DINING ROOM (Main Level)
Upon entry you will see the large dining area equipped to seat seven (7) people comfortably. The black fireplace (for decoration only) is the focal point of this room.
KITCHEN (Main Level)
Brand new appliances for you to enjoy including refrigerator, stove, microwave and toaster. Enjoy your complimentary coffee in the morning with the Keurig. The dining table seats four people and is located in the kitchen area.
LIVING ROOM (Main Level)
This room features a large sectional and two armchairs, which means plenty of space to spread out. There are windows all around the room bringing in natural sunlight. Relax and watch the large Roku TV, or walk onto the back deck for some fresh air.
BEDROOM 1 (Main Level)
This master bedroom has a king-size bed and a full bathroom (shower / tub) attached. Unpack your bags and put your items away in the dresser and full closet. A Roku TV is also included.
BEDROOM 2 (Main Level)
This room has a queen-size bed, a full closet, and a Roku TV.
BEDROOM 3 (Main Level)
Perfect for kids! Decorated in an animal motif, this room has two twin-size bunkbeds.
BATHROOM 1 (Main Level)
Located in the hallway, this bathroom also has a tub and shower combination.
BEDROOM 4 (Basement Level)
This bedroom is open to everyone when you first walk down the stairs. It features a king-size bed, a Roku TV, and a sitting area to relax.
BEDROOM 5 (Basement Level)
This bedroom has a door, so there is a privacy. This bedroom also has a Roku TV, plenty of room for storage, and a king-size bed.
BEDROOM 6 (Basement Level)
Hideaway in this back bedroom for some rest on the twin-size bunkbeds.
LAUNDRY ROOM (Basement Level)
We have everything you need for your laundry located in this room including a washer and dryer, detergent and dryers sheets, a utility sink, and an iron and ironing board.
BATHROOM 3 (Basement Level)
Full bathroom features a walk-in shower.
BACK PORCH
Located just off the living room and full of sunshine! Enjoy an ice-cold beverage in this quiet neighborhood while the kids (or whomever) play games in the fenced-in backyard.

This home has a two-car garage and a driveway, so plenty of space to park your car(s)!
No keys to lose or worry about! You will receive a text from us about downloading the August Home app to your smartphone. This will allow you entry to the home just by simply using your phone!
This neighborhood is in the heart of West Chester. Quiet, relaxing and tucked away!
You will need your own car for transportation or use a ride-share service.
**MUST READ PRIOR TO BOOKING**
Our properties are in quiet, Family-Oriented Neighborhoods. We have a NO TOLERANCE policy for Parties and Noise complaints. Unauthorized gatherings will result in your immediate removal from the premises without a refund.
• We can make exceptions to our rules, but you must request your exception in writing and have written approval from us.
• Primary Guest must sign a Rental Agreement and pool/hottub general liability waiver release (if applicable).
• No smoking allowed (of any kind) inside the home.
• Quiet hours are between the hours of 10pm and 7am.
• All check-outs are promptly at 11am.
• Furniture may not be re-arranged.
• No illegal substances allowed on the premises.
• Air mattresses must be requested prior to arrival and will only be provided if guest count merits them.
• Primary Guest must submit a photo of their ID (driver’s license, passport, state id), selfie, and must identify other guests by name during registration. This will require you to migrate from the platform.
• At management`s discretion, private security may be required (we utilize Echler USA). Details will be provided prior to guest arrival if this service is required.
• Total vehicle count and: make, model, and year may be required depending on property. Some properties have parking challenges and you will be prompted to provide vehicle information if the property you book is one of those properties.
*If we find that the number of guests we are hosting in our home differs from the guest count provided by the primary host, we hold the right to charge an additional penalty fee of $50 per additional guest - per night over the provided guest count.
**Guests will be charged for all damages and will be responsible for paying the max daily rate of $999 per night if we must block any days or cancel reservations due to the house requiring maintenance or additional cleaning after your stay.
*** Properties are located in an area where pests (including bugs, spiders, mice, etc.) naturally occur on occasion. If we receive notification of pests in writing, we will do our best to investigate and eliminate them as quickly as possible. The mere presence of pests is not grounds for a refund or reduction of agreed rental price.
**** Further information may be requested if the primary residence is in a 50-mile radius of the rental location including but not limited to social media handle/username, extended background check, and more.
***** In cases where the Police are called, the Primary Guest will be charged $1,000 (at Management’s discretion).
******Additional $500 charge if we are called or neighbors complain of loud noises after 10pm and before 7am.
******* Smoking in the home will be a $500 fine (at Management’s discretion).
******** All check-outs are at 11am, additional fees of $50/hour if you are late to check-out.
********* From time to time, odors may be present upon arrival, please notify us and we will remedy this as soon as possible.
**********If guests are dissatisfied with their stay for any reason, they will allow our team to evaluate the situation in person (visual inspection may be required) within 24 hours to determine if property is able to be repaired or if guests need to be relocated. If management determines a repair cannot be made within a reasonable time and the issue is significant enough to affect the guest’s stay, we will offer a comparable property for the remainder of the guest`s stay. If no comparable property is available and the situation cannot be remedied, we will issue the guest a refund for the remainder of their stay.
