Stunning Sunset & Mountain Views-Sleeps up to 10 guests. We are the closest Airbnb to Fallingwater, 1 mile to Ohiopyle & only 30 mins drive to Seven Springs Resort. Enjoy Ohiopyle State Park without the crowds. This spacious home is on 2 acres of open land with an amazing view of the Yough River Valley. Great for families, friends and couples to spread out and relax. It has 4 bedrooms and 2 bath and a sleeper sofa for 1-2 kids. A large kitchen & living room. Fast WiFi

I am available 24/7 via Airbnb messages. I cannot guarantee I will respond from 12am to 7am. That’s when we are usually asleep but I might see a message if it comes through in the middle of the night if I hear it.

This is a very quite location. You make one turn out of the driveway and you are in Ohiopyle or at Fallingwater entrance in less that 1 minute. This home has only 1 neighbor that is down a quite road.

Parking on site for 2-3 cars. We recommend that you have winter tires during the winter months. We try our best to plow and shovel before a guest arrives but it is not guaranteed. Home is easily accessible.

If you do use the hot tub please put cover back on. The hot tub sits on a hill side that can get windy.

🧹 Cleanliness Expectations
Please clean up after yourselves.

Leave the home reasonably clean at checkout.

If cleaning takes more than 4 hours due to excessive mess, an extra cleaning fee may apply.

🐾 Pet Policy
$100 pet fee per pet.

$50 for each additional pet.

Pets must be declared and paid for at booking.

🔥 Grill Fee
$25 flat fee for grill use.

🚭 Smoking Policy
No smoking inside the house.

Dispose of cigarette butts in the garbage — do not throw in the yard.

🔊 Noise & Parties
No loud parties allowed.

Quiet hours: 10:00 PM to 7:00 AM.

We live nearby and will check if neighbors complain.

🦮 Service Animals
All service animals must be registered like guests.

Notify us when booking if bringing one.

⚡ Power Outages / Natural Disasters / Wildlife
No refunds for power outages, natural disasters, or wildlife.

Wildlife may include raccoons, squirrels, mice, or snakes — this is a rural, wooded area.

🚽 Plumbing
Do not flush pads, tampons, paper towels, baby wipes, or flushable wipes down the toilets.

Violation may result in a fee for septic system pump and service.

💧 Hot Tub Rules & Liability
Hot tub use is complimentary; no refunds if out of order.

Use at your own risk; we are not liable for injury.

Children must be supervised.

Cover hot tub when not in use — $200 fee for damage.

No glass, food, or cigarettes near the hot tub.

Notify us immediately if water becomes dirty or unpleasant.

Set temperature to 98°F and cover at checkout.

🏊 Swimming Pool (if applicable)
By using the pool or hot tub, you release M and Rentals LLC from all liability.

🅿️ Parking
Park only in the driveway.

Do not park on the grass.

👟 Inside the Home
Remove shoes when entering.

Place dirty linens in the laundry room.

If vomit or feces is on linens or anywhere else, clean it yourself.

Laundry detergent and cleaning supplies provided.

$400 fee if we must clean biohazards.

🍽️ Dishes
Put all dirty dishes in the dishwasher and run the cleaning cycle before checkout.

Detergent is under the kitchen sink.

Wash pots and pans by hand (soap and sponge provided).

No need to put clean dishes away; we’ll handle that.

🔥 Fire Pit & Grill
Clean fire pit area if used and ensure fire is fully out.

For grill: scrape food off grates and turn off propane.

🕒 Check-In & Check-Out
Check-in: 4:00 PM

Check-out: 10:00 AM

Request late check-out in advance.

Unauthorized late check-outs are $200 per hour.

Before leaving:

Turn off all lights.

Set heat to 55°F or turn off AC.

Cover hot tub and set to 98°F.

Notify us via Airbnb message when checked out.
