The Space:

Get a good nights sleep in our 3 bedroom home. The primary bedroom has a plush Queen bed, dresser and closet. The ensuit bathroom has a sink, vanity and shower.



The second bedroom has a Queen bed, closet and dresser. The third bedroom also has a Queen bed, dresser, closet and desk (located inside the closet and can easily be removed to use). The hall bathroom is easily accessible from both bedrooms. It features a vanity with sink and shower over tub combination.



Relax in the living room on the sofa or in our 2 overstuffed reclining chairs loveseat while watching a movie.



Enjoy meals in our light and bright kitchen and dining area. The kitchen includes an electric stove and oven, refrigerator, dishwasher, coffee pot and toaster. The laundry room provides extra storage and has a high-efficiency washer and dryer.



Have fun in our family/den room. It has an electric fireplace, Smart Tv and a comfortable sofa for relaxing. The backyard is fully fenced with an internal dog area and artificial turf. The artificial turf and patio pavers are a new addition to the back yard. There is a dog door located in the laundry room so dogs can access the fenced area. We allow up to 2 well-behaved dogs. A pet fee must be paid prior to check in.



The property is located 1.4 miles from Kohls, Walmart and Fry's grocery Store. 1.6 miles from the Findlay Toyota Center and 8.2 miles from the downtown Prescott courthouse Square and Whiskey Row.

Guests have access to the entire house (minus the locked storage closet and the shed) front yard, back yard and driveway,



The Neighborhood:

Our Prescott Valley neighborhood is quiet, safe and minutes from shopping, dining and entertainment.



Other Things to Note:

We have Roku Tv's at the property. Guests must log in with their own streaming service credentials to watch tv. We do not have cable tv.



We have a keypad door lock for contactless entry. Guests are able to check in anytime after 4 pm of the arrival date.



The property has an overnight occupancy of 6 guests. Daytime guests must be previously cleared with the host prior to their arrival.



Additional rules

No parties or large gatherings on the property or in the house. House has a maximum occupancy of 10. Visiting guests need the hosts prior approval.



-The primary guest must be present. No sub-letting allowed. We prefer the primary guest to be over the age of 25.



-No parties, events or large gatherings allowed. Please respect our neighbors, quiet hours are 10pm-8am.



-Check in time is 4pm and check-out time is 10am. We may be able to accommodate an early check-in or late check-out, this is not guaranteed especially during peak season.



-No smoking of any kind inside the house or anywhere on the property, no illegal substances allowed on the property. There is a $500 fee if any guests smoke inside the house.



Quiet hours from 10 pm to 8 am. Please respect our neighbors and neighborhood.



Please note we have a Ring door bell located next to the front door that monitors the front door, we have a Ring floodlight camera located above the sliding glass door in the front of the house. This camera monitors the driveway and we have a Ring floodlight camera on the back of the house that monitors the backyard. The cameras monitor video and sound 24/7.



No tampering or blocking of our cameras is permitted or unplugging any wi-fi enabled technology that we use to give the guests access to the property and monitor the property.



The property has an Ecobee connected thermostat. Please note that guests are given a temperature range in which they can adjust the temperature up or down. Tampering with or disconnecting the thermostat will result in the immediate termination of the stay. Likewise, tampering with or disconnecting the router, network equipment, connected door lock, external cameras, ect will also result in the immediate termination of the stay.



Guests are welcome to adjust the temperature within a comfortable range. Please note the AC/heat pump unit is able to be lowered to 72°F for air conditioning and raised to 78°F for heating. Please message prior to booking if you have any questions about the range. Thank you.



There is an additional $60 cleaning fee for stay over 14 nights. I will send a separate request via the Airbnb resolution center for the additional cleaning fee.



We allow up to 2 well-behaved dogs on property. Pet owners must pay the pet fee prior to check in. Owners are responsible to clean up the yard of pet waste, not let dogs excessively bark and not leave them at the property for long times alone. Pet fee is non-refundable. If a per causes damage to the property, other costs and fees may apply. Guests are responsible for picking up pet waster from the yard immediately and disposing of in the outside trash can. Pet waste clean up fee is $60 per hour.



We have brand-new artificial grass and patio pavers in the back yard. Please DO NOT place any furniture, the grill or anything else on the artificial grass that may damage it. The grill needs to be used in the rocks only. It should not be used on the patio pavers or on the artificial turf. Guests will be held liable if they cause any damage to the turf or pavers.



Dog waste needs to be picked up immediately from the turf. If any residue from the dog waste is left over on the turf after pick up, please dump some water on the spot to wash away the residue. Thank you!



Guests who break the rules will be subject to additional fees, or immediate cancellation of the reservation without a refund.



Please note the following fees:

Unauthorized party ~ $1,000

Unauthorized pet ~ $300 per pet

Tampering with security cameras/devices ~ reservation terminated with no refund and $500 fee

Parking on properties landscaping or in the yard ~ $300 per vehicle

Extra cleaning ~ $60 per hour



Please Note: We are not responsible for items left behind at the property. If a guest forgets something, they will be responsible for a $30 handling fee (for our time) plus the cost of shipping to return the item. Thank you for your understanding.
