HOUSE DESCRIPTION:

New 3 bed 2 bath home with an extra den. We are close to Boca Grande Beach, Englewood Beach, and many other beautiful beaches in SW Florida are a short drive.

Come relax and enjoy the peaceful serenity of your very own slice of heaven in our oasis near the gulf coast. Drink coffee and eat breakfast outside under our large covered lanai while watching the birds and wildlife on our freshwater canal. Swim in our saltwater pool or relax in the heated spa.

You will be staying in our new, three bedroom, two bath home with a split, open floor plan in the Pine Valley section of Rotonda. Maximum is 8 guests. We also have a separate den for anyone who needs a dedicated desk and space to work remotely. Our home is located on a freshwater canal at the very end of a dead-end street with little to no traffic in a quiet neighborhood.

THE BEDROOMS:

The master bedroom has a king bed, tray ceilings, a ceiling fan, a 55" smart TV, a walk-in closet with an en-suite master bath that has a walk-in shower, dual shower heads and a seat.

Bedroom 2 has a queen bed, a ceiling fan, a large walk-in closet, an oversized window with a view of the pool and lanai and a 40" smart TV.

Bedroom 3 has one queen bed, one twin bed, a ceiling fan and a 40" smart TV.

The den has a ceiling fan and a queen-sized memory foam sleeper sofa.

THE LANAI AND POOL AREA:

Relax outside on our comfortable chairs or eat dinner at our large patio table under our covered lanai in our screened-in pool area while taking in a view of the canal out back. We have the "no-seem-um" screens on our pool to protect you from Florida's little bugs. The sparkling saltwater pool is heated to 86 degrees (higher for an extra charge) and we also have an adjacent hot tub for you to relax in at your leisure, heated to 102 (higher for an extra charge). We also have a 55" smart TV and ceiling fan on the lanai.

The freshwater canal behind the house is full of Florida wildlife and well stocked with fish. We ask that you respect nature and not bother the alligators if you see them, and catch and release all fish if you desire to do some fishing while here. Feel free to sit on the dock and just take in mother nature.

LOCATION, LOCATION, LOCATION!

We are located in a deed-restricted community known as Rotonda West, which boasts gorgeous homes and a quiet neighborhood. Rotonda West has 6 golf courses that challenge all skill levels: The Hills, The Palms, The Links, Long Marsh, Pinemoor East, and Pinemoor West. All are owned and operated by Rotonda Golf & Country Club. Rotonda has 26 miles of freshwater canals that are home to an abundance of Florida wildlife. There are approximately 11 trails covering 92 miles for walking/jogging, and a playground for children.

NEARBY AIRPORTS:

We are located about an hour and fifteen minutes north of Ft. Meyers International Airport and an hour south of Sarasota Airport. We are 45 minutes from Punta Gorda Airport and an hour and a half from Tampa Airport.

THINGS TO DO IN THE AREA:

We are about 15 minutes from Englewood Beach, Boca Grande Beach, Don Pedro Island State Park, Stump Pass State Park, and many other attractions. Rent kayaks, paddleboards, a pontoon boat, or take a sunset cruise and watch the dolphins and manatees on the intercoastal waterway.

**Security Cameras
Exterior video cameras are present at the front door entrance, one outside of each door to the pool, one above the garage facing the street/driveway, and one at the door entrance to garage, one facing the pool equipment, and one along the north side of the home. All cameras may record both audio and video. Guest agrees not to tamper with the security cameras or the equipment or that will be immediate grounds for termination of this Agreement and eviction. Owner represents that there are no interior cameras and respects Guest’s privacy. The cameras are positioned so that they are not facing the interior of the lanai/pool area and all cameras face the exterior of the Premises. Owner utilizes the outdoor cameras to ensure the safety of Guest and the Premises.
