The Space:
The condo is on the 6th floor and is very spacious and private with a great north-facing view through large windows. The unit has two bathroom and three private bedrooms both with one queen-sized bed. There is a large flat-screen TV in the living room. The laundry room is located in the basement of the building. You will have full access to the whole apartment, basement laundry room, and patio lounge area.

Guest Access:
Then Access is provided with key card and combo door code. Please make sure the number of guests checking in is on the reservation. Our HOA requires everyone to be accounted for in case of an emergency.

The Neighborhood:
Downtown Atlanta is the ultimate in urban living. From the Victorian era buildings to the brand new skyscrapers, it’s the center of action in the city. Downtown has a few distinct areas, such as Fairlie-Poplar, South Downtown, Centennial Hill and Sono. While each one has its own special flair and flavor, they all have the high powered mix of restaurants, attractions and commerce that characterizes Downtown.

Other Things to Note:
Guests should note that the condo is located in the heart of the city and just like other city centers in the US, there are often houseless individuals smoking drinking around the area and outside of our building. Unfortunately this is something out of our control.

Also the building is under construction at the moment, so there are blowers in the floor of the lobby and in the hallways to get rid off the smells, if you find them too loud at night, you can turn them off. Our parking lot is on-site but privately owned and the third party owner is not very responsible, so you may see some trash in the area. In addition, the parking lot can get creepy at night, please find another parking lot nearby if you are not comfortable. Once more, unfortunately this is also something out of our control.

AC and heating are available seasonally. The AC is a PTAC system - wall units controlled by the HOA without a thermostat. We check the weather frequently and try to notify guests if we think it can be problematic, which may happen in transition seasons like the start of Spring or Fall. If you have very high standards for the temperature, we may not be your good choice.

Please remember you are in a condominium with other residents and owners. As your hosts, we try as much as we can to be available from 830am to 930pm but please note - we may be in a meeting, at a doctor's appointment, and after-hours, sleeping. If you need a lot of assistance after hours and guaranteed immediate responses during the day, this may not be the condo for you.

Interaction with Guests:
This unit is totally private! You don't have to interact with anyone apart from check in and showing your ID to the concierge. Our team is available If something should come up. Please contact us on the Airbnb platform or call our number if needed

Decent property with some glaring issues

Back porch converted into a bedroom. This room is uninsulated with very old windows, which resulted in one extremely cold room in January. Owner promised to return with a large space heater which never materialized. Property manager was unresponsive to concerns about this. Individual staying in this "room" nearly froze. I feel like as a property owner you should be aware of room temperatures and the need for heaters (there are radiators in the real rooms but not on the porch converted bedroom). Locks on both bathroom doors don't work. Water pressure in shared bathroom is nearly nonexistent. Master bath shower/tub has a very slow drain. Door to/from garage (which you are supposed to need a key fob to access for security reasons) does not latch so anyone could enter the building from the garage at anytime day or night. There's a security desk watching the front door but the back door is a security risk. There was broken auto glass in the garage. This is a very old building and this particular unit needs some renovations to be comfortable and a good value at this rate.

Older building causes issues

While we enjoyed the location for our NYE events/weekend, the stay was quite miserable as the heat was blasting in the unit when it was 75 degrees plus all weekend. There was no way to cool the unit and the windows only opened an inch for any airflow. The owners did not compensate for 2 sleepless hot nights of attempting to sleep.
