⁂ THE COTTAGE:
Riverside Retreat has an ideal layout and is a great setup for vacationers of all types! The living room has comfortable seating, a flat-screen TV, and large windows that showcase the outdoor space. The fully equipped kitchen has everything you need to prepare meals, including a full-sized refrigerator, stove, microwave, and dishwasher. The dining area is adjacent to the kitchen and has a large table that seats four. The cottage has two bedrooms -- along with additional bunks -- that include comfortable beds and plenty of storage space. Each master bedroom has a Queen-sized bed. The master bedroom has a connected full bathroom and also a relaxing jacuzzi tub, and a huge closet space!

Outside, you`ll love spending time on the deck enjoying the fresh air. There is plenty of seating to relax in the morning with a cup of coffee or unwind in the evening with a glass of wine. A BBQ grill is also available to take advantage of a cookout while taking in the beautiful views!

* Bedroom #1: Spacious bedroom with Queen-sized bed, dresser, and Smart TV. This bedroom includes an attached bathroom with a jacuzzi tub.

* Quiet hours are 11pm-7am.
* Maximum occupancy is 6 guests.
* There is a strict no-smoking policy.
* No open flames of any kind -- including candles.
* We provide a starter set of toilet paper, paper towels, trash bags, soaps/shampoos, and detergent. If you have a large group or are staying for an extended period, you may need to purchase (or bring) additional items.
* The fireplace is unavailable April 1st - October 1st (Standard for rentals in the area)

** The walk from the cottage to the river is steep. Please be cautious with younger children and older adults.

** This property has an outside surveillance camera facing the front door/main entrance as well as the back door garage access. Please message for details if you have questions or concerns.

* We are unable to offer refunds due to weather or weather-related conditions, power outages, road conditions, or acts of God. We strongly recommend purchasing travel insurance to cover unforeseen circumstances. Four-wheel drive is recommended in winter conditions.

* We are unable to provide a late check-out without written approval. If a guest does not vacate the property by 10AM on their scheduled day of departure, the fee for failing to vacate is $100.00 for each half hour that the guest fails to vacate the property.
*There is a strict no-smoking policy at Riverside Retreat. This includes inside the cottage and on the patio/deck.
Any guests violating this rule will be assessed an additional $500 cleaning fee.
