Summary:
These Queen 1 BR apts located in a freshly renovated historic building in downtown Jax. These apts are steps away from dining, shows, the St John's River and all things Downtown Jacksonville has to offer. Book 1 or all 5 of these lovely units for an event or corporate function nearby. Secure building with guest access only beyond the 1st floor. Each apt has dedicated workspace and seating.
Kindly be aware that there is ongoing construction in the basement area of the property from 9am to 5 PM until July. We appreciate your understanding and patience during this time.
The Space:
Each is equipped with a queen sized bed, a TV, a full kitchen, a full bathroom with toilet, vanity, and shower/bath.
4 of the 5 units have sleeper sofas in their living rooms. Apt 202 & 306 do not have a sleeper sofa. The couch is a standard couch / non-sleeper sofa.
If you *need* a unit with a sleeper sofa please put this in your booking request. If we are at capacity and you still need a unit with a sleeper sofa and one isn't available we will supply an air mattress upon request.
Guest Access:
Guests have access to their entire unit throughout their stay. Guests also have access to the common area of the building.
The Neighborhood:
Downtown Jacksonville is an up and coming part of the city with so much to offer! Its central location makes it ideal for business trips and it is also a half hour drive to Jax Beach!
This building is walking distance to Hemming Plaza, Sweet Pete's, the St John's Riverfront, and the USS Orleck (DD-886) museum.
There is still some ongoing construction on site, so please have patience with parking and some noise.
Please note that this building is located in an urban area with a highly diverse population. The guest should expect to encounter typical urban experiences such as traffic, some trash, and even the occasional homeless person. We do our best to maintain a safe, secure facility but we unfortunately cannot be responsible for guest experiences outside the building structure. If you are not comfortable staying in an urban environment then we advise you book one of our other units in a more developed area.
Getting Around:
Being an urban environment, there are several public transportation options available:
-Public bus system
-Rideshare services (such as Uber/Lyft)
-Rental car (please keep in mind that parking downtown is limited - therefore this is not recommended at this property)
-Skyway (only has a few stops)
Thankfully downtown Jax is central to most of the city, you should be a ~30 min drive (max) from most locations within the city

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
Parking is available on the street -- metered parking during normal business hours. Use the ParkMobile app or scan the QR code on the meter to pay for parking. There are multiple parking garages nearby. Here are a few that are nearby:

This unit is pet friendly. Thus, if you are extremely allergic to animals this property may not be a good fit for you.
We charge a pet fee of $20 / night / pet that you bring with you. This reduces to $100 / week / pet and $200 / month / pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
All guests have access to the common areas of the property (front porch, laundry room, backyard).
If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we canât distinguish property from trash, there is a possibility it will be thrown out.
If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often canât so please never assume this will be allowed):
1 hr or less early arrival or late departure: $25
1-2 hr early arrival/late departure: $50
2-3 hr early arrival/late departure: $75
3+ hr early arrival/late departure: $100 or the cost of an additional nightâs stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guestâs arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***
We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.
Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine.
We have a smart thermostat in place and do limit temperatures to the following ranges to reduce our environmental impact. It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this apartment may not be a good fit for you.
***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee***
You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our
cleaners following your stay) we will ask you to leave immediately.
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
