The Space:

Welcome to LUX Palmas, your ultimate luxury oasis in gorgeous Palm Springs. This spectacular, resort-style home is a chic and relaxing desert getaway, designed for the perfect vacation experience. Expansive glass sliders create a seamless transition between the stylish, open-plan living area and your private backyard paradise.



**Indoor Space:**

* **Living Room:** Plenty of comfortable seating, a 55" streaming-ready Smart TV, and a sofa bed for additional guests.

* **Kitchen:** A fully-equipped, modern kitchen featuring all-new appliances, including a gas stove, dishwasher, air fryer, and blender.

* **Dining:** A dining table for six, with extra seating for two at the kitchen counter.



**Bedrooms (Sleeps 8):**

* **Master Bedroom:** A serene retreat with a King bed, ensuite bathroom, Smart TV, room-darkening curtains, and direct access to the pool.

* **Bedroom 2:** Features a space-saving Queen-sized Murphy bed and room-darkening curtains.

* **Bedroom 3:** Contains a cozy Full-sized bed and room-darkening curtains.

* **Living Room:** Includes a comfortable sofa bed.



**Outdoor Paradise:**

Your private backyard is a sun-drenched haven designed for fun and relaxation.

Guest Access:

Guests will have private and exclusive access to the entire house, private backyard, and garage during their stay. There are no shared spaces.



*** Parking:** Free parking is available for a maximum of 4 vehicles. The garage can accommodate one large truck/van or two medium-sized cars.

*** CITY REQUIREMENTS: ***

In compliance with City of Palm Springs regulations, the primary renter must provide a copy of a government-issued ID, submit the license plate numbers for all vehicles parked at the property, and sign a required rental agreement prior to check-in; all adult occupants must also confirm that they have read the City’s Good Neighbor Brochure. *Verification and contracts are submitted through an alternate page called SuiteOp after confirmation of reservation**



*** Early Check-in / Late Check-out: We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance.

*** Pool Heating:** The pool can be heated for an optional fee of $99 per night (2-night minimum). Please provide at least 48 hours' notice to arrange this service.



***CANCELLATION POLICY:** Please be advised that a 5% service charge applies to all refunds to cover non-refundable credit card processing fees. Refer to the platform's cancellation policy for specific refund amounts and timelines.

* 100% refund for cancellations made within 48 hours of booking.

* 50% refund for cancellations made at least 30 days before check-in.

* No refund for cancellations made within 30 days of check-in.



***For Kids:** We can provide 2 highchairs and 2 Pack ‘n Plays upon request at no extra charge. Please let us know in advance if you need them.



*** OPTIONAL POOL / SPA HEATING: ***

Optional pool heating is available for a fee of $99 per night and must be reserved for a minimum of 2 consecutive nights. Please provide at least 48 hours' notice before your arrival to ensure the pool is heated for your stay.



*** ADDITIONAL CLEANING REQUIREMENTS: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice.

*** Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances.
