Step into the foyer the large chandelier and grand staircase make it feel like you are at a southern retreat. Beautifully decorated 2,800 sq foot home has spectacular hill country views. Five bedrooms and three full bathroom. Spa, party barn, wood and propane fire pit, outdoor fountain, spacious kitchen with island, large living room and ping pong table. Conveniently located a short distance from downtown Dripping Springs. You can relax and unwind under the stars in the sumptuous 10 person private hot tub, followed by a glass of your favorite beverage by the fire pit.

Fully equipped kitchen with stainless steel appliances, drip or pod coffee maker, ice maker, dinner service for 12, electric tea kettle, pots and pans, bake ware, toaster and dishwasher.

Formal dining room table and seating for six. Kitchen island allows for an additional seating for six .

The large open floor plan in the living room has a comfortable sectional sofa, large flat screen television, fireplace (for aesthetics only) with large windows to enjoy the spectacular views of the hill county and majestic fountain.

There are 5 spacious bedrooms and three full bathrooms. Sleeps 12 comfortably. Our mattresses are high quality to ensure our guests get a wonderful nights rest.

Master bedroom Room #1 - King bed, large flat screen television, ceiling fan, private deck with endless views of the rolling hills. The ensuite bathroom features two vanities, large walk in shower and a soaking tub.

Guest room #2 - King size bed, ceiling fan, extra blankets and pillows.

Guest room #3 King size bed and large flat screen television. Private access to the shared full bathroom offering a tub and shower combination.

Guest room #4 Two queen size beds, two bean bag chairs, , extra blanket and pillows, ceiling fan and a writing desk.

Guest Room #5 One queen size bed and private access to a full bathroom with a walk in shower. This is the only bedroom on the first floor. Easily accessed with no stairs.

Enjoy a game of ping pong with the full sized ping pong table.

Full size washer and dryer in the laundry room. Two air-conditioning units for those hot summer days.

The large enclosed backyard has a private ten person hot tub, two fire pits, propane grill, smoker, outdoor sectional sofa, dining table, fountain and a party barn.

We only use non-toxic low chemical personal care products at the property.

Dripping Springs is one of the few international dark sky communities in the world. Low light pollution allows for amazing views of the Texas stars at night.

Guest who books must be at least 25 years old. No events allowed. We ask that guests be respectful to the neighbors and keep the noise to a minimum at 10:00 pm.
Guest access - Guests will have full access to the entire 2,800 sq ft home and the two acre property. There is a security camera at the front door and overlooking the driveway.
