Black Duck Cottage is a true boater’s paradise, with something to enjoy in every season. Set on the South Arm of Lake Charlevoix, this lakefront property includes both a main cottage and a guest house right at the water’s edge. With 137 feet of sandy frontage and a permanent deepwater dock, it’s ideal for boaters. The dock can accommodate multiple vessels up to 55 feet, or several smaller boats and water toys, with water and power available.

Inside the main house, you’ll find a warm, updated space designed for comfort and gathering. The fully equipped kitchen has everything you need, and the vaulted great room centers around a beautiful gas fireplace. Wood and stone floors run throughout, adding to the home’s character. Just off the great room, the deck offers outdoor seating, dining space. The gas grill is connected directly to the home’s main natural gas line, so there is no propane tank to replace and you will also find a deck cooler to keep drinks within reach.

The main level features a recently remodeled queen bedroom with an ensuite bath, conveniently located near the living space and deck. The private sitting area off the deck is the perfect spot to enjoy your morning coffee while taking in the beautiful lake views. Upstairs, the primary suite offers a king bed, a second gas fireplace, and a private deck—an ideal retreat for enjoying a quiet morning coffee overlooking the lake.

A separate bunk room can be found above the garage which has been remodeled into a recreation room. It's thoughtfully designed with kids in mind, and includes two queen beds, three twin beds, and its own ensuite bathroom.

The guest house is a standout feature, with newly replaced wall-to-wall picture windows overlooking the lake. Inside, you’ll find a king bed, a cozy sitting area, heated stone floors, and an updated bathroom. A mini-split system provides both air conditioning and heat, making it comfortable in warmer and cooler months. The guest house is available seasonally from June through mid October, weather permitting. If we experience a warm fall, we will do our best to keep it available as long as possible. The guest house’s seasonal availability does not affect the home’s stated occupancy—it only determines where guests will sleep during their stay.

For fun beyond the water, the heated recreation room and garage offer plenty to do, including ping pong, darts, board games, cards, and a 60-inch smart TV. High-speed internet and Wi-Fi keep you connected, and smart TVs are available in every bedroom (except the bunk room), as well as in the great room and rec room.

Step outside and you’ll find even more to enjoy. Relax and unwind in the private outdoor hot tub after a day on the lake, taking in the peaceful surroundings and beautiful Northern Michigan evenings. Just off the garage is a regulation-size pickleball court, with paddles, balls, and a net ready for play. Take advantage of the two kayaks and two stand-up paddle boards provided, along with life jackets.

As the day winds down, gather around the beachside fire pit and take in the peaceful setting, complete with the gentle sound of a natural artesian spring flowing through the property.

Please Note: Our home is listed as a 4-bedroom property during the Summer Season. The 4th bedroom is the Guest House and is open in the summer only. It is not available during the Winter Season. Once colder temperatures arrive, the Guest House is closed for the season and the home will offer 3 bedrooms, though this does not affect the maximum occupancy.
