STUDIO SUITE w/private entrance - Central Valley
Located in the spectacular River Islands community our spacious 500 sq ft guest suite offers you your own kitchenette, bathroom, living room, and private entrance. It is a separate section of a 300o sq ft home where you will have access to the common areas of the main house such as the kitchen, dining, great room and outdoor dining/lounge area off our California room with outdoor fireplace and TV. It is only 5 minutes from HWY 5, 120, & 580.
The space
Guest suite includes:
-queen bed
-small living room with TV and sofa
-kitchenette with dining table, sink, mini fridge, mini Keurig, microwave, all in one breakfast station, small rice cooker, electric kettle, blender, toaster, wine glasses, drinking glasses, utensils, and dinnerware.
-closet
-bathroom with walk-in shower, toilet, and single vanity sink.
-air conditioner
-heater
-ceiling fan
-access to laundry room and backyard with covered patio that includes a fireplace, TV, and propane BBQ grill
-high speed internet/Wi-Fi
-separate entrance
Common areas in the main house:
-generous laundry facilities with 2 sets of washers/dryers and slop sink
-fully equipped kitchen with large eat in island
-dining room with table seating for 8
-great room with large sectional sofa, fireplace and 70" TV
-California room with outdoor dining table, lounge seating, fireplace and 55" TV
-free driveway and street parking (garage parking is available for an additional fee)
Guest access
5 min to HWY 5, 120 & 580 makes traveling to various cities very convenient.
The home is centrally located between Manteca, Tracy, and Stockton which are all 10-15 min away. It is only 25-35 minutes to Ripon, Modesto or Lodi and 30-40 minutes from Livermore. San Francisco and Sacramento are about 75-90 min away. Yosemite is 2 hours away.
For those in town on business or for work:
Traveling healthcare workers will also find that we are just minutes away from various hospitals including:
-San Joaquin General Hospital - 15 min
-Sutter Tracy Community Hospital - 15 min
-Kaiser Manteca Hospital- 15 min
-St. Joseph's Medical Center - 20 min
-Kaiser Modesto Hospital - 30 min
-Doctors Medical Center - 30 min
-Stanford ValleyCare Medical Center - 35 min
-Kaiser Pleasanton Medical Center - 40 min

There is plenty here to do for fun and entertainment!
There are plenty of walking/jogging and biking trails throughout the River Islands community, many of which run right along the San Joaquin River. River Islands has its own baseball field, Islanders field, and plenty of soccer fields and many many parks with varying play structures within the community. Just outside the community, about 5-10 min away, in Mossdale and Stanford crossing neighborhoods are many additional parks with picnic/bbq areas and a parkour and skateboard park.
Other things to note
House Rules:
-Each tenant is allowed one visitor but please be respectful of quiet hours and noise level especially for tenants who are working the night shift or those who are working remotely and may be in conference calls during the day.
-No unauthorized parties or multiple visitors. If you wish to have more than 1 visitor to the home, they must be cleared through us first. We will ask each tenant individually if they are ok with this arrangement. Responses will be kept anonymous. If agreed upon by your housemates, all visitors must vacate by 10pm on weeknights and midnight on weekends unless otherwise agreed upon. Please check with us first if you plan to have more than 1 visitor to the home.
-All guests and visitors must be respectful of the noise level between 10:00pm-7:00am on weekdays and 11:00pm-7:00am on weekends. Coming and going quietly from the home after these hours are not an issue. Again, please be courteous and respectful of noise level for housemates who may be working the graveyard/night shifts.
-We may be renting to remote workers who are on conference calls during the day as well. If we do, we will let you know and ask you to also observe quiet hours during daytime business hours or during the hours of their conferences and meetings.
-No excessively loud music, conversations or noises outdoors. Music played inside the home must not be audible from the street. Similarly, musical instruments are not to be played indoors but can be practiced outside in the backyard during preapproved hours.
-We do not allow smokers, excessive drinking, pets or parties.
-As we host a number of healthcare workers, all tenants must also submit proof of COVID vaccination.
