Welcome to our spacious three story townhome nested among the Tahoe pines. With 3 bedrooms + loft and 2 full bathroooms, our home offers ample sleeping arrangements for large families or groups. Conveniently located, you'll be within a 10 minute drive from Northstar Resort, beaches, hiking trails, fine dining, and casinos. Kingswood Village, where our home is located, boasts fantastic on-site seasonal amenities: a community pool, dry sauna, gym, bocce ball, pickleball, and tennis courts.

The Neighborhood:
The highly sought-after Kingswood Village feels serene and secluded, even though it is conveniently right off of Highway 267. You will be just minutes away from many of North Lake Tahoe's top attractions, including Northstar Resort, Kings Beach State Recreation Area, and Sand Harbor.
Getting Around:
Each unit has 3 unassigned spaces. Parking is first come, first serve throughout the complex, but all vehicles must display a parking pass. Cars must be moved every 24 hours during snow events, and at least once per week at other times. Public transit is free throughout the Tahoe basin, and there is a bus stop right outside the Kingswood Village complex.
Other Things to Note:
★ Occupancy and Quiet Hours
• Nighttime Max Occupancy (after 9pm): 8 Guests (Children under 12 not counted)
• Daytime Max Occupancy: 12 Persons (Children under 12 not counted)
• Quiet Hours: 9:00 PM to 8:00 AM
★ Consider Travel Insurance
• Wildfires in the summer and extreme snow in the winter may lead to poor air quality and/or limit highway access. We are unable to give refunds for weather-related reasons.
• Travel insurance is recommended for your peace of mind.
★ Winter Driving: Chain Controls
• AWD/4WD Vehicles with Snow Tires are recommended in the winter
• During R-2 chain control, Caltrans often imposes "Modified R-2" controls over Brockway Summit (Highway 267), prohibiting the most common radial/ladder-style cable chains.
• If you do not have AWD/4WD, Z-style cables, or actual chains, you may be turned around at the Highway 267 checkpoint and have to go the "long way" to Kings Beach via Highway 89 and 28.
★ Pet Policy: Strict No Pets Rule
• While we love animals, HOA rules strictly prohibit renters from bringing pets
• If you have a service animal, please let us know at least a week in advance so we can notify the HOA.
★ Fire Safety and BBQs
• No BBQs are allowed, so please do not bring your own.
• Unfortunately no EV charging is available on-site, and extension cords may not be used due to tripping/fire hazard.
★ Smoke Free Property
• Kingswood Village is smoke-free. It is prohibited to vape, smoke cigarettes, cigars, or any other tobacco or cannabis product anywhere on the property.
• This includes inside the unit, balconies and patios, and all common areas of the complex.
★ Rental Rule Violations and Fines
• Renter Responsible for Any Fines for Violating Rental Rules, whether issued to the renter or property owner.

Although I will not be meeting you in person, I am only a phone call or message away. In the event of an emergency, myself or trusted contact will respond. I am always happy to field questions from my guests, and would love to suggest a hike or restaurant.

Vous êtes reçu par Cameron Shew
I grew up in Gilroy, California, the "Garlic Capital of the World." After getting my civil engineering degree at Cal Poly SLO, I moved to the Sacramento area. Outside of my work as an engineering manager, I enjoy line dancing, backpacking, scuba diving, and skiing. Tahoe is my favorite place on earth (especially the west and north shore). It's a second home to me, when I am not hosting guests.
Pourquoi avoir choisi cet hébergement ?
We love the community pool, bocce ball, and tennis courts. You don't even have to leave the complex to enjoy the Tahoe summer. But if you do, you'll find that the lake is less than one mile down the road.
Quels sont les atouts de cet hébergement ?
Nicely updated unit. Newly installed overhead lighting and ceiling fans keep the space well-lit and cool in the summer months.
