We are following the protocols laid out by the CDC and using the EPA-approved disinfectants for Hard (non-porous) Surfaces, Soft (Porous) Surfaces and Electronics. The linens, towels, bed sheets, etc. are washed per manufacturers` guidelines.

Dillon, Colorado, is a small but surprising place with a panoramic view of Lake Dillon and the Gore and Tenmile mountain ranges. Situated between Frisco, Silverthorne and Keystone, the town’s boundaries are blurred along Highways 9 and 6, but its many charms are visible. If your plan is to hit all the Summit County ski resorts in a short period of time, Dillon, Colorado, makes a fantastic base camp because each day you can choose from Keystone, Breckenridge, Copper Mountain or Arapahoe Basin. Even the Vail Valley is within reach. Many Summit County locals call Dillon home because of its residential enclaves, but the year-round population is still less than 1,000. For the budget-conscious vacationer, Dillon hotels, motels and vacation rental properties often boast great views at less-costly rates. Dillon has truly walkable spaces but not the main street typical of some other mountain resort towns. Instead the community gathers around several key attractions like the Marina and Amphitheater. Summertime brings the Dillon, Colorado, community together for a weekly concert series, farmer’s markets and boating. Not everyone gets to live inside a fairytale snow globe in the winter, but the folks in Summit County do. And, if summer could be thusly depicted, too, it would be just as enchanting in this part of Colorado. People flock to Summit County for the beauty that surrounds them every season. In winter, with the average annual snowfall being close to 20 feet (though, in 2016 it was closer to 25 feet!), the scenic backdrop is constantly renewed with glittering white. Spring and summer bring mountain wild flowers. Autumn is painted with the changing green/gold/red leaves of aspen, birch and maple trees. It seems the beauty never fades, it just changes form.What draws locals to stay and visitors to come and play changes form as well, but by all accounts it’s the snow sports that are the biggest raison d’etre. Summit County’s things to do in the snow take the form of everything you can imagine: skiing, snowboarding, fat biking, cross-country, sledding, sleighing, tubing, skating, snow shoeing … you get the picture, right? We want you to enjoy your vacation but please remember at all times that this is someones home and we expect you to treat it as if it were your own. No smoking. No pets. Please remove shoes upon entering the home. No ski boots inside the home. Guests must follow neighborhood quiet hours (no loud noise after 10:00pm) No events or parties of any kind.

Absolutely no outdoor fires allowed.

1. Agreement: 5 Diamond Lodging, INC (“5 Diamond Lodging”), the Owner and Guest agree as follows: Above Guest is an adult over the age of 25 and will be an occupant of the property during the entire reserved period. Other occupants will be family members, friends, or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories and as a result will have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.

2. Cancellations: Cancellations 61 days or more will receive a 50% refund. Any cancellation within 60 days of arrival: Deposit is forfeited.

3. Security Deposit: The signer of this Agreement agrees to Pay 5 Diamond Lodging the full rental price, which includes a security deposit/damage waiver. A security deposit will be collected for all stays in our executive properties, which must be paid separately and in full by Credit Card approval 30 days prior to check-in. Any damages, losses or excessive cleaning charges incurred by the signer or anyone in signer’s group will be withheld from your security deposit. The security deposit will be refunded after a routine inspection of the property has been made and no damage has been discovered. Agreeing to these terms you alone agree to accept responsibility for full payment of your reservation and the integrity of the property rented.

4. Check In: Check-in time is 4:00 PM. Early check-in times are allowed only when the property is cleaned and ready for occupancy and prior approval through 5 Diamond Lodging is required.

5. Check out: Check-out time is 10:00 AM. Prior approval by 5 Diamond Lodging is required for a late check-out. Please leave all keys, remote controls and garage door openers (if issued) at the location. A replacement fee will be charged for each lost key, remote control or garage door opener if misplaced.

6. Cleaning: Each property will be inspected and cleaned after your departure. The rental fee you have paid will provide for a normal cleaning so that you can enjoy your vacation right up to the last moment. You are required to leave the property in the same general condition in which it was received and follow the checkout checklist at departure.

7. Sleeping Capacity: Guests and all other occupants will be required to vacate the premises and forfeit all fees paid for any of the following: a. Occupancy exceeding the sleeping capacity b. Using the property for any illegal activities including, but not limited to, the possession or consumption of alcohol by persons less than 21 years of age.
c. Causing damage to the premises rented or to any neighboring properties. d. Any other act which interferes with your neighbors’ right to quiet enjoyment of their property. e. Guests will obey the HOA rules and regulations and follow quiet hours from 7am-10pm. No parties or events, loud outdoor music or loud voices. If for any reason law enforcement is called
due to disturbances emanating from the property or grounds there will be a minimum of $250 charged to your credit card per incident. If the short term rental disturbance line is called for any violation of these terms during your stay you may be subject to immediate eviction.
8. Hot tub and Patios: Guest hereby acknowledges that, if the property they have reserved includes a hot-tub, they are fully aware that a hot-tub and the surrounding patio / deck can be dangerous. The deck / patio can be slippery when wet and that injury is likely to occur to anyone who is careless. Guests should observe and adhere to all rules and policies posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and patio areas.

9. Pets: 5 Diamond Lodging does not allow pets at any of the properties unless the property is designated as “Pet-Friendly”. Additional cleaning charges or Deposits will apply on a case-by- case basis.

10. Smoking: All . Smoking of any kind in the property will result in additional cleaning charges to the credit card on file or will be deducted from your security deposit.

11. What we supply: The property is equipped and set up as fully-furnished, including linens, blankets, pillows, and towels as well as a fully equipped kitchen, TVs, and furnishings. Although we have made every effort to anticipate most guests’ needs, we may not have all the items you are accustomed to having at your home. If there is an item you cannot do without, we suggest bringing it along.

12. What you should bring: Although the bathroom will be stocked with soap, shampoo and conditioner, you might want to bring with you personal items that will make your trip more enjoyable and comfortable.

Nice pit stop

The homenwas comfrtable and only 10 minutes from skiing . It was close to restaurants and grocery stores. The house was filled with natural light which we appreciated.

Wonderful condo with a great view. The layout is amazing. The beds are comfortable. Short drive to keystone and Breck. Plenty of activities to do in the local area. Local shopping and restaurants are great with plenty of options.

Family ski trip

Overall, we had a pleasant stay at the condo. It was spacious for my two kids, my dad, husband and I. The kids enjoyed having their own TV and a game area. The property could use some salt before the walkway as it was quite icy. We tend to cook a lot and everything worked well except for some of the crock pot settings. The kitchen and the bathrooms are dated, and the bathroom sink in the upstairs bathroom clogs easily. The wifi connection was very slow and kicked us off the TV apps multiple times.

Great location and property for all that Summit County skiing has to offer. Spacious with great views, we enjoyed our stay immensely. Clean and well supplied highly recommend!

Nice location. Close to downtown dillon.

Good location. Short walk to downtown dillon along the lake but you have to cross a busy highway with no crosswalk to get to the lake/path. Older construction, quiet complex. Unit has been updated a bit. Windows look to be still original. A couple didn't open. if they were painted ahut or the window mechanism didn't work. The refrigerator also only kept our food lukewarm. I turned the fridge to a colder setting but it never got colder. Fridge needs to be repaired or replaced. Freezer worked fine. The only other complaint i had is the same i have with most rentals which is there should be ceiling fans in every room, esp bedrooms over the bed. With it getting warmer in the mountains for longer periods of time, fans are crucial to cool off at night esp p with most laces in the mountains don't have AC.

Great location, beautiful space

This was the perfect location for a ski trip to Keystone, Breckenridge, and Vail. The space was very clean and perfect for two families to each have their own space. As other reviewers have noted, the heat was set very low on arrival (58 degrees). This made a somewhat stressful arrival late at night with our 1 year old after many travel delays waiting for his bedroom to slowly heat up to an acceptable level. Otherwise we were very comfortable during our stay.

Good location

This is a nice location in Dillon. The sauna and hot tub in the clubhouse were big hits although the clubhouse communal area was freezing and the fireplace didn’t work to warm it up. The vaulted ceilings in the living room were nice. We didn’t realize this is a narrow and tall condo and the two bedrooms were far from master. There are 5 flights of stairs and no bathroom on main living area floors. There’s also no lamps on the nightstands in the master, bring your own! We rented this for a ski weekend and got to the condo and it was absolutely freezing. I’d recommend requesting for housekeeping to have heat turned on the day you plan to arrive as it took a good while to heat up. They do not provide a hairdryer. Super funky layout, the main dining table is a flight up the stairs from the kitchen. Bottom line, It was very clean and fine for 2 nights!

Great location and very clean condo!

Although the layout of this condo is different than what we typically like, it was very clean, had a place for us all to gather, and a really big, nice table for eating. We like to cook, so we enjoy a big kitchen that opens to the living area, and although this one did not have that option, the kitchen was well stocked with cooking utensils. It was a bit cramped, particularly when the dishwasher was open, so if you like to spread out to cook, it is a bit of a challenge!

Great Location!

Love this property. So easy to come and go. The location was excellent! Convenient to everything. Very clean. Fully stocked kitchen. Property mananger was very responsive when the smoke alarm was losing battery and beeped in night. We could not reach it to turn off. The handyman came at 1:30am with a BIG smile. So sweet! We were grateful. We would definitely stay again!

Beautiful space and location

This property was absolutely wonderful. Every detail was thoughtfully put together. We had a little challenge with the door lock and difficulty accessing the check-in instructions, but once those details were figured out it was fairly smooth sailing. The property manager was very friendly and helpful quickly responding to a broken trash can and an empty propane tank. I will absolutely plan to book this property again!

Excellent Family Vacation!

Beautiful home with everything you could ever want and more. We just came back from 5 amazing nights. Dillon is so centrally located, and the town is darling! Waking up to the snowcapped mountains looking over the lake doesn't get old. One son fished while the other one went on the many bike trails. Julie was fantastic with her communication, and her condo was absolutely gorgeous! You will NOT be dissapointed!!!
