Within the Blue Ridge Mountains sits our family farm. The guest house is on our 54 acre farm that offers woodland views. Our 1800-square ft. 3 bedroom, 2 bathroom home, boasts accommodations for up to 8 lucky guests. Walk the property & enjoy our animals, trails & mountains. Enjoy a relaxing campfire, visit a winery, head over to LU or one of our local wedding venues. Make the most of your next VA mountain getaway, at our private guest house!

The Space

Bedroom 1-Full Bed (upper level of house)
Bedroom 2-Two twins and a full bed.
Bunk Beds have a full bed on lower bunk and twin bed on upper bunk. Upper bunk has a weight restriction of 150lbs or less. (Upper level of house)
Bedroom 3- Queen Bed (lower level of house) with master bathroom.
*THERE ARE STAIRS IN HOUSE

Rental is a full 2nd guest house on our farm. Owners live in the main homestead on property. Distance in between homes allows for complete privacy. Guests rent whole house, this is not a shared space.

The home has 2 sitting areas with plenty of windows to allow you to enjoy the green scenery.
When it's time to eat, make your way into the fully equipped kitchen to begin meal preparations. Throw a steak on the complimentary charcoal or gas grill and snack on appetizers at the island bar while overlooking a fenced in yard for your family. Set the dining table for and enjoy dinner with a view!

The highlight of the home is the farmlife scene and woodlands views.
Families and friends can walk the property and enjoy observing our Scottish Highlands and Mini Donkeys. And if your interested, even have the opportunity to meet and treat a few of them up close and personal! Guests can enjoy our back trails or relax on the property by a warm camp fire.

HOUSE RULES: They are long but reasons why we have them to keep you safe, our animals safe, and our business safe.

We welcome guests that will treat our house and property, with respect and care. Please carefully read over all rules. When you book with us, you and all other registered guests, are accepting/agreeing to respect and follow all requests.

No unauthorized/unregistered guests will be allowed without preapproval. No unregistered guests may stay overnight. Unregistered guests/ visitors may NOT bring pets to our property.
No parties allowed, other than registered guests enjoying each other’s company.

BUNK BED- Top bunk is only for children or small adult. Hosts will not be responsible for any injuries that result from using bunk beds. No more than 1 person on top bunk. No child under the age of 7 years old, allowed on TOP bunk.

YOU MUST LET US KNOW AT BOOKING IF YOU ARE BRINGING A DOG.

Please register all pets.

Service Dogs are always welcomed.

No more than 2 dogs allowed in the rental, NOT PER GUEST. When you book with us, you agree to pay ALL fees for pets. All pet waste must be cleaned up and not left in yard. All pets must be crated if leaving the house or unattended. (2 kennels provided in house). Do not lock your pet in rooms and leave unattended. Do not wash your pets inside the home. Absolutely no animals on beds or furniture. Do not allow your animal to scratch on walls, screens or glass doors. If we find that there is excessive dog hair or mud on furniture, counter tops, comforters or rugs we will invoice an additional cleaning fee of $50 per pet. Pets must be flea free and treated before your stay. If we discover an infestation from your stay, extermination fees will be invoiced to the renter. Pets must always be leashed while exploring property for their safety and our livestocks safety.

Absolutely NO other animals allowed, other than the approved Canine/Dog, under any circumstances. We are unable to accommodate service Mini Horses. Please no NOT bring them to our property as we have livestock including equine and cannot risk disease being passed.

ANIMALS-We have animals on property. Please do not taunt or attempt abuse them. Do not scream, shout, throw items, feed human food or wave arms around at them. Our animals have teeth! Please do not feed them your fingers. If you choose to pet any of our animals, you do so at your own risk.

SMOKING-We don't allow smoking or vaping in the house, smoking is allowed in the backyard of rental ONLY. Please step off patio and smoke near firepit only. Do NOT smoke near open windows or patio doors. Its best to close windows and doors of home, to stay clear of possible disagreements between host and guests. No smoking allowed on property at any time, outside of backyard rental. Please depose of cigarettes into campfire pit only. Do not throw cigarettes into woods or yard. Additional cleaning fees of $500.00 will be invoiced if violated indoors or outdoors. Guest will be held financially and legally responsible for any Forest fire they start.

NO ILLEGAL DRUGS ON PROPERTY AT ANYTIME.

NO USE OF FIREARMS ON PROPERTY AT ANYTIME.

CAMPFIRES- NO campfires on strong windy days/evenings. Campfires may be restricted during seasonal burn bans issued, in our county. Guests will be legally and financially responsible if they ignore this restriction. Guests will be asked to vacate property immediately without refund, if BURN BAN is ignored. The backyard campfire must always be attended by an adult at all times. Please do NOT make a massive burning campfire. Keep it small and under complete control. Use hose or bucket to make sure your fire is completely put out, before leaving or turning in for night. We have all the firewood you will need. Only use the designated area in the backyard for campfire. Absolutely no smoking or campfires, outside of your rental backyard.

NO FIREWORKS ALLOWED ON PROPERTY.

NO HUNTING ALLOWED ON PROPERTY.

NO RECREATIONAL VEHICLES ALLOWED TO BE USED ON PROPERTY.

NO CANDLES or PERSONAL SPACE HEATERS ALLOWED IN HOME.

While walking the property please remain off the gravel road that leads around the Owners homestead (log cabin) and beside the outbuildings behind the homestead. This is personal property and off limits.

We offer WiFi that supports basic needs. Movie streaming and gaming consoles are not supported. We are rural and cannot make any guarantees that your WiFi needs will be supported. This includes those folks who work remotely or students who do online school.

There is a DVD player inside home for guests to use. There are a few movies inside the dresser it sits on. Please do not take movies home.

Please do not stray too far off the marked trails and try to wear bright colors when walking the trails. All dogs must be on leashes at all times while exploring property. Please keep close watch on your children as horses and snakes occasionally share trails.

Please do not feed any of the animals. If you would like to meet and treat a few of our farm animals, please reach out to Lisa, and she will do her best to coordinate schedules with you.

Please hit the run program on the thermostat if you leave for the day so we can keep costs down. Please keep the windows closed if you choose to run the central air.

Do not enter barn for any reason, without owner's escort.

Do not open any pasture gates. This is dangerous for guest as well as our animals.

Pasture fences are surrounded by electric wires. Electric wires shock if touched.

For your safety, please do not wander around the farm after dark.

ALL children must be escorted by an adult while exploring the property. Absolutely no one under 18 years old, will be allowed to be left back out house/property unattended by adult.

No campers, motorhomes etc or guests staying outside the house. No motorcycles or excessively loud vehicles aloud, due to spooking.

Our laundry room is not a offered amenity. It is locked and off limits. It can be available for long term guests, special occasions or emergencies.

No excessive storage boxes or furniture is allowed inside property. If you are in between homes, please rent a storage unit.

Absolutely NO mail or packages may be sent to rental. Please make arrangements with local post office.
Never touch or collect owners mail or packages.

Check out is at 10am so that we have enough time to properly sanitize and prepare home for next guests.

As you begin to pack up, and only if your time allows, please load the dishwasher and start wash cycle. Lastly please drop all your trash bags in the outdoor container. I will take care of all the rest!

Please do NOT throw your stray car trash, into the outdoor can. Please use the garbage bags provided.

NO GUESTS ARE ALLOWED ON PROPERTY UNTIL THE DAY AND AGREED TIME OF CHECK IN. YOUR RESERVATIONS WILL BE CANCELLED IF TRESPASSING OCCURS BY ANY OF YOUR PARTY.

We know this is a lot! But as a working farm, we must make sure our property, animals and guests are protected. We appreciate your agreement and cooperation!

The house was well appointed and welcoming. It was a very relaxing stay with beautiful views. The unit was cozy and well placed for privacy. The owners were very helpful, friendly and informative! We thoroughly enjoyed the animals and the time shared with them!

Quiet, Cute, Cozy, and Clean!
Working with Lisa was amazing! From the beginning, Lisa was very clear with communication and quick to answer any questions we had. The property and house were both very cute and a great price for what you're getting. Immediately one of our more selective guests commented on how clean it was! You'll want to plan to just stay on property and enjoy at least one day it the quiet countryside. It was nice to be able to meet the cows and Lisa was gracious with her time. She introduced us to all of her farm pets and lets us feed and pet them as long as we wanted. Overall, this was a very good experience and we will look to be back if we're in the area again!
