Welcome to your perfect coastal getaway on Manasota Key along Southwest Florida’s beautiful Gulf Coast! This newly built 2024 condo offers the ideal combination of modern comfort, beach convenience, and laid-back island charm. Located just steps from Englewood Beach, restaurants, bars, shopping, and live entertainment, this is the perfect place to relax, explore, and enjoy island life.

This beautifully furnished 900-square-foot condo features 2 bedrooms, 2 bathrooms, and comfortably sleeps up to 7 guests. The spacious primary suite includes a king-size bed and private ensuite bathroom. Bedroom two features a bunk bed with a full/double bed on the bottom and a twin bed on top. The living room offers a queen sofa sleeper for additional guests.

The condo is located on the second floor and is accessible by stairs only. Guests will enjoy stylish coastal furnishings, a screened lanai for outdoor dining and relaxing, and the convenience of an in-unit washer and dryer.

Located within a small private 8-unit condo complex, guests enjoy access to a newly built heated shared pool overlooking scenic Lemon Bay. Shared BBQ grills are also available for guest use.

Planning beach days? We’ve got you covered! Guests have access to beach chairs, umbrella, cooler, beach wagon, sand toys, and a shark tooth sifter — perfect for exploring the famous beaches of Manasota Key.

Bring your fishing poles or your boat and enjoy the community dock on Lemon Bay with Intracoastal Waterway access. Dockage is available with prior approval and additional fee, though space is limited. Fishing from the dock is also a guest favorite!

Parking includes one designated space at the unit, with additional street parking available nearby. Pets are welcome with prior approval and pet fee.

One of the best parts of this location is the walkability. Guests can easily walk to waterfront restaurants, beach bars, local shops, and live entertainment. The free Stumpy’s golf cart shuttle is also nearby for easy island transportation.

Whether you’re boating, beachcombing, shark tooth hunting, relaxing by the heated pool, or enjoying a Gulf Coast sunset, this condo is the perfect home base for your Manasota Key vacation.
House Rules
Applies to All Paradise Breeze Vacation Rentals – Florida

By booking and occupying this property, you agree to comply with the following House Rules. Failure to comply may result in additional fees, loss of deposit, or termination of the reservation without refund.

Occupancy
Only registered guests listed on the reservation are permitted to stay overnight.
Maximum occupancy limits must be followed at all times. Exceeding occupancy or misrepresentation of guest count may result in immediate termination without refund.

Minimum Age & Age-Restricted Communities
The primary renter must be at least 18 years old.
Some properties are located in HOA-governed or age-restricted communities, including 55+ communities. In these cases:
All guests, occupants, and visitors must meet HOA age requirements
Age restrictions may apply to primary renters and additional occupants
HOA approval or age verification may be required
Failure to comply may result in denied access, termination of the stay, or HOA fines. These situations are not grounds for a refund.

Check-In / Check-Out
Check-In: 4:00 PM
Check-Out: 11:00 AM
Early check-in or late check-out is not guaranteed and requires prior approval. Unauthorized late check-outs may result in additional charges.

Noise, Parties & Community Standards
This is not a party property.
Quiet hours: 10:00 PM – 8:00 AM
No parties, events, or gatherings
Guests must comply with local ordinances and community rules
Noise complaints, HOA violations, or law-enforcement involvement may result in immediate termination without refund.

Smoking & Vaping
Smoking and vaping are strictly prohibited inside the home, garage, lanai, balconies, and near open doors or windows.
Minimum $400 cleaning and deodorization fee applies
Additional remediation costs may be charged if required

Pets
Pets are allowed only in approved pet-friendly properties with prior written approval and applicable fees paid.
If approved:
Pets must be leashed outdoors
Guests must clean up after pets immediately
Pets may not disturb neighbors or damage the property
Unauthorized pets may result in additional fees or termination.

Pool & Hot Tub (If Applicable)
Use at your own risk.
No diving, running, or horseplay
Children must be supervised at all times
No glass in pool or lanai areas
Guests may not adjust pool equipment, heaters, timers, or valves
Service calls or damage due to misuse will be charged to the guest.

Parking
Parking rules vary by property and may be governed by HOA or community regulations.
Park only in approved or assigned spaces
No parking on lawns, sidewalks, fire lanes, or unassigned areas
Boats, trailers, RVs, commercial vehicles, motorcycles, or oversized vehicles are not permitted unless approved in writing
Towing, fines, or HOA penalties due to parking violations are the guest’s responsibility.

Cleaning & Trash
Guests are responsible for maintaining reasonable cleanliness.
Trash must be bagged and placed in designated bins
Follow posted recycling rules
All trash and personal items must be removed at check-out
Excessive mess or improper disposal may result in additional cleaning charges.

Appliances, Utilities & AC Use
Use appliances and systems as instructed.
Do not set AC below reasonable temperatures
Turn off lights and appliances when not in use
Do not tamper with thermostats, electrical panels, or equipment
Damage caused by misuse will be charged to the guest.

Maintenance & Property Access
Report any damage or maintenance issues immediately.
Do not attempt repairs
Management may enter the property for emergencies, safety concerns, or HOA compliance
Failure to report issues promptly may increase guest liability.

Behavior & Legal Compliance
Guests must behave respectfully and comply with all laws.
No illegal substances or illegal activities
No unsafe or disruptive behavior
Violations may result in immediate termination without refund.

Security, Cameras & Safety
Lock doors and windows when leaving
Do not share access codes or keys

SECURITY CAMERAS DISCLOSURE:
No security cameras are installed anywhere on this property.
Confirmed via signed owner disclosure on file.

Liability
Guests assume all risk for injuries, accidents, or loss during the stay.
The owner and management are not responsible for personal injury or loss of personal belongings.
Damage, Theft & Missing Items
Guests are financially responsible for damage, theft, or missing items.
Costs may be charged to the card on file
All damage must be reported immediately

Visitors
Visitors are not permitted without prior approval.
Unauthorized guests or visitors may result in additional fees or termination.
Cancellations & Early Departure
Guests are responsible for understanding the cancellation policy.
Early departure, late arrival, or weather-related interruptions do not qualify for refunds
Rule violations may void refund eligibility

Force Majeure
Management is not responsible for disruptions caused by weather, natural disasters, utility outages, governmental actions, or events beyond reasonable control.

For emergencies or urgent maintenance issues, contact property management immediately using the communication method provided in your reservation.

We loved our weekend stay at turtle bay! Our family of 5 fit comfortably. Walking distance to a few restaurants was a plus!

The condo itself was nice. Everything you need for a great stay. Since it was on the second floor, which is basically the third floor, the stairs got a bit exhausting. The management company sends you a rental agreement after you reserve that feels like you are buying a house. Check in time is 4pm – check out 10am. You are losing a day at the beach. Signs are everywhere in the condo – do this, don’t do this. The management company is accommodating for an additional price. If you have a second vehicle you must park on the shoulder of Beach Rd even though there is a guest parking spot (which says if parked overnight you will be towed). Management company sends you messages daily, especially to remind you of 10am check out time (which by the way, inside condo says 11am). Condo is very nice, needs a new management company.

The condo is located on the upper level, and we will double check that the stair access is clearly noted in the listing, although it should already be indicated there. The rental agreement is standard practice in the short-term rental industry and helps protect both guests and property owners by outlining policies and expectations for the stay. Our check-out time is 10:00 AM, which was changed from 11:00 AM to allow enough time for housekeeping to properly prepare the unit for same-day arrivals. Thank you for pointing out the outdated 11:00 AM information inside the condo — we will get that corrected. The signs throughout the property are simply there to help guests avoid accidental damages and additional charges while helping us protect and maintain the property for future guests. Parking on Manasota Key is very limited overall, and parking rules are set by the association and local regulations. We do appreciate your feedback and are glad you otherwise enjoyed your stay. ~Team at Paradise Breeze

Beyond beautiful properly & dreamy location!

I stayed at the Turtle Bay Manasota Key property for 3 nights and it was everything you see in the photos and more! Sparkling clean, beautifully decorated and every detail thought of! Directly across from a stunning beach, and within walking distance of fun, popular restaurants! I hope to be back to this area and would stay here again without hesitation! Shannon, the property manager was kind & responsive throughout my booking, stay and after. Perfect stay!

Beautiful stay in Englewood

This condo unit is beautiful! Gleaning clean and new with lovely decor and plenty of space for a family. the location is directly across the street from a gorgeous beach with shark teeth and sunsets. As a bonus the unit has access to a heated pool and the owners are very responsive.
