★ HOUSE RULES★

📌 Must be 25yrs old to rent.
📌 The primary guest must sign the Rental Agreement upon booking and submit a $1,000 security deposit hold at least 2 days before check-in. The security deposit will be released 5 days after checkout, provided no damages or violations are identified.
📌 MAX Occupancy of 14 guests. No Unregistered guests allowed. Exceeding this limit may result in a $1,000 fine and immediate cancellation of the reservation in accordance with house rules.
📌 No Pets allowed without prior authorization. If you bring a pet without authorization, you will be charged $1,000 and subject to immediate eviction without refund.
📌 No Smoking inside the property. If any of your guests smoke inside the house you will be charged a 750.00 Ozone cleaning fee. Smoking outside is allowed, but must be cleaned up. Any debris will charge 100$ for additional cleaning.
📌 No parties permitted. Hosting a party with unregistered guests will result in a charge of $1000 non-compliance fee and immediate eviction without refund.
📌 Parking: Max of 6 cars allowed on the property. No Street parking allowed.
📌 Quiet hours are from 10:00pm to 7:00am.
📌 Please refrain from placing wet towels or clothing on the furniture.
📌 Keep external doors and sliders closed while the AC is running. Leaving them open can cause the units to freeze and shut down. Repairing AC units during summer can take a week or more, so we want to ensure you have uninterrupted AC during your stay.
📌 Only toilet paper may be flushed down the toilet.
📌 Do not dispose of food or waste in the kitchen sink drain.
📌 Makeup must not be removed using the towels provided. Makeup remover wipes are available for this purpose. Any towels stained by makeup will incur a charge of $35.00 per towel.

★ POOL RULES★ (Closed from Nov 1 - March 1)

📌 Keep glass away from the pool area. We charge $1,000 for draining the pool and cleaning up broken glass, so please be careful.
📌 No diving allowed.
📌 Swim at your own risk.
📌 Pool heating is available for an additional $600 per week. Please notify us at least 3 days before your arrival if you'd like to use this service.
📌 A pool technician will visit the property to service the pool midway through each stay.

★ HOT TUB RULES ★

📌 No glass near the hot tub area.
📌 No diving or jumping into the hot tub.
📌 Use the hot tub at your own risk.
📌 Do not tamper with the hot tub controls.
📌 Shower before entering the hot tub.
📌 Keep the hot tub cover on when not in use.
📌 Limit hot tub usage to a reasonable duration and temperature not over 104 degrees Fahrenheit.
📌 Do not add any chemicals or substances to the hot tub.
📌 No food or drinks allowed in the hot tub.
📌 Children must be supervised by an adult at all times.
📌 Do not use the hot tub if you have open wounds or infections.
📌 Report any issues or malfunctions with the hot tub to the property manager immediately.
