WHAT WE OFFER:

🏡 COMFORTABLE SPACE
▪️ Coming in at 410 sq ft., this condo feels much bigger than it looks, and has everything you’ll need, and none of the fluff.
▪️ Queen bed and the couch can be turned into a full-size bed for an extra bed. Just pull the extra section underneath the couch. The bedding is under the "L" shaped part.
▪️ Cozy heated bathroom floor.

💻 WORK & ENTERTAINMENT AMENITIES
▪️ Blazing-fast Wi-Fi
▪️ Smart ROKU TV with your favorite apps, and XBOX One (no local channels), just use your own logins, please.

🍽️ KITCHEN AND DINING
▪️ Equipped with everything you need, with Keurig Iced and Hot Coffee and Tea available.

▪️ Park in our secure, gated garage in your own private space with EV charging, or feel free to use free street parking! (Please read the signs for street sweeping times.)

▪️ Community laundry is available - coin/card-op.

▪️ Public Transit is very close, and you can literally walk to downtown in 5-10 minutes.

📍 IDEAL LOCATION
▪️ Golden Hill is a vibrant community, within walking distance to Balboa Park and downtown, Petco Park, San Diego Zoo, Balboa Medical Center, Scripps Mercy, UCSD Medical, 10-15 mins from the beaches, and all things San Diego.

☀️ Here is a list of my personal favorites in the area:
▪️ Golden Hill Park - This is a little slice of Balboa Park. Perfect place to watch the sunset and planes flying in.
▪️ Bennington Memorial Oak Grove - A nice walk down the hill to an oak grove planted to remember sailors who died in an accident in San Diego Bay.
▪️ Victorian homes - On just about every street are historic Victorian homes from a bygone era.

✨ MY PERSONAL GO-TO LOCAL FAVES
▪️ Krisp - The go-to spot for groceries, beer, wine, and anything else. Impressive beer selection.
▪️ Humbertos - Local legend. Delicious burritos, at a great price. Get the shrimp burrito with salsa verde, trust me. Take out to a local park for the best experience.
▪️ Thai 55 - You could throw a rock and hit it from the condo. Very unassuming, yet amazing Thai food.
▪️ Panchita’s Bakery - The OG bakery in town, with a huge selection of Mexican baked goods. Cash only, and be sure to bring your Spanish skills ;)
▪️ Pizzeria Luigi - NY style pizza with great outdoor seating, served with a large selection of craft beer. Served by the slice, too!
▪️ Krakatoa - Get your laid-back coffee house vibes here.
▪️ Counterpoint - They serve the meat raw, and you cook it yourself in a fun, adventurous manner. Really Fun!
▪️ Kingfisher - Upscale Vintage Vibe with amazing Vietnamese and French-inspired food and drinks!

📝 IMPORTANT THINGS TO NOTE
▪️ We don't allow parties, excessive noise, or undeclared extra visitors/guests to our space. Tampering/unplugging/covering the security system will prompt a visit from our maintenance person, who charges $75 per hour (billed to your account).
▪️ No unlawful use of our home (filming, illegal activities or substances, etc.)
▪️ We installed a brand new portable A/C unit and dehumidifier, keeping the home very cool even on the hottest days!
▪️ Even though this is a quiet condo building, we are not responsible for the actions of the neighbors here. No refunds will be given based on noise from neighbors.

▪️ QUIET HOURS: 10 p.m. - 9 a.m.
▪️ NO parties allowed.
▪️ Undeclared guests will be charged $65 per person if they are not disclosed.
▪️ Smoking indoors will incur charged $200 charge.
▪️ NO unplugging/tampering/covering any Wi-Fi, outdoor security cams, locks, etc (fees will apply)
▪️ USE coasters under all glasses, cups, or mugs to prevent water rings and stains
▪️ USE trivet mats for hot pots to prevent heat damage to surfaces
▪️ Garbage disposal: DO NOT put metal, plastic, egg shells, grease, potato peels, bones, coffee grounds, pasta, or celery in the disposal—throw them away. If it stops working, press the small red button under the sink or use an Allen wrench to free it up.
▪️ Well-behaved pets are welcome per our pet policy! We love pets, but please keep them off the beds, comforters, and sofas. An extra cleaning fee will be added if we need to deep clean these areas or if towels, bedding, carpets, etc., are stained/chewed up. We have provided a vacuum or broom, and a dustpan just in case you need them for any spills or excessive pet hair (PLEASE unclog the vacuum if your pet hair clogs it up). Undeclared pets (ESAs included) will be charged $200 per pet.
