POOL/SPA HEATER: VERY IMPORTANT
1-Cost: $35 per day (November-March: $45/day).
2-Minimum: 3 consecutive days.
3-Pool is set to be heated to 89 F/Spa 104 F.
4-Must be requested 48h in advance.
5-Guests need to pay heated pool for spa to get heated.
6-Heaters work through HEAT EXCHANGE and WILL NOT WORK in cold weather. If you still would like to heat the pool during cold conditions and it does not reach the desired temperature, we will not be able to offer a refund.

BBQ GRILL ($65/reservation): Travel Coleman propane grill. $65 covers the use and cleaning of the grill plus 2 bottles of 1lb propnane.

PARKING: Parking at the designated street parking lots in front of the house. Max 5 cars/home is allowed. NO GARAGE PARKING.

SECURITY CAMERA: There in NO security camera INSIDE the house. There is one on each exterior side wall of the house. The ring door bell at the front door will be on during your stay.


DELIVERIES: You can get deliveries that go to your doorstep – FedEx, Amazon, Uber Eats, Door Dash, UPS, etc, but USPS delivery, since there are no mailboxes assigned to the homes for the Retreat and ChampionsGate Condominium due to it being a vacation community.

TRASH: DO NOT PLACE TRASH BAGS ON THE CURB OR PLACE LOOSE ITEMS IN THE TRASH BENCH. Amenity Services will not service home for that day if this is done. SEE TRASH PICKUP DETAILS IN THE GUESTBOOK IN THE HOUSE.

The property was great!!! We really enjoyed our stay all of the rooms were beautifully decorated kids were able to choose their favorite character room. Property was very nice and clean. Neighborhood was nice and quiet. Property management was very informative about anything extra we needed to bring.

Great location for our group. The only issue we had was a few rowdy neighbors. Apparently they had a party because they ended up using all of our parking spaces and we had to park farther away.

Nice venue for large families

Refrigerator needs maintenance and filter replaced. Doors do not close appropriately and thus does not maintain cold temp. Many walls are scuffed and need a little paint refresher. However we enjoyed our stay and found Florida beautiful

Lovely House!!! Minor hiccup. We paid for the the heated spa and it wasn’t hot enough and not working accordingly. My family was not pleased at all. Another hiccup, no dust pan for the broom making very inconvenient to keep the house swept from time to time. We had to make up an dust pan.

A Thanksgiving Nightmare: Vermin, Negligence, and Zero AccountabilityThis wasn't just a bad stay—it was a health hazard that destroyed our family's Thanksgiving and cost us thousands in emergency hotels.The property was shockingly neglected: filthy floors caked with grime, dirt-coated walls and baseboards, holes in drywall, and lights dangerously short-circuiting. The refrigerator was useless—freezer dead, fridge barely cool—ruining our Thanksgiving meal plans.Then the true horror: I found hair and dirty linens in the sheets. When I stripped the bed, I discovered live bed bugs crawling in the mattress. Other rooms had roaches and ants everywhere.I immediately called the host with video evidence. She sent pest control who confirmed on camera: bed bugs, roaches, and ants throughout. But here's the outrage: because the technician didn't spot a bed bug in that exact moment, the host told him NOT to treat the infestation. She chose plausible deniability over our safety.Members evacuated immediately. Family members scrambled for last-minute holiday hotels at inflated rates. Our Thanksgiving was ruined. We left early. The host offered zero compensation zero apology, zero accountability.I've rented vacation properties for years. Nothing compares to this level of filth, infestation, dangerous conditions, and callous disregard for guests.DO NOT BOOK THIS PROPERTY. This host shouldn't be allowed to rent to families. Dangerous, disgraceful, potentially illegal. You've been warned.

I can't say that hosting Sharon and her group was a good experience. Soon after they arrived at the house, they started checking sheets, saying the sheets were not clean. All the sheets were washed. I was there when the house keepers were cleaning the house. I had to send someone to buy sheets at Walmart and send the sheets to the house at around 10 pm on their arrival night. On the morning of Thanksgiving, I received text messages saying one of the bedrooms had bed bugs. They were asking for a large refund at first and then a full refund. I agreed to give them refund after the third-party pest control confirmed bed bugs or bed bug evidence there, as I really believed them and thought there were bedbugs there. If you saw a living bed bug crawling on the bed, there must have been some existing bed bug evidence like bedbug eggs, poop, blood or skin, but NOT THAT TIME. The pest control company went to examine the rooms on Nov 28 morning. No bedbug or any bedbug evidence was found. I contacted Vrbo customer service for help. They suggested we talk through Vrbo messages, not to talk privately through text messages. I sent Vrbo the pictures provided by the cleaning company (which showed the house was well cleaned) and the pest control report by the professional pest control company. Vrbo customer service concluded I was not obliged to offer them refund. She sent a screenshot to the Vrbo message showing a $405 hotel reservation price breakdown, but it didn't show the payment was really made. The fridge was working properly. It was Thanksgiving. If you stuff the fridge with lots of food and drinks, it certainly takes time for the food and drinks to cool down. There is also an extra fridge in the game room just in case of this situation. They didn't leave early. They didn't check out until a little while after 10 am. No light shortcutting. Vrbo Health & Safety group investigated the case twice and concluded no more action from me.

5-Attached spa is NOT a jacuzzi. It can only be heated if the entire pool is heated. Pool and SPA get heated alternatively.

Guests cannot transfer their QR code to other guests. All guests need to use their own QR Code.

COVID-19 UPDATE: Per legal requirement (Governor Desantis Executive Order) you also agree not to host any gathering with more than the total occupancy of this property. By law, if you do not respect this rule, we will have all rights to evict you without any right for compensation. And you would put yourself at risk of being reported to the police at any time by neighbors or the HOA. Only the guests who have been registered are allowed to stay in the property.

Champions Gate is a new resort. The Oasis clubhouse and all facilities are open to the public, but you may still see construction at some areas of the resort.
