Twenty people, one house, and nobody sleeping on the floor. Bourbon House 3 is a 5-bedroom, 9-bed home in walkable Germantown built for the trips that are hard to house: Derby week, a Bourbon Trail weekend, a reunion, a wedding block, a bachelor or bachelorette crew.

The main floor is one big open room: a 70" Smart TV, a sectional the whole group fits on, and 9' ceilings that open up to 12' vaulted upstairs. The kitchen runs on stainless appliances and granite counters and is stocked to cook and serve for everyone. Every bedroom has a Sealy Posturepedic Hybrid mattress, a Smart TV, a closet and its own storage.

Out back, a private patio with string lights, a gas grill, a fire table and plenty of seating, plus a private lot with off-street parking for 4 cars, rare in this neighborhood.

You're a short walk from Germantown's bars, micro-breweries, restaurants and coffee shops, one block from live music, 5 minutes from downtown and 15 from Churchill Downs.

RENTAL AGREEMENT / GUEST VERIFICATION (Required): A signed rental agreement is required within 24 hours of booking. The agreement includes guest identity verification, occupancy limits, no-party/no-event policy, property rules, damage responsibility, and compliance with local regulations and insurance requirements. If this requirement is not met within 24 hours of booking, host may cancel this reservation without penalty.

WIFI: All guests will be asked to enter email and phone number in order to access the free WiFi at this location. Contact confirmation is optional. In accordance with booking platform policy, we use apps to facilitate our guest experience and these apps may request contact information before, during, and after your confirmed stay.

KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non refundable, regardless of whether or not a rental agreement has been signed.

RECORDING DEVICES: Recording devices are located on the exterior of the property. Devices record audio and video and recordings are triggered by motion. Devices will be active during guests stay. Recording devices only capture views of the exterior. Guest safety and privacy are top priorities. These recording devices exist solely for the safety and security of our great guests!

NO SMOKING: Absolutely no smoking or vaping inside either home

CHECK IN: Contactless check in is available until 10 pm EST via keypad. Any guests planning to check in after 10 pm EST must notify the host in writing prior to 10 pm to make accommodations for after hours check in. The host may not be available to assist with any check in issues between 10 pm and 9 am EST

NUMBER OF GUESTS WE HOST: We expect to only host the number of people on your reservation only. For insurance and safety purposes, please make sure your reservation reflects the accurate number of people. Otherwise you may be subject to a fee and you may be asked to leave.

NOISE LEVELS: Please be mindful of noise levels at all times and be respectful of neighbors by adhering to the quiet hours.

PARTIES/EVENTS: Absolutely no parties or events are allowed without written approval from the host prior to check in.

THINGS TO KNOW
- The home shares a wall and front porch with a small commercial office. Entrances are private and guest privacy is not affected.
- No cable TV. Smart TVs are set up for streaming; log in with your own accounts.
- Sleeps 18 in beds, 20 total. Occupancy is strictly enforced.
- Rates increase for Kentucky Derby week.
- A sign near the rear parking lot reads "This Area is Under Surveillance." There are no cameras on the lot; the sign is a deterrent against vehicle tampering.

RENTAL POLICIES
- A rental agreement must be signed before check-in. If it is not signed, the cancellation policy remains in effect.
- All Kentucky Derby week/weekend bookings are non-refundable.
- A security deposit hold is required at least three days before check-in and is processed outside the booking platform. If it is not provided, the booking may be cancelled and the cancellation policy still applies.
