Relax with the whole family at our comfortable and peaceful 3 bedroom house in Bella Vista. Inside you'll find a fully equipped kitchen, an inviting sectional, beautiful views from the back deck, two king beds and full size bunk beds. Located within a quarter mile of the Little Sugar trail system, you’ll have quick access to some of the best mountain biking trails in the area. Hwy 71 is only 10 minutes away, providing easy access to everything you want to explore in Northwest Arkansas!

As you walk in the front door, you’ll be met by a large open concept area, including the living room, dining room, and kitchen. There are also 3 bedrooms, 2 full bathrooms, a laundry room, and attached 2 car garage. The back deck has stairs that lead down to a large backyard.

LIVING AREA: large sectional with ottoman. 55” HDTV with Roku for your streaming needs. PS3 with games and DVDs/blu-rays. A variety of books, board games, and cards. Several extra, cozy blankets

BEDROOM 1 W/ENSUITE BATHROOM: large, main bedroom with king bed, dresser, reading chair, 48” HDTV with Amazon Fire Stick, and desk + desk chair. Ensuite bathroom has double sinks with plenty of counter space (hair dryer in drawer) and walk-in shower. The large walk-in closet has a suitcase stand, hangers, extra sheets and blankets, and things for baby (pack n play, monitor, Boppy pillow)

GARAGE: you are welcome to use the large, 2-car garage for your cars and bike storage. There is a bike maintenance station, as well as Spikeball, giant Jenga, and other outdoor games. Other items stored in the garage: high chair, 5 Adirondack chairs for fire pit, golf clubs

FRONT PORCH: two chairs and small table to enjoy your morning coffee

BACK DECK/BACKYARD: the deck has four chairs, a small table, and large gas grill. Stairs lead down to the oversized backyard, where you can set up the fire pit and Adirondack chairs

FAMILY AMENITIES: you can find a pack n play (sheets included), baby monitor, and Boppy pillow in the main bedroom closet. The bookshelf in the third bedroom has quite a few children’s books and toys. There is also a high chair stored in the garage and plates, bowls, cups, and silverware in the kitchen. The second bathroom has a child's step stool under the sink
