Designed by one of Austin’s most celebrated modern architects, the home unfolds across three thoughtfully crafted floors — each with its own personality and purpose.
The sun-drenched first floor is anchored by an open-concept kitchen, living, and dining space where floor-to-ceiling sliding glass doors dissolve the boundary between indoors and out, opening directly onto your private heated pool. Come cooler months, it converts to a hot tub — no excuses to ever leave. The chef’s kitchen is genuinely stocked: custom walnut cabinetry, integrated refrigerator, wine fridge, top-of-the-line Thermador appliances, and a coffee bar. A 12-foot marble waterfall island seats six, the expandable dining table seats ten, and there’s enough cookware and serving ware to pull off a dinner party without a second thought. Spill out back to a shaded courtyard with lounge seating and a fire table — ideal for a nightcap. A reading nook stocked with modern board games and Austin travel guides rounds out the floor.
Up the sculptural hanging steel staircase — lined with original local art — the second floor houses the oversized master suite, a guest bedroom with queen bed and private bath, and a fully stocked laundry room. The master is genuinely special: king bed, a dedicated workspace, and a spa bathroom that earned a Top 10 Bathrooms of 2021 nod from Houzz. The centerpiece is a two-person soaking tub positioned beneath a two-story vaulted skylight — built for late-night stargazing without leaving the bath.
The third floor surprises. A spacious guest bedroom tucks queen and twin bunk beds into the gable of the modern farmhouse roofline, alongside a fourth bathroom and a music corner with keyboard. A bright loft with double bed sits under its own skylight, wrapped in windows with 180-degree views over the tree canopy. Step outside to the rooftop deck for unobstructed downtown skyline views — including front-row seats to Austin’s Fourth of July and New Year’s Eve fireworks.
The Neighborhood
Bouldin Creek is one of Austin’s most coveted pockets — full of original character, world-class modern architecture, and a famously free-roaming flock of peacocks. You’re half a block from Ricky Guerrero Park (splash pad, large playground) and the local city library, and a 5-minute ride from everything South Austin offers: ACL and SXSW festival grounds, acclaimed restaurants, and the kind of streets that make Austin, Austin.

∙ Heated pool/hot tub: Available in cooler months (generally October to April) for a flat $100 fee (covers up to 4 days). Just give 24 hours notice. Please note there is not a separate pool and hot tub. The pool converts to a hot tube when it's cooler. ∙ Whole-home audio: Sonos throughout — one playlist, every room. ∙ Entertaining extras: Additional tables and chairs available in the garage for larger gatherings. ∙ Parking: Two vehicles fit in the driveway, with plenty of free street parking beyond that. ∙ No parties: Please note that we abide by City of Austin rules banning parties at short-term rentals. We kindly ask that there are no outdoor activities including pool use or music from 10:30 p.m. to 7 a.m. Noise complaints and violation of no-parties rule could result in cancellation of reservation with no refund. ∙ Air Mattresses: The house has 3 twin bed air mattresses that are available for groups who don't wish share beds. However, please note the maximum number of guests is still 10 guests. ∙ Construction Noise: Austin is a boomtown and the area around our home is experiencing tremendous growth, meaning there is an ever-growing number of older homes being knocked down and replaced my multi-million dollar modern homes. There are currently several new homes being built on the same block so some construction noise is always possible.

Fantastic family property. Cozy, warm pool and lots of space to spread out in the house. Bedrooms are on second and third floors so sleeping kids are not disturbed if parents stay up after bedtime. Great restaurant and kids’ playground just around block. Lots of stairs and sharp cornered furniture so not ideal for very small children but overall, a great house to stay in. Lots of construction and (nighttime!) train noise in this evolving neighborhood.

My wife, 2 year old, and I stayed here over spring break. It was the perfect get away from us. Quiet neighborhood walking distance to great food, drinks, and public parks. The heated swimming pool was a great bonus! David was an excellent host and we will definitely stay here again when we are back in Austin.

House was perfect for a weekend visit with our family to celebrate a big birthday. DAVID was extremely responsive during the booking process and during our stay at the house. Fabulous designer home getaway for Christmas!
My husband and I decided to treat ourselves and stay in this absolutely gorgeous home! Our host, David, had thought of everything and I mean everything that we could possibly need or want, to make our stay in his home more comfortable and memorable. From the bottle of wine, the home booklet on how everything worked, to the 2 Christmas trees in the Family room, amd the most gorgeous tissue flowers in the bathrooms, he really helped make our trip a very special one! The property is located in a very hot area of Austin and we were centrally located to everywhere we wanted to go. There is an absolutely gorgeous pool that has lights that change colors and can be heated if you let David know ahead of your arrival. He provides the pool toys and floaties. A complete gourmet kitchen is at your disposal. Large screen TVs are in the Family room and bedrooms. He provides driveway parking so you don’t have to park in the street. David was available to us at any time by text if we needed something. His home is spotless and our holiday was perfection!!

Austin Oasis
The property was amazing from the tasteful eclectic decorating to the extensively stocked kitchen and bathrooms. The appliances were brand new and included a coffee cup warmer & wine cooler. There were more than enough plates, cups, silverware, glasses (including wine glasses, bar ware, margarita glasses, etc.). To make things even easier, the kitchen was stocked with spices and condiments. The bath towels were plentiful and very nice. There were even enough beach large towels for all of our guests. (Most of our previous rentals did not provide beach towels or gave us 'beach' towels the size of wash cloths.) The beds and linens were extremely comfortable.
Upon arrival, the property was spotless, and check-in was seamless. The owner had left us a lovely welcome basket with cookies, wine, coffee, etc. Communication with the owner was very easy and he responded immediately to any of our questions.
We thoroughly enjoyed our stay and can't think of any improvements. We would recommend this property without reservation and will definitely stay here if we visit Austin in the future.

Awesome location, loved the space even though it’s a tiny house.
Loved the pool in front entrance, paid for heated but it was Only Luke warm don’t believe heater was ever turned on. As I have a heater on my pool and I looked and it was never running? The water pressure is terrible in showers and master tub only could fill 6 inches then hot water ran out- never really got hot water anywhere? They need better tanks, the sink in master looked like it was starting to pull away from wall from all the water pooling. Could not figure out lights in kitchen above cook top area - And microwave is quit confusing too. There were a few stairs we clipped our heels on coming down but learned to step wider on those areas. Over all I would return if the hot water and pressure was working. My bathtub is my sanctuary. Great time otherwise loved the laid out- just wish master bedroom had a closet or hooks on wall to hand items as shower is to large in master bath and it would be awesome if they made that smaller and added a closet there or had more shower heads in master shower they need to add a hand held shower head to rinse off.l Would return if shower pressure and heater for all baths was improved.

Friends reunion
The property was a great find for our group. The location was excellent and the house was in beautiful condition. Additionally, the house easily accommodated 8 guests and we all felt as if we had both common space to hang out and private space to retreat to in the evenings. David was an amazing host and was quick to respond to all of our requests and comments. I would recommend this property without hesitation and would also rent again if returning to Austin with a group. There were a few minor issues which did not impact our stay but did want to mention. The appliances in the property are amazing, however, we could not get the dishwasher to run all weekend. This honestly could have been a user / technology issue but did require a lot of washing dishes by hand. The outdoor fire pit only had an hours worth of propane so we ultimate did not sit outside beyond the first night. There was also a strange odor in the back seating area which we could never identify. Finally, when showering the water ran out of warm water quickly. This just encouraged the group to take very fast showers which ultimately helped us keeping to our schedule, lol. Again, we loved the property and David - give it a try!

A Texas native who spent a decade in Chicago and New York before finding his way back to the motherland. I’ve called Austin home for eight years now, and in 2020 I built this house as my dream home — every detail chosen with intention.
These days I’m in the early chapters of retirement and spending more time traveling, which means this home gets to be enjoyed by people who appreciate it as much as I do. That part I love.

It’s the rare pocket of Austin that manages to feel both tucked away and completely connected. Tree-lined streets, original Austin charm, and a famously free-roaming flock of peacocks on one side — and some of the city’s best restaurants, bars, and cultural destinations practically at your doorstep on the other. Walk two blocks to Green Pastures, bike to Zilker Park, or stroll to South Congress and South First without ever touching a car.
For me, it was the perfect balance of city energy and neighborhood calm. Eight years later, I still feel that way every time I come home.
