additional $100 cleaning fee.
If you bring a pet that was not paid for, or more than the 2-pet maximum, you will be charged $300 per pet per day.
If it is determined that pets were in the common area or upstairs bedrooms (UV light checked) during your stay, you will be charged an additional $500 cleaning fee.
If there are cigarette butts or pet poops in the yard you will be charged an additional $200 cleaning fee.
If police had to respond to the property due to neighbor complaints for excessive or late noise, or any river violation, you will be charged $500.
