Nestled in Syracuse's safe and sought-after Tipperary Hill, this beautifully restored 1900 house combines old-world charm with modern comforts. Ideal for adults, friends, contractors, and business travelers, it's minutes from all destinations, including SU and all hospitals. A short walk to many food and beverage spots. Enjoy this charming sanctuary with upscale design, a cozy enclosed porch, deck, fireplace, elegant bedrooms, dedicated office/laundry, and a gourmet kitchen. Your ideal retreat.

It's important to note that, like many older homes, there may be some noise transfer between apartments, and you might occasionally encounter creaky or slightly uneven floors in certain areas. If these factors are a concern, we recommend considering alternative accommodation options. Guests are kindly requested to review and accept the house rules.

Upon entering this exquisite downstairs apartment, you'll discover a cozy living room featuring a large, comfortable couch and two swivel chairs surrounding the spacious coffee table. These chairs are perfect for participating in conversations throughout the apartment. The TV is adjustable, ensuring a comfortable viewing experience from any spot within the room. An electric fireplace, nestled beneath the TV, allows you to create a warm and inviting ambiance during colder months with customizable settings, including various color options.

In warmer seasons, step from the living room into the charming enclosed porch. This area is perfect for savoring your morning coffee while watching the sunrise or capturing the sunset. You can open the storm windows during a thunderstorm or enjoy a refreshing breeze. The space includes a comfortable patio set, providing an ideal spot for relaxation.

Off the living room, you'll find the extra-large main bedroom, featuring a king-size bed for the utmost comfort. There's also a beautifully appointed second bedroom with a queen-sized bed. Guests have raved about the luxurious mattress we've provided, ensuring a peaceful night's sleep. As you recline on the bed, you can gaze up at the elegant ceiling designs, enveloped in an aura of luxury.

The back part of the house encompasses the charming eat-in gourmet kitchen. Off of it, you will find a beautifully appointed bathroom, an office complete with high-speed internet, a dedicated laundry area with a washer and dryer, and our deck with a patio set for outdoor dining, which is shared with the upstairs apartment.

Our gourmet kitchen features stylish butcher block countertops and modern stainless steel appliances. It's fully equipped with everything you need to prepare delicious meals. Unwind with a relaxing soak in the clawfoot tub, complete with a bubble bath. Treat yourself to a glass of wine and experience true relaxation in this beautifully designed space.

The office desk is thoughtfully positioned in the center of the room near a window, offering the ability to stretch your legs, a pleasant view, and ample natural light. For your convenience, we've installed a wall-mounted surge protector near the desk, allowing you to power your devices without the hassle of tangled cords. The office chair is exceptionally comfortable and rests on a rug with a rug protector, providing the freedom to move around without concern for damage to the space.

Parking: Please use the right side of the driveway.
Entrance: Utilize the right-hand door to access the apartment.

Largely settled by immigrants from Ireland, the Tipperary Hill Neighborhood proudly showcases its Irish roots still to this day. Located on the West Side of the city of Syracuse, Tipp Hill is home to a number of Irish pubs, restaurants, and bars. This district is loaded with history, parks, festivals and the city's own Rosamond Gifford Zoo.

If you happen to be in the area around the month of March, Tipp Hill knows how to celebrate St. Patrick's Day. Green Beer Sunday kicks off the festivities traditionally on the last Sunday of February at Coleman's Authentic Irish Pub. And, for those searching for fitness and fun there’s the annual Shamrock 4-mile run that also celebrates the beautiful hilly landscape of the area.

Kindly remember, this is a home, not a hotel. Please treat the space with care and respect. If any issues arise, we'll act as swiftly as possible, although there isn't someone on-site 24/7.

All guests are required to sign a rental agreement, present a valid driver's license, and provide a selfie for identity verification. Access will only be granted once these requirements are fulfilled. The agreement includes the house rules listed below and clearly outlines specific Airbnb terms upon booking acceptance. Feel free to request the document before confirming your booking.

The primary guest responsible for the reservation must be at least 25 years old. Exceptions may be granted at the sole discretion of the hosts on a case-by-case basis.

Local bookings—defined as guests residing in the same city or county as the property—are allowed; however, guests must provide justification for their stay, and approval is at the discretion of the hosts.

For stays of 30 days or longer, a separate long-term lease may be required to comply with New York State law. Any automated rental agreement sent after reservation acceptance (e.g. via our property management system) is not considered valid or binding for long-term stays unless specifically approved and confirmed by the host.

If a guest is unwilling or unable to complete the lease or screening requirements, or does not meet the screening criteria, the host may request that the guest cancel the reservation. As long as the cancellation occurs within the timeframe specified by the host, the guest will receive a full refund with no financial penalty or impact to either party.

These requirements and timelines are designed to ensure a smooth experience for both guest and host, and will be clearly communicated during the reservation process.

**HOUSE RULES:**

- Please park on the right side of the driveway only
- After entering the front of the building, use the door on the right to access the apartment.
- The basement and upstairs apartment/porch are off limits
- No parties allowed
- No illegal substances allowed on the premises
- No smoking
- Pet waste must be taken care of
- Please respect check-in window (3pm-10pm) and check- out (11am) times
- Please do not cut on the butcher block countertops; use cutting boards
- Take out the trash/recyclables when full. Side or back of property.

As our property is an apartment, it's important to note that some level of noise might be noticeable between units. Please help us keep this to a minimum by adhering to quiet hours (10PM – 8AM) and demonstrating apartment etiquette:

- Please keep noise to a minimum when using the porch late at night, as the upstairs main bedroom is located nearby
- Keep noise levels to a minimum
- No slamming doors
- No stomping or jumping
- No yelling or shouting
- Don’t be heavy footed
- Show respect for shared spaces

Great stay in Syracuse

Spent just a couple nights here but we had a great stay. The place was quiet, nicely decorated, nice yard for our dog's and our hosts were hel9ful and readily available. I highly recommend it.

A wonderful property near the NY State Fairgrounds

This is an adorable apartment in a charming house that was perfect for our stay. The place is nicely furnished, super clean and super cute. Our interactions with Allison were wonderful and she was always helpful. I would definitely stay here and again and would recommend anyone I know stay here.

We had a lovely stay. The apartment was comfortable and clean, and everything was in perfect order, as promised by the owner. The apartment is well appointed; just cozy and cute. There was a good selection of kitchen essentials which made daily life easier. Great communication with the Hosts and they were very thoughtful of us and our dog. Would return in a heartbeat!
