PARKING RULES

MAXIMUM 2 CARS parking is allowed per house. Remember if you do not follow HOA parking rules you may have your car towed in and it’s 100% outside our control.
WE do not call to town in company, the HOA does it.

TO HEAT the pool and/or jacuzzi(when available) $35.00 per day minimum 3 days. Exception only for 2 nights stay: $75.00. 13.5% tax will be applied.

BBQ $80.00 per stay - Includes:
One propane refill as needed ( you may refill by self and get reimbursed or we delivery a full propane tank in up 2 hours).
The grill cleaning after your check out.

Our home is very well located in Solterra Resort with where you will find community 5,600 Square Foot Clubhouse, Community Programmed Activities, Fitness Center open daily 9am - 6pm, Pool Side Lounge with outdoor fireplace, Pool with beach entry (heated Dec-Apr) open daily 9am - 6pm, Pool Water Slide open daily 10am - 4pm, Lazy River open daily 10am - 4pm, Cafe Sol Bar & Grill Open to residents & their guests daily 11:30am - 6pm, Poolside Cabanas, Solterra Play Zone, Solterra Club Trail, Tennis Courts.

Ground Floor
The living room is open and spacious with a 4 seats sofa and chair to relax and enjoy the 65 inch smart TV. This area opens to the fully screened lanai and pool area with BBQ. There are also a half bathroom on ground floor pool area.

Dining table seats 6 and another four at the breakfast bar. If you feel like cooking the beautiful and fully kitchen appliances is ready for you. All of this is designed to be open and family ready.

This family friendly home also offers free WIFI 100MB.

One Queen Bedroom is located downstairs - Queen size bed, SMART TV, sharing full bathroom.

Second floor

Four Bedrooms, family room with 65 Inch SMART TV and Laundry room with Washing Machine, Dryer, Iron, Iron table and clothesline are located upstairs

IMPORTANT BOOKING TERMS:

GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The maximum occupancy of the home is 11 guests and this MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy. The Sheriff has new powers to immediately evict all guests from any home breaking this rule, there will be no refund of any remaining nights and security deposits will be withheld.
2. Only Guests who are included in the reservation are authorized to stay in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
3. Resort and community facilities associated with the home may be closed or restricted due to Covid-19 or any other reason without previous announcements and/or refunds.

This is a quiet neighborhood. Please keep noise levels at a low and polite level at all times. HOA enforced quiet hours from 10pm - 9am. If you are asked to keep the noise down you must comply. 2 cars parking only available. If you have more than 2 cars ask us first about IF extra space is available.

SUPPLIES PROVIDED:
All of our homes are self-catering it means you must provide your own supplies. We provide only an initial starter pack to help you on your first night. We do not supply additional/unlimited toilet paper, trash bags or toiletries.

ONLINE PURCHASE
If the online seller uses USPS, it will not get delivered as the Post Office does not recognize vacation homes as regular addresses and the package will be returned to the sender. Only UPS, DHL and FEDEX deliver them. In some resorts the packages are delivered to the clubhouse. Fees may apply. Some resorts may not accept them. Keep in mind we are not responsible for unexpected issues with your online purchases. If you have any questions, please contact us.



POOL & JACUZZI- NO LIFEGUARD ON DUTY, SWIM AT YOUR OWN RISK
No running or horseplay in the pool and deck area, as this may cause serious injury. Pool Heating & Equipment are NOT to be tampered with by Guests. Please note that we do not have control over pool heating not working for any reason and in such case, contact us immediately. Pool heating upon request, 24 hours in advance, minimum of 3 days, pool heating fee of USD$35.00 (Thirty Five U.S. Dollars) per day plus taxes. Unauthorized pool heating will be charged. We set the pool temperature to 86F (as setting it higher renders the chemicals in it ineffective), but depending on weather conditions, the actual water temperature will hover between 85 and 95F during warm months, while during colder ones, the water temperature will be to 15F higher than the ambient temperature. We do not REFUND heating pool extra charge in case of any weather conditions.

Pool & Jacuzzi will be cleaned once a week, if it looks dirty call us and I will send the pool cleaner as soon as possible. Some pools have integrated jacuzzi, there are no way to heat only the Jacuzzi, whole pool must be heated. Some jacuzzi has "hot tub mode" to turn it on just run the 60 minutes timer, during timer on ONLY the jacuzzi will be heated up to 100F. The pool is cleaned once a week between Mondays and Wednesdays (can be changed without prior notice). Pool company will access pool area from behind they will never access from the front door. After pool cleaning treatment done must wait 1 hour to circulate all chemicals and avoid skin and/or eye irritation.

POOL HEATING IS OPTIONAL AND IS $35 PER DAY plus tax. MINIMUM CHARGE OF 3 CONSECUTIVE NIGHTS. Please book pool heat before your arrival. If you request pool heat after you have arrived, please note that it takes a full day to get to temperature and there is an additional $25 call out to come to the home and switch the pool heat on.



LEISURE PATRON AMENITY ACCESS FEE – ONE-TIME FEE PER HOUSE PER RESERVATION

1-12 Guests $35.00

13+ Guests $45.00

The guest will then pay the Leisure Patron Amenity Access Fee. The fee will be charged via Square with a credit or debit card only. No cash will be accepted. It is a one-time fee per house per reservation. They will be issued a Resort Access Card (2 cards max will be issued per party) to show the front gate of the pool at each entry, they will also be issued the 4-digit code for the month that will allow access to the gym. Guests will need to have this card in their possession on the pool deck as well for staff to verify if asked. After hours check-ins will go to the guard gate. The guard gate will issue car passes and guests will need to visit the clubhouse once reopened to pay the Leisure Patron Amenity Access Fee to gain access to the pool the next day.
