Guests have exclusive access to the entire property, including the home, private pool and spa, outdoor living areas, and BBQ. The estate is fully private with no shared spaces. Self check in allows for a seamless arrival and complete privacy throughout your stay.

We offer a discreet, hands-on hosting approach. Guests enjoy complete privacy while having 24/7 access to support should any questions or needs arise. Assistance is always available, allowing for a seamless and elevated stay experience.

Total persons on the property (overnight guests + daytime visitors + vendors) may not exceed 16.


2. Damage Protection & Rental Agreement
All guests must sign a supplemental rental agreement confirming occupancy limits, visitor policies, quiet hours, parking rules, and monitoring disclosures.


All guests must complete property damage protection ($5,000 coverage) within 48 hours of booking and provide proof. If you book on VRBO this is included in the booking process. If you book through a third party platform you will need to purchase your own damage protection, and provide proof to the host.


Guests are responsible for any damage to the home, furnishings, bedding, linens, or personal property. Costs for repair or replacement will be charged.


3. Daytime Visitors & Additional Guest Fees
Up to 6 pre approved daytime visitors are allowed 10:00 AM – 9:00 PM with:


Prior written approval from the host


Payment of applicable visitor fees


After 9:00 PM, only the 10 registered overnight guests may remain.


Fees for groups over 10:


$300 gathering approval fee


$50 per additional person beyond 10


4. Parking
The property accommodates up to 9 vehicles:


5 near the house (4 in driveway, 1 by front door)


4 in the private cul-de-sac


Street parking is not permitted.


5. Noise & Quiet Hours
Quiet hours: 10:00 PM – 8:00 AM


Minut noise sensors monitor sound and occupancy. Alerts may result in messages, warnings, or reservation cancellation without refund.


Guests must maintain reasonable noise levels at all times.


6. Pool Safety
The pool is not fenced and there is no lifeguard.


Guests assume full responsibility for their safety and the safety of their guests.


Children and non-swimmers must be supervised at all times.


No running, diving, or horseplay is allowed.


Guests must follow all pool usage instructions.


Host is not liable for accidents or injuries in or around the pool.


7. Vendors & Service Providers
Any vendors (chefs, photographers, therapists, etc.) must carry their own liability insurance.


Vendors operate independently; the host is not responsible for their actions.


8. Fires, Candles, and Smoking
No open flames or smoking anywhere on the property.


Only flameless candles are allowed.


9. Check-in / Check-out
Check-in: 4:00 PM


Check-out: 10:00 AM


Early check-in may be requested for a fee and based on availability.


10. Road Safety
Speed limit in the community is 15 MPH.


Drive carefully; the area has blind curves, hills, and farm workers.


11. Septic / Plumbing
Only toilet paper may be flushed.


Guests are responsible for costs associated with improper use of the septic system.


12. Pets & Service Animals
Only approved service animals are allowed.


Service animals must never be left unattended indoors or outdoors.


Guests must clean up after service animals and keep them off furniture and bedding.


Damage caused by animals or excessive hair will result in extra cleaning fees.

Pool Heat:
If you would like the pool to be heated for your stay (optional heating from September-June, additional heating not necessary for the summer months).

Additional payment is required if you would like to heat the pool, and is $100.00 per day. If you confirm you would indeed like the pool heated, please provide the dates that the heating is requested. Payment will be requested by the host, through VRBO after check in. We kindly ask that you "accept" the request once submitted, to process the charge. Please keep in mind the pool does take 12 hours to heat.
