Cozy RV, direct bus to NYC 2 blocks away, MetLife Stadium World Cup 30 minutes

Welcome to this private and cozy camper/RV. Everything you need is here in this unique space. The RV is hooked up to electric so you will always have power for lights, outlets, air conditioning, etc. The RV is parked behind a private house in a convenient and suburban area. ALDI supermarket is 5-minute walk away. Direct bus to NYC 2 blocks away. No parties, events, or smoking of any kind -- strictly enforced.

This RV is a converted Sprinter van. It is 22 feet long and about 7 feet wide. You will be able to stand up comfortably in the galley area if you are 6 feet tall or shorter. In the bathroom and the bed area, you may not be able to stand up straight depending on your height. The space is like a small studio apartment -- lots of features packed into a small space! Please keep in mind, however, that this is a vehicle and not a house/apartment. There are some differences from what a house/apartment can provide. Please read the entire listing to understand what we are talking about.

You will have exclusive and private access to the RV during your stay. This unit is NOT shared with anyone. You will be the only person using it.

Two blocks away there is NJ Transit Bus No. 115 that takes you to Port Authority Bus Terminal in New York City (Midtown Manhattan). The ride takes about 60 minutes and costs $8 per person. You can also drive easily around this area and there is plenty of parking. EWR airport is only about 20 minutes away. Walking/jogging in the neighborhood is also very easy.

There is good WiFi provided and the login info is in the listing.

There is no TV in the RV, but you can use your tablet or phone with WiFi for entertainment.

Please note that the water heater will give you warm water but not hot water. Please understand this before booking. The heater will heat the water to about 20 degrees above the ambient temperature, but it will not be hot.

There is a good AC that keeps the RV cool.

There is a good furnace that keeps the RV warm.

During the winter months (November through March), we treat the water system with non-toxic antifreeze. You can use water for washing/showering, but you should not drink it.

You must park on the street if you have a car. The parking is relatively easy to find. Just pay attention to the street cleaning signs. You cannot block the driveway with your car.

You are not allowed to drive the RV. If you want to book it and drive it, it is listed on outdoorsy for that purpose. Contact us and we will let you know how to book that (it costs more for the drivable option).

We also just want to make clear that you are renting a short-term stay and not a hotel room. There are many differences between this type of stay and hotels, and some newer guests may not realize it. Hotels are large and often have many rooms, and the ability to change your room should issues arise. Hotels also have staff 24/7 that can help you with every issue or questions that you may have. On the other hand, we are a small operation and manage our listings to the best of our ability. We try hard to create a good experience for guests. We are including this disclaimer here because we have recently seen a rise in guests that seem to view short-term rentals as very similar to hotels, but in reality it is quite different. Thank you in advance for understanding this.

Note: If you pay us directly with a credit or debit card, we will ask you to send a photo of the front and back of the card, and we will ask you to sign a credit card authorization form. The name on the reservation must match the name on the credit card and the name on the ID.

Your ID must be valid and current. If your ID is expired, you will not be approved to stay at our property and there will be no refund related to this.

Before you arrive you will be asked to complete guest verification through third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. You will receive the email and/or text about 45-60 minutes after you confirm your booking. Please complete the verification prior to arriving at the property to enable a quick and easy check-in process. You will be given the choice between a refundable security deposit (non-refundable administrative fee for this option is $10) or a non-refundable damage waiver (the cost is $35 and is not refundable). This process is required. It is not optional. You will not be given access to the listing unless your status is `approved` from Truvi. You will need a valid credit card or debit card in order to complete this process. We are fully disclosing this here so that a guest cannot claim after booking that this was not disclosed. We will not give refunds for reservations if you choose not to comply or you are not approved.

If you submit a foreign, non-USA identification as part of the verification process, we will ask you to provide a United States government issued ID (e.g. tourist visa, permit to visit the country, state driver license, etc.), and an address and phone number in the United States for our records.

Guests are responsible for bagging all garbage and placing the bags in the bins outside the building, or at the curb, as instructed by the host (host will communicate with guest regarding this).

If your unit has a thermostat and the thermostat is locked, do not tamper with it or try to break open the lock. Doing so is called vandalism and is highly inappropriate. We will withhold your security deposit if you do this and possible submit for more damages depending on the situation.

Also, guests must leave the apartment in the condition they found it (e.g. no leftover food, nothing that creates a need for excessive or deep cleaning). Please wash all dishes that you use, remove food that you`ve brought in, and discard all trash. Our cleaning fee is lower than most and it covers basic cleaning tasks like washing of linens and towels, vacuuming, etc. The cleaning fee does not cover deep cleaning, excessive kitchen and bathroom cleaning, etc. Thanks for your cooperation!

If you check out late, there will be a $100 per hour fee for each hour or fraction of an hour that you stay beyond the check out time.

If you smoke, use incense, use drugs of any kind (including marijuana and cannabis) anywhere on the property including outside areas and common areas, we will charge a $300 fee. If there are damages related to smoking or drug use, we will charge fees in addition to this $300.
