You have plenty of room on the property itself with 3 acres, with a sledding hill in front and a firepit area in the back. And, in the neighborhood, enjoy a motorless lake with canoes, kayaks and SUPS to rent, swimming platforms, beach and playground, ATV trails, mountain bike trails, tennis/pickleball courts, basketball court, pool, and - in the winter, a community sledding hill and skating rink. Ten miles to the Appalachian trail, thirty minutes to Loon Mountain and Cannon Mountain ski resorts, and close to all kinds of tourist attractions and hiking spots.
Summer Activiites: Hang out at the lake; mountain bike/ATV; Lost River, the Basin, Flume Gorge, hike part of the Appalachian Trail, visit Clark's Bears or Santa's Workshop (amusement parks), spend a day at the water park in Woodstock, take a Moose tour or hire a river outfitter, take the Cogway up Mount Washington or the aerial tram up Cannon Mountain.
Fall Activities: Visit an apple orchard, just five miles away; Cider Tasting In Stowe; Hike to Artist's Bluff, Lonesome Lake, or one of the other many hiking spots for a picnic with a view; Ride ATVs or mountain bikes; Drive the Kancamangus and stop at Cheese Louise for an artisan grilled cheese; stop for a homemade pie from the Jam Shack on the way to Woodstock; have a beer flight at Woodstock Inn; make smores around the campfire
Winter Activities: Enjoy the views! Go snowmobiling or dog sledding; go ice skating, ice fishing on the lake; get your tree at the local Christmas tree farm (2 miles away); skiing and snowboarding at local ski resorts; cross country skiing; visit the Ice Castles in Lincoln (30 minutes away).
For winter, there is electric heating and a wood burning fireplace and the home is very comfortable. For summer, there is a portable air conditioning system upstairs which keeps it very comfortable and fans in the bedrooms. Downstairs it stays a good ten degrees cooler than upstairs, but there are a few nights a year where it feels kind of sticky in the summer. In the fall, it's perfect without air conditioning or heating.
