Upstairs has a 1,000 sq ft Master bedroom with a huge hot tub, 2 large rooms with 1 queen bed each and private bathrooms. 2 rooms with 2 bunk beds each and a shared full bathroom. Downstairs has 1 room with 2 bunk beds and shares a full bathroom with a room with 1 queen bed. Formal living room, large formal dining room with seating for 10. Spacious kitchen combined with a large family room. Another bedroom with a queen bed and couch. Down the hallway is an attached "guest house" with another kitchen, livingroom/game area, master bedroom with king bed and crib, another bedroom with 2 twin sized beds and a full bathroom. Main house is wrapped around an open cortyard with dining table and outdoor furniture. Pool and Cabana are gated off but a few steps away from back doors, including 2 full bathrooms. Cabana is equipped with 8 speakers inside and out and 4 beautiful hammocks hanging in front of pool.

* 6 luxury stables with water and food for your own horses available for an extra charge. Horses will otherwise not be available on property.
* No Smoking allowed inside house.
$500 will be taken from deposit for smoking inside.
* No pets allowed. Service pets only. Extra charge $150 small pets and $250 large pets (per pet)
* Pool: All heating arrangements must be made and paid for in advanced with host. At least 24 hours prior to use, pool has 45,000 gallons and takes about 24 hours to heat up. There will be $250 Pool charge per day of using pool heater. There will be $85 charge per day of using tub heater.
* ALL CHILDREN MUST BE SUPERVISED BY AN ADULT INSIDE GATED POOL AREA.
* Landscape: there are several cacti and large rocks throughout the property, please be respectful of the plants and supervise children if needed around them.
Belongings:
* Host will not be held responsible for any belongings left after departure. Please make sure to double check each room before leaving.
* Please do not take any host property such as towels, linens, pillows, decor, pans, knives, etc...
Damage deposit: A $1,500 damage deposit will be charged on booking day to credit card. Deposit will be returned after departure.Excess cleaning will be deducted from damage deposit aside from regular cleaning fee.
* Host can be contacted at any time with questions or concerns.
* No parties or loud music that neighbors might complain about.
* There is a noise ordinance in the area.
* Absolutely NO guns, weapons, or drugs.
Please pay for all extra guest. After 16 guest there will be extra guest fee $50 per person per stay.
* Failure to comply with any of these rules may result in immediate eviction without notice and forfeiture to all prepaid rent and deposits.

*Property has security cameras throughout outside areas. No cameras inside the house.
