River Refresh - Waterfront with Spa on Placid Bay

Nestled along the gentle curves of Mattox Creek, River Refresh stands as a serene sanctuary, a perfect retreat from the hustle and bustle of everyday life. The house, adorned with a soft palette of earthy tones, seamlessly blends into the surrounding natural beauty, creating an atmosphere of peace and relaxation.

The exterior of the house exudes a rustic charm. A quaint screened-in porch wraps around the side of the house, offering a stunning view of the river.

Upon stepping inside, you're greeted by an interior that captures the essence of comfort and simplicity. Large windows allow the sunlight to filter in, illuminating the rooms with an inviting glow.

The living space features a cozy seating area adorned with soft cushions in soothing shades of aqua and grey. There is an over-sized table that comfortably seats 8 guests. The back side of the house is comprised of large sliding glass doors that frame a view of the river.

The bedrooms are designed as tranquil havens, each offering an ambiance that soothes the soul. Each bedroom is equipped with a charging station compatible with Apple Products.

A cozy basement retreat awaits, offering both comfort and functionality. A pull-out bed, serving as a plush sofa by day, promises a restful night's sleep. Across the room, there is a neatly organized workspace with a spacious desk and ample lighting. The basement is stocked with plenty of games, books and puzzles to entertain guests after a lazy day enjoying the river. A large smart TV is mounted on the wall for family movie time.

Outside, a rustic landscape unfolds, a seamless extension of the natural beauty that surrounds the house. Stone pathways wind around the house, leading to hidden nooks. A pier juts out into the river, providing the perfect spot for fishing, launching kayaks, watching boats drift by, or simply enjoying the tranquility of the water.

Step onto the screened-in porch, a magical space bathed in the soft glow of fairy lights by night. Comfortable furniture beckons you to sink into its cushions, offering the perfect spot to sip a tasty drink or indulge in a good book. Just outside of the screened-in porch is a gas grill. Cooking utensils are in the kitchen for your convenience.

The outdoor firepit area is a delightful space designed for warmth, camaraderie, and enjoyment. Set beneath a starry night sky, the firepit takes center stage.

Don't forget to pack your bathing suit so you can enjoy the 8 person hot tub by the river. Relax in warm bubbles while listening to nature's soundtrack and soaking in the chill vibes of a peaceful riverside setting.

The garage houses a well-stocked games corner, encouraging friendly competition and shared moments of fun. From Jumbo Jenga to cornhole, there is entertainment for everyone.

In this tranquil river house, time seems to slow down, allowing you to reconnect with nature and find solace in its serene embrace. It's a place where the worries of the world fade away, and the only thing that matters is the gentle rhythm of the river and the peaceful sanctuary that surrounds you.

River Refresh has a private dock and you may bring your own boat/jet ski. The property does not have a ramp but there is a public ramp less than 2 minutes away.

The whole house is yours to explore and enjoy except for the unfinished area in the basement. The unfinished space is dedicated solely to laundry facilities and the storage of PFDs (personal flotation devices) which we insist you use for any water activities. This ensures the safety and comfort of all guests. Feel free to utilize this area for your laundry needs, ensuring a hassle-free and convenient stay.

Placid Bay Estates is situated on the banks of Mattox Creek, a tributary of the tidal Potomac River. It is located in Westmoreland county in the Northern Neck of Virginia.

Placid Bay Estates is a quick 10 minute drive from Colonial Beach. There is public boat ramp less than a 2 minute drive from River Refresh.

River Refresh has a drive-way that comfortably fits two vehicles. There is also street parking available.

Waiver

By booking and staying at River Refresh you and members of your group (collectively “you”) acknowledge and agree to the following terms and conditions of this Waiver (the “Waiver”):

Waterfront Activities: River Refresh is situated on waterfront property, allowing access to water-related and outdoor activities such as swimming, fishing, kayaking, hot tub use and boating. Engaging in these activities involves inherent risks, including but not limited to changing water conditions, strong currents, and other potential hazards. You voluntarily assume all risks associated with participating in such activities.

Assumption of Risk:

You understand and acknowledge that the use of River Refresh involves certain risks, including but not limited to property damage, personal injury, and even death. You voluntarily assume all such risks associated with the use of River Refresh.

You understand that water activities (including use of the hot tub) and any other activities come with risks that can result in injury, illness, or even death. You agree to exercise caution and make responsible decisions regarding your participation in any water-related activities or any other activities at River Refresh.

Supervision: If you are traveling with minors, you are responsible for their supervision at all times, especially when they are near or in the water (including use of the hot tub), near or on the pier, outside and on the deck.

Liability Release: To the extent permitted by law, you release and discharge River Refresh and any hosts, agents, employees, representatives and any other associated parties from any liability, claims, demands, actions, expenses, damages or causes of action arising out of or related to injuries, damages, or losses you or any members of your group may incur, now or in the future, as a result of participating in waterfront activities, other activities or the use of River Refresh.

Indemnification: You agree to indemnify and hold harmless River Refresh, and any hosts, agents, employees, representatives and any other associated parties from any liabilities, damages, losses, costs, or expenses (including legal fees) incurred as a result of your actions or negligence, or those of any members of your group, during your stay.

Legal Capacity: You affirm that you are of legal age and have the legal capacity to consent to this Waiver. If consenting on behalf of a minor, you confirm that you are the legal guardian or have the legal guardian’s consent to agree to this Waiver.

Health and Safety: You are responsible for assessing your own physical fitness and health condition before engaging in any waterfront activities (including use of the hot tub). If you have any medical conditions that might be aggravated by water activities, it is recommended that you refrain from participating.

By booking and staying at River Refresh, you acknowledge that you have read and understood this Waiver, and you voluntarily agree to its terms and conditions. If you do not agree to any of these terms and conditions, you should not book or stay at River Refresh.

Check-In and Check-Out Times: Check-in time is 3:00 PM, and check-out time is 10:00 AM.

Wood Burning Stoves: Unfortunately, the use of either wood burning stove is prohibited.

Hot Tub: Please use with caution. Children may only use the hot tub when an adult is supervising and the water temperature has been lowered to the appropriate temperature. Please cover the hot tub and lower the temperature to 99 degrees when not in use.
