Manor house renovated with rustic charm

The Manor House with rustic charm and seperate game room invites friends and family to gather while still being separate. We offer families a getaway, relax and unwind while never having to leave. Offering indoor and outdoor fun for kids and adults year round. Spend the day fishing at the riverside, or enjoy the dedicated game room cottage, offering something for everyone. As the evening closes enjoy s'mores around the firepit. Prepare meals to enjoy at the 10ft dining table.

The main house is a newly renovated 4 bedroom, 2 two bath home, located close to the local town, skiing, hiking, fishing, hunting, restaurants, wedding venues, breweries, etc... This is a good place to take the kids and not have to worry about what they will do. With our large game room cottage dedicated just for games and our seasonal riverside platform (must drive too), the kiddies will be content and occupied while you have some coffee outside at one of our 6 exterior seating areas.

Whether you come in the winter, spring, fall, or summer there are so many activities in the surrounding areas, you can't go wrong.

Also on the property, there are three, 1 bedroom, 1 bath cottages available for larger groups (listed separately)

Please note: our property is situated between route 17 and Old route 17.

Plenty of parking on the property.The circular driveway is for the main house. With the booking of the main house, you'll have access to the game room cottage..

The price per night is for up to 6 guests. We have two cots available with request. Also the couches are large enough to accommodate additional areas to sleep.

In total the main house can accommodate up to 10-12 guests at an additional $25 per person per night for any more than 6 guests. Guests must be minimum of 25 years old to book this property. Rates change during the holidays. There are three 1 bedroom, 1 bath cottages also on the property and can be booked to accommodate larger groups, otherwise, other guests may be staying in these units.

Laundry room access is available for guests staying for 5 or more days. (Laundry room is in main house with separate access with door code - note this laundry room is used by our cleaning service when servicing other units on property)

Check in is 4pm and Check out is 11am (Summer 10am). Please let us know if you plan to check out early so we can best schedule cleaning.

WiFi code is posted in the entry foyer.

CHECK OUT - Cleaning a large rental and having it ready the same day is the hardest part of owning a vacation rental. Before leaving please...
FILL the dishwasher and Run the dishwasher, clean any pots and pans, wipe down the stove and grill.

GARBAGE and RECYCLABLES - We recycle, please respect the town requirements. There are blue recyclable trash receptacles for glass and metals. Cardboard is to be folded and stacked separately.
Take the trash to the trash cans. located on the left side of the main house.
Please place cardboard in the clear bags.

THERMOSTAT -in the living room- Please turn the heat down to 61 and turn off any Air Conditioners.

If you plan on leaving early, it's EXTREMELY helpful if you let us know so the cleaners can come in early. (summer check out is 10am and the cleaner may come 30 minutes early to get started by on the game room)
Lastly, please leave the place in a somewhat clean condition and return furniture to its original location.

CHARCOAL GRILL - Another guest may have left charcoal, but you should be prepared with your own charcoal. Clean after each use.
PROPANE GRILL - We try to leave back up propane tanks, however, should you run out, please swap a tank out at any local store/gas station. Clean after each use.

BOARD GAMES - board games are in the small closet under the stairs. Please enjoy and make use of these games.

SAFE - A small safe is in the closet of each bedroom. Instructions on how to set a code are on top of the safe and in the main entrance foyer on the bulletin board. Please leave the safe as you found it, with the door open for the next guest to program it.

VACUUM CLEANER - A small cordless vacuum cleaner is avaiable for your use. It is located in the 1st floor small bedroom closet.

IRON AND IRONING BOARD - Ironing board can be located in the 1st floor small bedroom closet. Iron is in the same closet on the shelf.

CLOCK/ALARM/BLUETOOTH/SOUND MACHINE/RADIO/PHONE CHARGER - In each bedroom there is a device that has many functions you may find useful. Directions on use are on the nightstand and in the main entrance foyer on the bulletin board.

FIRE PIT - Another guest may have left wood, but you should be prepared with your own wood. Do not leave fire unattended.

DUCK POND - behind the main house has a fence, but please watch your young children.

RIVERSIDE -The river access is on the opposite side of route 17 and is accessible by following tree markers about 70 feet in. There is a large platform there to place tent, chairs, etc...

GAME ROOM - Please clean up after use and report any broken items so that next guest can enjoy as you did.

NO PARTIES, EVENTS, FUNCTIONS, without prior written consent.

NO SMOKING. Cigarettes, bottle caps, or ANY trash left will result in additional cleaning fees. Follow noise ordinance, no loud noises, no outdoor late nights, & no fireworks. Disturbances reported can result in loss of deposit.

HOT WATER-
This property being a vacation home, it does not have an extra large hot water tank. When hosting parties with over six guests, it is advisable to limit the duration time of showers in order to avoid depleting the hot water supply too quickly. Should the hot water run out, just give it some time to replenish. Please share this information with all the guests in your party.
