First Floor: 1 bedroom with king bed
Second Floor:
Primary bedroom with attached bathroom, king bed, and bunk bed (top bunk for children only)
Additional bedroom with full bed and twin trundle (trundle recommended for children)
Lower Level:
1 bedroom with king bed and private exterior access
2 queen sleeper sofas (may require repositioning for full use; please return to original placement after use)

House Rules – Gilford Property

General Rules
• Smoking, vaping, pets, parties, events, and loud music are strictly prohibited.
• Any violation will result in additional cleaning fees, damage charges, and/or immediate termination of your stay without refund.
Occupancy & Safety
• Maximum occupancy is 12 adults.
• The top bunk bed is for children only and has a maximum weight limit of 150 lbs.
• All guests must be 25 years or older unless accompanied by a parent or legal guardian.
Footwear Policy
• Shoes must be removed in the front hallway.
• No footwear is permitted beyond this area, including in loft spaces.

Fireplaces
• Fireplaces in both living rooms are not operational and must not be used.

Outdoor Use & Firepit
• Return all outdoor furniture and items to the shed after use.
• Firepit must be fully extinguished with water after use.
• Guests are responsible for any damage caused.

Quiet Hours & Neighborhood Respect
• Quiet hours are from 10:00 PM to 8:00 AM.
• No outdoor gatherings or noise disturbances during quiet hours.
• Respect neighbors at all times.

Cleanliness & Care
• No food or drinks on carpets, rugs, or furniture.
• Damage or stains will result in charges.

Trash Disposal
• Place all trash inside the designated cans in the yellow shed.
• Excess trash must be removed by guests.

Utilities & Service Limitations
• No refunds for internet outages.
• Power restoration depends on utility company.
• No substitute accommodation provided.

Enforcement
• Violation of rules may result in cancellation without refund.
