Carillon Beach, the best kept secret in all of NW Florida. This elegant condo offers 3 spacious bedrooms, 3.5 baths and a sprawling, open layout. Sunset 101 bathes its guest in luxury and can accommodate your entire group, making it ideal for a family getaway or beach vacation with friends!
Sunset 101 is located Directly on the shores of Lake Carillon, the condo is the perfect location for sunrises with coffee, or evening drinks lakefront at sunset. Just steps to the resort pool that is the envy of the entire gulf coast.
The beach is just a short walk away though the lovely town of Carillon. The property is gated and guarded, so there is never any traffic. It's truly the perfect coastal village. Beautiful crafted coastal cottages adorn the meticulously maintained grounds. A short walk to the beach is actually part of the best of this location. With 9 unique and architecturally significant beach walkovers, the beach is a fun walk, and easy in and out.
Carillon Beach offers nearly a mile of private beach, by far the largest private beach in NW Florida. Never crowded, just you, the soft white sand and emerald ocean for the low key vacation you have been dreaming of.
The Village of Carillon offers 3 additional pools. A gulf front pool with spectacular pavilion for evening sunsets, an adult only pool on the east side of the property, and the family pool and play area to the west that includes pool, tennis, pickleball, playground, and basketball areas and is the fun spot for kids of all ages.
Downtown Carillon has is its own unique retail village, complete with my favorite restaurant "the little beach café". Have breakfast and lunch outside by the beautiful fountain under a palapa umbrella, take in the greenspace and architecture of Carillon right on the lake.
For dinner there is Lake Powell Pizza which serves up amazing Italian food and Gratify will be reopening soon! That is the locals favorite seafood place right on the lake.
The commercial area also features the Carillon resort spa, and guests can purchase day passes for the fitness center if working out is your calling. . .
The Salty Bottle is a unique and leisurely wine bar with a wide assortment of wines and accessories and is not to be missed. There is a yoga studio, and general store where you can rent bikes and even golf cart rentals are available. It's truly a destination resort, where you can park, relax, and decompress. It's the perfect location. Several grocery stores and restaurants within a block of Carillon, and very little traffic, any time of the year.
The condo itself is spacious, delightfully decorated and roomy for everyone, with over 2300 square feet It is among the largest condos on the coast.
The well stocked custom kitchen with commercial gas cooktop and high end appliances has the utility, space, and prep area to prepare the most elaborate culinary creations.
The living room is massive with ample seating and windows galore all opening up to the covered patio overlooking the lake. A dining table for 6 plus bar seating means each of the bedrooms are oversized and generously appointed, the master has a spa like bath that even included a steam shower. All the bedrooms have their own ensuite bath, and all of the bedrooms and living area are equipped with large flat screen TVs, and has fast and free WIFI.

What's nearby:
When it's time to head out for the day, there are unlimited options for guests to choose from! For some fun on the water, rent a paddleboard or kayak and paddle out into Powell Lake, the largest coastal dune lake in the world. For a picnic on the beach, you are just a couple blocks from one of 8 walkovers to the sugar-white sands of the Gulf of Mexico. Camp Helen State Park offers an extensive trail system that will give each guest a unique perspective of the coastline. If 30A is your thing, bike, walk, or drive over to Rosemary Beach, or the shops at Inlet Beach only a mile to the west. And no trip to the beach is complete without a trip to Pier Park, the fun capital of NW Florida. Millions of square feet of shopping, sports, concerts, restaurants, games, rides and attractions. Its the host of nearly every event that comes to the area, so there is always something fun happening, just 6 miles to the east.

Things to know:
Snowbird-friendly, email us for snowbird rates. This is the perfect respite for snowbirds. Not one single step to get into or out of the condo.
High-speed internet and free WiFi, perfect for working from home, distance learning, and streaming.

Parking & Amenity Access Information:
Each pass is $35 and is required to access the amenities at Carillon Beach. All vehicles must be registered beginning May 1, 2025. A registration link will be sent to you via text prior to your arrival.

Important: This pass does not allow parking in residential areas where homes are located.

A minimum of one pass is required per group, even if you are not bringing a vehicle. Once your pass is purchased, you will receive a QR code, which is necessary for accessing the amenities at Carillon Beach.

Parking notes: There are two spaces available for use in front of the Sunrise Building. First come first serve. There is an over-flow lot behind the Shipwreck LTD building, across from the Carillon office. Handicap Parking is available right out the front door.

This rental is located on floor 1, ground floor lakefront.

Damage waiver: there will be a $300 hold on your card one day prior to your check in. Much like they do at a hotel with a credit card imprint. This hold will release 3 days after your stay assuming no damage.

No Smoking, No Pets, No Vaping, or illicit drugs.
Must be 25 to rent, and the primary renter must occupy the condo each night
No college or party groups.
Longer Stays required in summer with either sat or sun check in and check out

Condo Review

Overall, great location and loved Carillon beach. The community and beaches are amazing! In regards to our condo, many things were not functioning properly during our stay. The main refrigerator and microwave in the kitchen were not working, light bulbs needed changed, two of the TV’s were not working, Keurig was broken, and the oven/stove top was malfunctioning. The management team had the refrigerator repaired the last night of our stay and a back up was provided during our stay. They do warn you about providing very minimal extra supplies so bring extra. No cleaning supplies at all in the unit so unfortunately we had to buy those as well. The overall cleanliness of the unit was disappointing and it could really use a deep clean! Overall, the unit is spacious, beds are comfortable but definitely needs some basic upgrades.

Perfect Stay for a Family Getaway

The Carillon Sunset condo was an awesome spot for our end of summer vacation. It had everything we needed and was a great layout. It was the perfect home away from home. The Carillon Beach community was perfect with a pool just steps away and the beach a short walk away. The beach was beautiful and not crowded at all. In addition, I can't say enough about Rich and the Warren Beach Rental team. I had several questions and they immediately responded. They even came over to help us when we had an issue getting the sound to work on the TV. They did everything to make our stay the best it could be! It was a great experience!

Great location, but not a ‘luxury accommodation

We loved the Carillon area, space available, and ease of checking-in. However, I believe the property management company over-promises on the level of luxury to be expected at this condo. It’s not that the place was bad, but for the price and quality advertised, it did not hit the mark. It was small things that added up, like only leaving one trash bag and one dish easer tab for a 5-night stay for six adults. Plus, the complete pack of paper towels and other consumables that would be expected even in a 3-star accommodation was disappointing.

Great for family with young kids

The condo was perfect for our family. It was about a 5 minute walk to the beach with a wagon and two toddlers. Being on the first floor made it ultra convenient for getting in and out with everything. Parking was always close and available. One of our favorite things was sitting on the porch overlooking the lake and enjoying a nice meal. Plenty of space, closets were a good size for pack & plays, showers and bathrooms are really nice. Overall, very pleasantly surprised with our stay at the sunset condo!
