LIVING AREA:
Gas fireplace, open living space, and 70" smart TV.

GAME ROOMS:
Beautiful pool table on one room and directly across, dart board, sitting area, and table for board games.

KITCHEN & DINING:
Fully functional kitchen with double ovens, air fryer, slow cooker, pressure cooker, rice cooker, blender, toaster, coffee maker (both Keurig and traditional). Dining table for 6, and 4 bar stools at island.

BED & BATH:
Large master suite has amazing walk in closet, gorgeous bathroom with two sinks, a king size bed, and a 55" smart TV. The other two bedrooms have 55" smart TVs, queen beds, and ample closet space with built in shelving.

BACKYARD:
Covered patio with dining table and chairs, BBQ, and firepit. Also, lounge chairs and saltwater pool and spa. We also have a 42" smart TV in the backyard.

EXTRAS:
Free high-speed WiFi, local cable, lots of free movie channels, washer and dryer with laundry pods. Many board games and cards. Giant connect 4.

PARKING:
Parking is available on the driveway, or in the 3-car garage (remote not provided). You can also park on the street, but no more than a consecutive 72 hrs due to HOA rules.

PARTIES / EVENTS:
Parties and events are not permitted.

UTILITIES:
Utilities included up to $500/mo for gas and electricity. Heating the pool is optional and will be an additional cost. If you want the pool heated, let owners know at least 12 hrs in advance.

Additional rules
- Quiet hours after 10pm and before 8am.
- No smoking allowed.
- Up to 2 small dogs allowed (under 20 lbs, and only breeds that do not shed).
- Early or Late Check-in / Check-out must be Requested / Approved in Advance.
- $500 Fee for Smoking in the House.
- $500 Fee for any damage to the felt on the pool table.
- $500 Fee for damage to or loss of Spa Remote.

- The neighborhood is a quiet residential area composed of permanent, long-term residents and some seasonal guests.

- Property has onsite devices for security - Exterior decibel monitoring, exterior security cameras.
