Gorgeous views of the ocean and expansive white sand beach will inspire you from the large balcony, living room, kitchen and dining area. This split-level upstairs unit is a stylish and affordable oceanfront property in a terrific location just a few blocks from the iconic Balboa Pier and Fun Zone! Here's what you'll find: 

LIVING/DINING AREA:
 - Open floor plan includes living/dining/kitchen areas - all with ocean views
 - Sofas and additional seating; TV
 - Dining table
 - Patio doors open to the oceanfront balcony

KITCHEN:
 - Fully stocked w/ dishes, utensils, cookware, bakeware
 - All major and small appliances
 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

OUTDOOR LIVING:
 - Front patio with table and seating that overlooks the boardwalk and beach
 - Propane gas bbq grill for sunset cookouts

Moving up the half flight of stairs, you will find 3 bedrooms, 2 bathrooms and a small den:

PARKING:
- 2 tandem spaces designated for this unit in carport and single subterranean garage.
- CAUTION: EXTREMELY LOW OVERHEAD CLEARANCE. Large vehicles VANS and SUV's WILL NOT FIT. - General street parking can also be utilized throughout the neighborhood (metered, unmetered and pay-station) 
- Keep all vehicles and valuables locked at all times.

ALSO:
The similarly-arranged downstairs 2 bedroom unit can also be booked simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listing or call our office for more details.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers and much more! Contact us for more information!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Everything was as advertised and better. This was an AMAZING property with a fantastic view and location! Only fownside for.our particular case is we cant use it when we bring great gramma because of the split level, that was the only drawback. But if you don't have mobility reatrictions there is absolutely no better leave to stay!!

Unforgettable stay!

I brought my family of 4 and my parents to this beautiful home. It was everything we needed and more. The view on the second floor unbelievable. Sunrise in the morning and sunset at night. 10 on 10. Host is organized, responsive and friendly. We will be back!

Great location with a great view of the beach and water. Great location for families with teens because you. A see them on the beach if you are at the house - it gives them some freedom and let's the parents feel safe - easy to walk around into town.

After Christmas trip to visit Bugeon's family...

Most excellent beachfront place with perfect location! Besides the superb accommodations (with the exception of a very small, low ceiling garage), I really liked the reclining chair to watch TV or read, the books to browse, and the whole layout. My only negative comment is to allow checkout by 11am instead of 10.

Property was great. Bed was a little hard, but the place was super nice and good for kids. They are not joking about no SUV as it's sort of underground parking. Property management company was understanding and helped us extend the trip.

Christmas at the Beach

Rented the home for a week, nice overall but pricey for what it is for its down falls. Be aware there is major plane noise flying over from 8am through 9pm each day which definitely took away from relaxing outside. Towels are very thin and rough, kitchen has nothing besides salt and pepper and everything was very basic. Overall nice but super disappointed with the plane noise as you couldn’t hear the waves at all except late night when you are then not allowed on the balcony.

Location is FANTASTIC!

The location is tough to beat and the pricing is fair. The home could use a stylistic update and a broom for the inevitable sand, but we enjoyed our stay. The Property manager could ease up on the parking/noise language in their emails though. Their communication was 80% that you could get kicked out for noise or poor parking and 20% I hope you enjoy your stay. Truth is parking was a non issue, as we parked a Durango and an Escalade there. The beach does shut down at 10pm, so we avoided using the deck in the evenings(bummer).

Good loca, place is beachy, functional, living area is ok, not "nice".

Overall we enjoyed our stay and dont have big complaints, the place was as expected though overpriced. Here are observations....The location is good. The house was clean. Furniture, particularly the living area is fair, old... cloth covers for the couches?. Wifi in the MBR was bad, could not get Netflix. The TV in the LR is way too high, not usable if sitting on the couch.

Burr White Reality is very easy to work with and office is on the Peninsula so on the way to condo. Unit has A/C so that was very nice as we had a mini heat wave while we were there with no ocean breeze. Very clean with new Kitchen Aid appliances. Enjoyed using the BBQ on the patio deck and it was maintained well with a full propane tank for use. My family is looking forward to staying here again next year.

Fun week at tge beach

I had been warned that Newport Beach condos were crappy and expensive. That’s what this one is. It’s not horrible but it’s not nice either. The best part is the location. Close to the fun zone and Balboa Pier so it was super easy to walk to places. The big windows give an incredible view of the beach and we enjoyed watching the beach volleyball right in front of our place. Condo is on the second floor so it might be a pain with small children. They are not exaggerating about the parking. We used a minivan and got it into the garage but then you can’t open the doors to get in or out, so we parked in the carport which is in front of the garage. It was also necessary to do this because we rented 5 bikes and left them in the garage. You definitely can’t keep a car and bikes inside. Could be tricky if you are thinking of using 2 cars. Also, the den with the single pull out couch is not an enclosed room. This was not clear from the description or the photos. It’s completely open to the hallway. My son slept there but was woken by us making breakfast in the mornings. The furniture is old, tired and pretty ugly. It’s all useable but not pretty. The cabinets are cheap. The floor was filthy and there were ants. The agency was very communicative as to what would be provided and they were totally honest about it they gave us 5 beach chairs to use but 2 broke while we were using them. Very cheap. It’s a lot of money for a meh place. Would not go back.

Very enjoyable 2 week stay. Quarters were very clean upon arrival. We had a shower problem that was addressed and repaired very quickly. Would highly recommend Beechview. Someone even shoed up to take our garbage can to the alley.

Overall, I recommend this vacation rental. Reviewer Comments: We had a very enjoyable 2 weeks beginning on Labor Day weekend. After Labor Day the crowds are gone. There is little need for a vehicle although there are 2 parking spots. Anything you need is within walking distance. The back bedroom is very quiet even when there's a lot of action on the boardwalk. Would highly recommend.
