LISTING DESCRIPTION
Peaceful & quiet country living on 2 acres. This amazing home away from home is perfect for romantic vacations, private getaways or for guest just wanting a beautiful & comfortable place to stay. 1 queen bedroom, fully stocked kitchen, coffee bar, laundry room, full bath, Wi-Fi and 55" smart TV. Great outdoor spaces: back patio w/ BBQ & front patio w/ seating & fantastic views. A couple minutes away is Lake Lowell & the Snake River for water lovers & Sunnyslope wine trail for wine connoisseurs.
THE SPACE DESCRIPTION
This is a beautiful, super comfy and super cozy 1 bedroom home in the country on 2 acres. The Cool Ranch Mini is new and has all new furnishings including mattress, furniture and decor. Lake Lowell & Snake River are only minutes away for your enjoyment of all types of water activities. Beautiful views abound: East view is of the Boise Mountain Range, South views of large farming crops and cattle and to the West you can enjoy the sparkling lights from Marsing as well as the Owyhee Mountains, Lizard Butte and a slight glimpse of the Snake River, not to mention the breathtaking sunsets. We have an abundance of birds, quails and rabbits. We do ask guests to enjoy but not to disturb these little guys as we and many guests immensely enjoy their presence. The bedroom is furnished with a queen size bed, ceiling fan and an additional wall heater if needed in the winter. There is a full bath with tub & shower, we supply the amenities. The kitchen is fully stocked with amenities such as: a hand mixer, toaster, electric can opener, BBQ utensils, dinnerware, silverware, knife set, coffee bar, dining table and bar top w/ stools. The kitchen opens up to the living room which is completely decorated & offers a 55" smart TV with Netflix, Hulu, Roku and more. Living room furniture includes a new & extremely comfortable large couch and matching chair, end tables and coffee table. The Laundry room area opens up off of the kitchen & has a great washer & dryer, we supply some laundry soap and dryer sheets. Outside is only partially fenced with 2 panel white fencing but does offer some privacy with landscaping, trees and bushes. The back patio has a patio table and a couple of chairs for seating, an awning for shade and a BBQ for grilling. Unfortunately, we are not there enough to be able to provide charcoals so you will need to bring your own. Views are of the large garden area which is a common shared space with outdoor seating and a wood firepit (you bring the wood). We encourage guests to please enjoy and pick fruit and berries from the fruit trees, grape vines, berry bushes and vegetables from the veggie garden. Flowers are everywhere so please clip a couple for a keepsake if you would like. The front of the home has another patio area with chairs so guests can enjoy the incredible sunsets. Guests are welcome to move the patio table and BBQ to which ever area they prefer. The Cool Ranch Mini is located only minutes away from Lake Lowell for fishing, boating, wakeboarding, tubing, jet skiing, picnicking & day camping. The Snake River is even closer for rafting, boating, fishing, picnicking and it even has a wonderful playground next to the river for the kiddos. There is a free gun range for target practice and for sighting in hunting rifles, Pickle Butte OHV has trails for dirt bike lovers and numerous local wine tasting vineyards for the wine connoisseurs. Not far away are other local attractions include Roaring Springs Water Park in Meridian and Bogus Basin Ski Resort in Bogus Basin. Let's not forget the amazing and historic downtown Boise. No matter what youâre looking for the area always has a multitude of activities and options for every season.
We are happy to accommodate any guests bringing a boat, jet skis, trailers, etc. with additional parking in the back of the property for free, with prior approval. Guests bringing an RV or trailer are not permitted to have additional guests stay inside the RV or trailer and we do not provide hook-ups just the free parking. We do offer luxury amenities for an additional fee for special requests such as daily maid service or limo service. We ask guests to notify us as soon as possible so we can make this happen as it is subject to availability. This is a large 2-acre private property that includes the cozy 1-bedroom private home, Cool Ranch Mini and a custom built elegant 4-bedroom private home, the Cool Ranch House. Both homes are listed on Airbnb as well as other listing sites. Homes can be rented together or separately. We offer a variety of rental options, please message us if you are interested so we can discuss your needs & help find you the lowest rate. We do ask all guest to respect the privacy of any other guests. We do allow pre-approved pets and for the safety & security of everyone we have active smart locks on front doors, active ring doorbells on front doors and active motion lights around the homes and property. We do NOT have any devices in view of any private areas inside or outside of the home or property, this includes bedrooms, bathrooms, hot tub area etc. We respect the right of privacy and believe in finding balance between privacy rights and technology for the purposes of safety and security for our guests as well as ourselves. We will be adding an active security camera on the property covering the exterior entry and exit ways & additional active ring doorbells on the back doors as well as a smart thermostat and decibel detector inside. This will monitor noise decibels aka sound and does not record words, voices or conversations only sound decibels. Owners may, on a rare occasion be onsite but will only interact with guests if the guests initiates & welcomes the interaction. Someone will always be available via message platform, text or cell. We do require a signed rental agreement and copy of valid state issued ID. Off limit areas include the shop, 3-car garage and garden sheds.
Please note, we do NOT tolerate parties, inappropriate or illegal activities or smoking indoors.

NEIGHBORHOOD DESCRIPTION
This home is out of the city and in the peace and quiet of real country living, so the âneighborhoodâ consists of cows, farm fields and maybe 3 â 5 other country homes in a several mile radius. There is a paved road that has an occasional ranch-hand truck, a tractor or a dirt bike come down the way. Although one day we did see 3 cows justa trottin along down the road happy as could be...... The small town of Marsing is about 4 miles away for restaurants, gas, propane or groceries and then if you want a bigger town about 8 miles away just past the lake are city amenities like movie theaters, fancy restaurants, Starbucks, Costco, etc.
GETTING AROUND
Bring your car, a rental car or your friends' car whatever you wish just don't forget the boat if you want to get around by boat on the river or lake.
