POOL: The pool is set at a refreshing temperature of 80°, with an option to upgrade to 90°. If you’d like it heated to a higher temperature, arrangements can be made upon request for an additional fee of $69 per day.

🚭 Smoke-Free Environment:

This is a 100% smoke-free home. To cover the cost of professional ozone treatment and restoration, a $1,000 fee applies if smoking occurs indoors.



🎉 Neighborhood Peace:

We love our neighbors and uphold a strict No Party/Gathering policy. Unauthorized parties result in a $1,000 penalty and immediate cancellation without refund.



🔇 Quiet Hours:

Please help us maintain the peace between 9 PM and 9 AM. Excessive noise after a warning results in a $250 fine.



👥🐶Guest & Pet Accuracy:

Only guests listed on the reservation are permitted on-site ($50/night for undisclosed guests).

Standard Pet Fee: A non-refundable $249 fee is required for all stays with a pet to cover specialized cleaning. Pets need to be approved in advance, and have a weight limit of 20lbs.

While we love animals, undisclosed pets result in a $500 fine.



📹 Security & Safety:

For your protection, do not tamper with exterior security cameras, smoke/CO detectors, or noise sensors. Tampering results in a $500 fine and potential removal.



🕒 Earl Check-In / Late Check-Out

Available if requested in advance (based on availability): $50/hour

Unauthorized early check-ins / late check-outs: $100/hour

You agree to treat this space with care and book in good faith. We strive for a 5-star experience and ask for respectful, direct communication to resolve any issues during your stay. We believe in hosting in good faith and ask the same of our guests.



Primary guest age requirement to be at least 25 years of age.



No commercial or business activities are permitted by renter or their guests.

The pool is kept at a refreshing 80°F, which is included with your booking. While this offers a crisp, cooling feel, many guests prefer to upgrade for a warmer and more relaxing experience. We can raise the temperature to 90°F for an additional daily fee; this must be arranged in advance and for the full duration of your stay.



To ensure the best experience, please be aware that outdoor pool temperatures are naturally influenced by the South Florida climate. While our heaters are maintained for peak performance, heat loss can occur during overnight hours, windy conditions, or when ambient temperatures drop below 70°F.



Because actual water temperature is subject to these environmental factors, we cannot guarantee specific temperatures during cooler weather, and refunds are not issued for fluctuations caused by nature. For the safety of the equipment, the heater is designed to enter a temporary "defrost mode" or shut down if the outdoor temperature falls below 50°F, resuming automatically once the air warms back up.



5% Cancellation fee applies.
