By booking this property, you ("Guest") agree to the following terms and conditions set forth by the property owner ("Host"). These policies are designed to ensure a safe, respectful, and enjoyable experience for all guests.

1. Payment & Booking
Full payment is required as per the Vrbo booking terms.

No reservation is confirmed without acceptance of this Rental Agreement.

2. Security Deposit
A refundable security deposit may be charged as part of your booking.

Deductions may apply for property damage, excessive cleaning, missing items, or violation of house rules.

3. Liability & Assumption of Risk
Guest acknowledges that use of amenities such as the dock, kayaks, paddleboards, hot tub, gym, fishing gear, and home theater involves inherent risks.

Guest voluntarily assumes all risks and agrees to release and hold harmless the Host, their representatives, and agents from any claims, injuries, or losses related to their stay or use of the property.

Children must be supervised at all times, especially near water, hot tub, stairs, or exercise equipment.

4. House Rules
No smoking or vaping inside the home or in enclosed areas.

No fireworks, open flames, or bonfires are permitted.

No unauthorized parties or events without prior written approval.

No unauthorized pets unless pre-approved by the Host.

Observe quiet hours from 10:00 PM to 7:00 AM.

Only registered guests may stay overnight.

Guests must respect property boundaries, especially shared access areas.

Wildlife is protected by law — do not feed, touch, or disturb animals such as seals, otters, or deer.

5. Septic & Water Use
The home uses a septic system and private well.

Only toilet paper should be flushed.

Rinse dishes before placing them in the dishwasher.

6. Damage & Conduct
Guest is responsible for the conduct of all members of their party.

Any damage beyond normal wear and tear may result in charges against the security deposit.

7. Governing Law
This agreement shall be governed by the laws of the State of Washington.

In the event of legal action, jurisdiction shall reside in Mason County, WA.

8. Electronic Consent
By booking this property, you acknowledge that you have read, understood, and agreed to this Rental Agreement and House Rules. Your booking and payment shall serve as your electronic signature.
