AçaĂ: Ambler 3 Bed, 3 Bath, & 3 Floor Home
This Dutch Colonial home was owned by the same family since 1912 until purchased in late 2022.
While rehabbing the property, we did our best to keep traits of its historic charm intact while updating it with modern amenities.
This quiet, comfortable, & spacious house is a few minute walk from Ambler & Green Ribbon trail on the Wissahickon Watershed.
This property can host 6 adults comfortably between the 3 room, 8 with the sleeper sofa in the living room, & a max of 10 with an air mattress.
This house has Colonial bones with a contemporary styling to create a uniquely blended aesthetic. The front of the house was built & run as a bodega that sold soda, candy, cigarettes, newspapers, & snacks. The back of the front & the addition built behind the house was the family's living space. We walled up these two sections of the house, & gave each side its own personal mix of original rustic charm with a slightly industrial/modern edge. The hardwood floors have been refinished in the bedrooms & upstairs hallway. Both sets of stairs are equipped with industrial metal pipe railings. Each Room has a desk for those who need a dedicated workspace during their stay, as well as outlet-equipped bedside tables (US Plug & USB A Port).
The 1st Floor is very spacious with tall ceilings throughout the living room, bathroom, & kitchen. The original 8 foot entrance door has been preserved & repurposed as the living room closet door. The 1st Floor bathroom is a long, compact full bathroom with a stall shower, which is perfect for guest counts over 6 that crash in the living room on our new (May 2024) sleeper sofa.
The 2nd Floor rooms are mirrored, with Room #1 being a few feet shorter than Room #2 to make room for the shared full bathroom. Two of the original bureaus from the 1930s have been restored for use in Rooms #1 & #2. The 2nd Floor bathroom features a shower with a tub, & a privacy frosted glass window.
The 3rd Floor is considered the suite, featuring extra floor space, bedside lighting, & a rocking chair. Its also equipped with its own private en suite bathroom, fitted with a walk-in shower & heated towel rack.
As of May 2024, all rooms have been upgraded with remote-controlled tower fans for the unusually hot weather we've been having. The 3rd Floor has also been fitted with an additional air conditioner to help combat the heat if needed.
An air mattress can be used (or provided upon request) to add an additional 2 guests - with a max of 10 total guests. Most air mattresses can fit comfortably in the living room, or bedrooms #2 & #3.
Guests can use all areas of the 1,400 square foot, 3-floor house. The only area that is off-limits to guests is the basement, which is locked.
Between the two of us, we're almost always reachable. Feel free to use the site/app for all your usual needs. In the case of an emergency, either one of us can be reached through call or text via the numbers provided after booking.
While you have the entire 1,400 square foot home to yourselves during your stay, you do share a common wall with our long-term tenants in the back unit. These neighbors also have young children in their home, so please be respectful of the quiet hours & be mindful of possible open windows if you smoke in the side alley. During the day you may hear some footsteps or low noises near the pantry wall, or the wall along the stairs between the 1st & 2nd Floors. The living room, bathrooms, bedrooms, & entire 3rd Floor are away from this shared wall & won't be a problem.
