RENTAL AGREEMENT

A separate rental agreement is required and will be sent electronically after booking. It must be signed within 72 hours of receiving the initial invoice and before check-in. It covers payment and cancellation terms, house rules, damage responsibility, additional charges, and dispute resolution, including arbitration. Failure to sign may result in cancellation under the applicable booking terms. A responsible signer aged 25 or older is required, and valid identification may be requested.

PAYMENT AND CANCELLATION

Payment is 60% at booking and 40% due 90 days before check-in. Reservations made within 90 days of arrival require full payment at booking. Invoices are payable within 72 hours. Late payments incur a 10% late fee, with two additional days to pay before cancellation.

Standard cancellation refunds are 100% at least 60 days before check-in, 50% at 30–59 days, and no refund fewer than 30 days before check-in. No refunds for early departure. For platform reservations, applicable platform policies also apply.

EVENTS AND GATHERINGS

Gatherings exceeding 20 people, or involving hired vendors, catering, entertainment, or amplified music, require written approval at least 30 days in advance. Approved events exceeding 20 attendees carry a fee of $50 per attendee above 20, with a $1,000 minimum. Vendors must carry at least $1,000,000 in general liability insurance.

Outdoor event activity and amplified sound end at 10 PM. All events end at 11 PM. Approval does not permit exceeding the property’s authorized occupancy.

COMMERCIAL FILMING AND PHOTOGRAPHY

Commercial filming, photography, and sponsored content require written approval at least 14 days in advance and carry a fee of $3,000 per shoot day. Personal photos and videos for private use are welcome.

HOUSE RULES AND ADDITIONAL CHARGES

Quiet hours are 10 PM–8 AM, subject to stricter local rules. Follow the property’s occupancy, parking, and safety requirements. Indoor smoking and vaping are prohibited. Pets, early check-in, and late checkout require written approval.

The following charges apply when incurred, subject to applicable law and platform policies:

• Unauthorized early check-in: $250.
• Unauthorized late checkout: 50% of the nightly rate after a 30-minute grace period; the full nightly rate after 6 PM.
• Missed checkout tasks: $250 each for not running the dishwasher, placing bagged trash in outdoor receptacles, or cleaning the grill.
• Excessive cleaning: $250.
• Indoor smoking or vaping: $1,500 plus remediation costs.
• Unauthorized pets: $1,000 plus remediation costs. Protected service animals are subject to applicable law and platform policy.
• Noise violations: $1,500 for the first offense; $3,000 for a second offense or a noise violation involving police.

Guests are responsible for damage caused by their group and visitors.

SECURITY CAMERAS

Exterior security cameras are located at the front door, back door, and around the perimeter of the property. There are no indoor cameras. Do not cover, disconnect, or tamper with camera equipment.

DECORATIONS:
Avoid using thumbtacks or command hooks for decorations on walls or wallpaper. Use Scotch tape, painter`s tape, or sticky putty instead. No glitter is allowed. Any damage from improper decoration will be charged accordingly.

ACCESS FOR REPAIRS:
Homeowners and property managers may access the property for repair and inspection in a reasonable manner. Guests are expected to comply with the Rental Agreement during their stay and ensure all party members and visitors do the same.

SECURITY CAMERAS:
There are outdoor NEST security cameras located around the exterior of the home. Security cameras are set up for the safety of our guests and the security of our home. Please do not tamper with any of the security camera equipment.

LIABILITY:
Owners are not responsible for accidents, injuries, or illnesses that occur on the premises. Guests assume all risks associated with using the premises.
