About this space:

This spacious 4-bedroom, 2-bathroom home offers a comfortable and well-appointed retreat. Each bedroom (except the bunk room) is equipped with its own Smart TV and WiFi access throughout the property. The living room is generously sized, and the master suite includes a private bathroom. Additionally, there's a bunk room with 4 bunk beds and two bedrooms with cozy queen beds. The master bathroom includes a shower-tub combo, and the guest bathroom has a walk-in shower, ensuring convenience for all guests. The tankless water heater guarantees a continuous supply of hot water. Relax on the large screened front porch, complete with a table, chairs, and ample seating for lazy afternoons of unwinding.

The kitchen is fully equipped with updated stainless steel appliances and cooking essentials, and there is a dining area that can seat six guests as well as a folding breakfast table for two. A laundry closet with a washer and dryer is also available for guest use. While the backyard is not fenced, it offers outdoor seating and a charcoal grill. Parking is available on the driveway, which can accommodate up to four vehicles. We set out a welcome basket with snacks and K pods for the Keurig coffee maker. This is a non-smoking property. Children are welcome. Pets are considered, and pet fees apply.

A 5% discount is applied to all stays beyond a week, and a 10% discount is reflected for stays beyond 30 nights.

**Important** Our properties are protected by TRUVI which provides identity verification. Please note that once you have booked, your booking confirmation will include your TRUVI verification link which will ask for your ID and identity information.

This must be completed prior to check-in as it is a requirement of booking.

House Rules:

Our mission is to extend a welcoming space where guests can take away memories. In the spirit of doing so, we not only welcome you, but we expect your will to comply with our house rules and acknowledge receipt that these rules have been understood. Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all tender paid. Thank you, we genuinely appreciate your cooperation.

Early Check-In & Late Check-Out
Both alterations are based exclusively on availability. We require ample time to meet sanitation standards before each new guest. Please inquire about your date range, as there are no guarantees. There is an additional fee of $20 for every hour before or after standard time for each accommodated request. There is a 15-minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check in before our 10 am check-out time or need to check out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request.

Non-Smoking
This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing.

Damages/Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

Pets/Animals
Pets are considered and require approval before check-in, please reach out directly to discuss your and your pet's stay. Upon approval, the fee will be charged to your card on file. The daily pet fee is an occupancy fee, not damage protection.

29 + Nights = $10 per pet, per night
7-28 Nights = $15 per pet, per night
1-6 Nights = $25 per pet, per night

Mail
Please do not have mail sent to the rental. USPS doesn't deliver to the mailbox and we are not liable for lost mail. In exceptional cases, contact us to discuss temporary arrangements for mail delivery. We'll evaluate requests on a case-by-case basis. Shipping expenses including the independent contractors' time and shipping cost are passed onto the guest before tracking information is shared

Lost Items
We are not liable for any items left behind. Our protocol is to return all articles found to our office. We are glad to arrange retrieval, and or ship found items, incurring all shipping charges onto you, a tracking number will be provided.

Extended Stay Cleaning Costs
For stays beyond 40 nights, a mid-stay clean is applicable, covering the replenishment of linens and toiletries. Organizing or cleaning personal belongings is not included. Scheduling is flexible, and you do not need to be present. For stays over 60 nights, a Deep Clean replaces the standard checkout cleaning, providing a more thorough cleaning for long-term stays.
Please note: For bookings through Airbnb and Booking, the difference from the standard fee will be collected after booking confirmation, or when your stay has met the applicable thresholds for mid-stay or deep cleaning.

Extra Guests
Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will be set off should there be a prolonged noise disturbance. A gathering will be considered for anyone in addition to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count.

Rates & Nightly Minimums
Pricing & availability dynamically fluctuate continuously based on an algorithm set by our revenue management software.

Extension Alteration
If you opt to extend your stay, please be mindful of confirming your request with ample notice before your scheduled 10 am check-out time so that we may update the housekeeping schedule and our booking calendar with your new check-out date. There are limits to extending by one night and require approval, a standard two-night minimum is applicable.

Parking
Please note that we are not responsible for anything that happens while parked.

Fireplace
If there is a fireplace at the property, it is solely decorative, non-functioning, and is prohibited from being used.

Grill
If there is a grill at the property, you are welcome to make use of it during your stay. Please utilize the cleaning brush within the grill and additional cleaning tools located in the kitchen. Be mindful of checking for flammable debris. Ensure the knob is left in the off position. Do not leave children unattended while making use of the grill.

Trash
All trash must be bagged and placed in the garbage bin. Please assist us by rolling the bin to and from the curb on instructed pick-up day. Trash removal incurs a $50 fee. (Fee may vary depending on the amount of trash being hauled away.)

Electronic Monitoring Devices / Smart Home
For the safety and convenience of our guests, we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras, and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties, we actively monitor temperature, humidity, and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon Echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing, or disabling in any way electronic monitoring devices.

Internet Usage
The rental's "unlimited" internet plan includes 1.2TB per month (around 40GB per day). Exceeding this limit may impact speeds, as managed by the provider. Internet is provided as a convenience, with no guarantees for specific speeds or preferences. No refunds are issued for outages or slow speeds.

Maintenance & Landscaping
This property utilizes a septic tank. Our cleaning checklist affirms its functioning maintenance. Upon arrival inform us immediately should there be an issue. We ask our guests to be mindful of only flushing toilet paper. The property's general maintenance & landscaping is handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay.

System Failures
In the event, the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub, or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, the Guest agrees to permit the Manager or its service provider to have reasonable access to the property to inspect and make such repairs.

Unforeseen Occurrences
Management will not assume liability for any loss, damage, or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that the Guest considers travel and/or rental insurance.

Personal Property and Injury
(i) Owner Insurance: Guest personal property, including vehicles, are not insured by the Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests, or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guests carry or obtain insurance to protect guests and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: The guest agrees to indemnify, defend, and hold harmless the Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to the Guest or licensees or their personal property.

Rules, Regulations, & Other
All payments are nonrefundable: If the Reservation is canceled, all payments will be forfeited. A cancellation waiver is available for purchase on your Reservation. The cancellation waiver costs 10% of the gross rental fee and allows you to cancel within 48 hours before the check-in date. You may cancel for any reason up to 48 hours before check-in if you purchase this option waiver at the time of booking and we will refund funds held for reservation minus the cost of the waiver. This can only be purchased at the time of the reservation. If this waiver was purchased it will show on the reservation breakdown below.

Older cozy home in a great neighborhood.

The curb appeal of this house is lacking compared to its neighbors, but once settled inside we were comfortable and cozy, even forgetting about the small sqft size of the house. We were in town for a baseball tournament and it was perfect for our week stay. There were lots of clean bright white towels! Washer and dryer worked great. House is close to wonderful parks, public beaches (lake), and great local restaurants. Contacting the property management group was very easy and timely. On our second day, the electronic house lock stopped working. I was able to call and have the lock reset (thankfully, I had my phone with me when this occurred). Things to note: Overall, the house stayed cool, but the rear queen bedroom gets pretty warm due to considerable leakage around the attic access panel. The house has plenty of eating dishes and utensils, but is lacking in cookware that was in good condition. I ended up buying a frying pan and a few other essentials so that we could cook simple meals. The biggest complaint is that the house should be treated for insects. There were spiderwebs in every room on the walls, ceilings, and around light fixtures. We killed many spiders and other bugs during our stay. Despite these things, I would book again, but hope that these items are addressed.

Acworth home convenient to LakePoint Sports

This is an older home, but the interior has been updated and looks very much up to date. We had 10 people in our group and the house was big enough for all of us. House is located close to restaurants and shopping and about a 10 minute drive to LakePoint Sports. We had a great time and would definitely come back in the future

Overall great stay only tiny complaint would be not getting down all the Halloween decorations. a few corners had spider webs no spiders were seen. all in all would recommend to anyone
