Situated on a prime Balboa Peninsula block just six homes from the ever-popular 38th Street beach, this newly constructed, second floor two-level condo offers the perfect blend of modern design and effortless coastal living. With 3BR/3.5BA, the home features high-end finishes, hardwood flooring, central heating, and wall A/C units throughout, creating a comfortable and elevated beach retreat just steps from the sand.

LIVING & DINING AREAS:
The second floor main living space features comfortable sofa seating, an electric fireplace, and a TV positioned to face the kitchen, dining area, and front balcony for seamless entertainment. The open-concept layout flows into the kitchen and out to the front balcony through accordion glass doors, creating an inviting indoor-outdoor living experience. On the third floor, an additional living area offers couch seating, a TV, and a convenient wet bar, perfect for relaxing or entertaining.

- Bedroom 1 (second floor): King bed, walk-in closet, mounted wall A/C, TV, ceiling fan, and en-suite bathroom with dual faucet vanity and large step-in shower with ceiling-mounted shower head

OUTDOOR SPACES:
The second floor front balcony offers outdoor seating, perfect for enjoying the coastal breeze. The rooftop deck on the third floor features a propane fire pit with ample seating and a gas BBQ, creating an ideal setting for outdoor dining and relaxation.

KITCHEN & AMENITIES:
The fully equipped kitchen is stocked for meal preparation and serving, featuring high-end dishes, utensils, cookware, and bakeware. A central island with barstool seating anchors the space, along with stainless steel large appliances, a variety of small appliances, and a step-in pantry. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second floor and third floor residence. This includes all interior spaces, the front balcony, and the private rooftop deck. The ground floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A stacked washer and dryer is located along the second floor hallway. Guests must provide their own laundry supplies.

Parking: Two tandem parking spaces are provided, including one garage space on the right side and one carport space on the right side, suitable for most small to mid-size vehicles and accessed via the rear alley. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Everything was wonderful. Place felt brand new and so close to the beach. Got water wasn’t working when we got there but the manager showed up in 15 minutes and got it working. Only issue was microwave doesn’t work.

Excellent Property

The home was spacious, clean and well located. We were not there a lot as we were back and forth with wedding activities, but would have been nice to stay longer - a walk on the beach was just a few homes away. The management company was extremely responsive to anything we needed. The only challenge was low water pressure in the shower:(

Nice House

This house was great for our family. We loved all the amenities and extras included with the house. The pool, backyard, games, tolietries and the welcome gift all made our stay very enjoyable. It was crazy hot while we were there but that is Arizona in the summer.

Wow!!!

This place was beyond amazing. We went with 2 other couples and it slept 6 adults comfortably. Everyone had their own bathroom/area and the kitchen was stocked perfectly. The house was beyond clean, and I am very picky about cleanliness and this was above my expectations. This house is literally 1 street away from the beach. You can see the waves from the rooftop deck. Walking distance to all the shops and restaurants. Don't be afraid of all the rules. Just be a considerate person and treat the home like it's your own. We will definitely be back and booking this place again. Thank you for an amazing place that definitely put the icing on the cake for our trip.

Above Average Beach Retreat

This house is as beautiful in person as it is in the pictures!! Very clean, high end appliances and furnishings. The beds are comfortable, the water pressure in the showers is great, the kitchen is well stocked with all the dishes and kitchen tools you could want. Full size washer and dryer. Everything in the house is well organized and easily accessible. Things you need to consider: the kitchen and living room have absolutely NO window coverings. NONE. The kitchen faces the main street which is a small, one way street that is very narrow. Because the street is narrow and the neighborhood is VERY dense ALL of the neighbors can see inside of you kitchen and living room, day and night. There are lots of windows and a double sliding door in the kitchen which is nice but not at night when you want some privacy. Just something to "know before you rent" if this would bother you. Parking on the streets is almost non existent. The minute a car pulls off the curb another pulls in. Might make it difficult if you have more than 2 cars. If you don't know the area, the houses are literally on top of each other on both sides of the street. No yards at all, but you do have the beach one block away! If density is an issue for you this is not your place. Would I rent again, only if they get window coverings for the kitchen! Absolutely loved everything else.

Hi Cindy, Thank you very much for your review and feedback. We as the management company as well as the owners of this home have intentionally not installed window coverings on the 2nd level living room, dining area and kitchen and will hopefully explain the method to the madness. The living room is set back, centered in the middle of the home, with ambient light being shed from the frosted front door window, stairwell windows and two windows that flag the fireplace, which all are set high (approx shoulder height, less the balcony doors). The open, light filled aesthetic of this home would change with window coverings being added, making the room feel more closed-off, and a lot darker. For future guests considering this home, we do intend on keeping the unit as-is for this reason. All sleeping quarters, and bathrooms have window coverings for privacy. The Newport Peninsula is definitely compact, which is great information for people who are not familiar with the area. The upstairs unit comes with parking for 2 vehicles (1 in garage, and 1 tandem in carport). This is usually adequate for our maximum occupancy of 8 guests. Should the need for additional parking arise, there is neighborhood street parking, but it is first come first served, and they can fill up quickly. Walkable to everything!

This house is a perfect location for any family looking to stay close to the beach. We stayed at a property closer to the pier in previous years, but preferred how much quieter the area around this property was. Our favorite part is that we really didn't have to drive anywhere. You are only a block from the beach, 1/2 block from a playground, 6 short blocks to a grocery store and about .75 miles to the restaurants and shops at the pier. Another huge plus was the ocean view from the rooftop patio!

Incredibly Beautiful

This place is incredibly beautiful and welcoming--better than expected. We thoroughly enjoyed the private rooftop complete with a fire pit, bbq and stunning views of the beach. The living space and bedrooms were so comfortable to be in and everything was incredibly clean. If we come back to Newport Beach, we will definitely stay here again.

Excellent property

We stayed here for 5 nights. The house was beautiful and immaculate. Location was great with easy walking/biking distance to pier and lido area and 1 block to the sand. The rooftop patio has ocean views and was very nice. We would definitely rent here again.
