Panama City Beach is currently proposing a city ordinance that would require all vacation rental guests to be 21 years of age or older, unless staying as part of a family. The primary renter and all guests must be 21+, with ID verification required prior to check-in. Hosts are required to enforce this policy and no exceptions can be made. No smoking inside the home. No events/parties allowed. No outside guests allowed at any time. Children must never be left unattended. Pets OK with fee (must be paid) but are not allowed in the home alone without being in a crate/kennel. Guests are expected to pick up messes from pets.
Rental Agreement Terms & Conditions
Introduction: This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.

Renter Requirements: - The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking. - The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.
Property Damage Protection Policy: - Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.
Check-In & Check-Out: - Check-in: 4:00 PM local time on arrival date. - Check-out: 10:00 AM local time on departure date. - Early check-in requests are subject to availability and are never guaranteed.
Damages: - Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty. - Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.
Eviction Policy: - Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.
Lost Items: - The Owner is not responsible for lost, stolen, or left-behind items. Efforts will be made to return found items upon request, with shipping costs covered by the guest.
Maintenance: Report maintenance issues or discrepancies immediately. If any are found after arrival, they should be reported within 2 hours of arrival. Normal wear and tear are not considered maintenance issues. Please DO NOT spam the host or property manager with photos of items that are normal wear and tear. The management may enter the property for maintenance or inspection. After-hours emergencies should be reported via our business line.
Housekeeping/Cleaning: Report any cleaning issues or missing linens upon check-in, or within 2 hours of arrival. The home comes equipped with essentials for a starter pack; replenishing supplies is the guest`s responsibility. Promptly report any missing items in the property as soon as they are noticed, rather than waiting until the end of the stay. Failure to inform us in a timely manner is considered negligence on the part of the guest. Prompt reporting allows us to address and rectify any issues quickly, ensuring a pleasant and comfortable stay for all guests.
Cancellation Policy: The cancellation policy for your booking is determined by the platform through which you made your reservation. To provide you with peace of mind, we strongly recommend purchasing a separate trip insurance policy. This ensures coverage in the event that unforeseen circumstances require you to cancel your stay. Please review the specific cancellation policy on your booking platform for detailed information and remember that we uphold the cancellation policy in place at the time of booking.
Harassment Policy: We maintain a strict policy against harassment in any form. Abusive, threatening, harassing, violent, hostile, or inappropriate language towards our staff, servicers, vendors, or other guests is not tolerated under any circumstances. Failure to adhere to this policy may result in the immediate termination of your stay without a refund and is considered a breach of the rental agreement. We are committed to providing a safe, respectful environment for all guests and staff, and we appreciate your cooperation in upholding these standards.
WiFi/Internet/TV: - Internet services are provided subject to availability. - The WiFi password is available in your check-in instructions, your guest portal, and the Touch Stay Guide at all times.
Bunk Beds & Sleeper Sofas: Top bunk beds are for children under 100 pounds. Safety instructions for bunk bed use must be followed. Sleeper sofas sleep 2 people maximum.
Stairs: - Stairs are maintained regularly. Guests use stairs at their own risk.
No Smoking or Open Flames: Smoking and open flames are strictly prohibited inside the unit and on the balconies/breezeways (unless a fire pit has been placed there by owner/property manager). HOAs may require smoking to occur in parking lots; homes and townhomes require you to be a minimum of 10 feet away from all doors and windows. Messes must be picked up. Violations will incur charges. This policy encompasses all forms of smoking, vaping, and the use of e-cigarettes. In addition, while we recognize the legal use of medicinal marijuana, the following guidelines apply: Prohibited Areas: Smoking, vaping, and the use of e-cigarettes or medicinal marijuana are strictly forbidden inside the rental unit and on the balcony. Legal/Medicinal Marijuana Use: The use of legal or medicinal marijuana is permitted outside the rental unit in designated areas, in compliance with local regulations. Guests are required to dispose of all marijuana residue and paraphernalia before departure. Proof of a valid prescription may be requested, in line with Florida state law. Enforcement and Penalties: Violations, such as evidence of smoking or marijuana use inside the unit, will result in additional cleaning fees, forfeiture of the security deposit, and potential eviction. Guests are responsible for any costs associated with restoring the unit to a smoke-free condition.

Get away from the cold.
House is perfect for a getaway. Wife and I came from the midwest for the beach. Wonderful to get up and walk less than 5 mins to the beach for the best sunrises and sunsets. You can hear the waves at the house. Great location. Backyard was a nice hidden oasis with the pool.
Will definitely come back and tell our friends about the house.

Great Stay!!
We had a great stay at Blue Lagoon. The house and the pool were great. The fenced in yard was perfect for our dogs. We had an issue with the water when we arrived and contacted the property manager. We received a response within a minute, and someone was onsite, and the issues was resolved within 10 minutes. Outstanding customer service!! We would definitely book with you again! Thank you for a great stay!

Lovely property!
This was by far one of the cleanest properties we have ever stayed in! It was a little older cottage totally redone…small but perfect for my husband, dog, and myself. Very eclectic shabby chic, cute and comfortable. We were there for a month so I cooked quite a bit and was first place we’ve ever stayed that had good knives and decent pots and pan. Yard was fenced in front..perfect for dog. Outdoor space in back was lovely….great heated pool! We swam almost everyday. Was a 6 minute walk to the beach. Jacob the pool guy kept the pool spotless! Mike and misty the property managers were quick to respond to any emails and issues…very friendly and down to earth. One of our nicest stays ever! Quiet and private and lots to do if u choose.

SMALL
This is an old property that has been patched up from the moment I walked in the door I knew we had been overcharged for what we got. It is advertised as a three bedroom two bath one bathroom is literally 6‘ x 6‘. I measured it. One bedroom is a garage that has been converted to a bedroom and the garage door tracks are actually sticking through the wall with spray foam insulation around it . All the windows in the front of the house had cobwebs in the corners on the inside I immediately called property manager about one curtain hanging in the bedroom the garage door was off the tracks. They did come and fix the garage door on Monday the house next-door is overgrown and not taken care of, I know that is not this property’s fault but it still looks dirty. Overall, we learned that are saying the location to the beach was fine it’s way overpriced for what you get.

We acknowledge and apologize for the inconvenience caused by the cobwebs. It is not our standard, and we have promptly addressed this with our cleaning team. Additionally, when informed about the curtain, we responded by not only inspecting it to find that one loop was off the track and put it back on. Our aim is to rectify any issues as soon as they are brought to our attention, which is why we had our maintenance team visit the next morning.
We strive to represent our properties accurately and provide as much detail as possible to prospective guests. The size of the home and the photos provided on our listing are a true representation of the property. The house is described as a renovated bungalow, and while we understand that it might not meet everyone's expectations, it is crucial for guests to thoroughly review the property details and images before making a reservation.
